I've screened the tenants, handled the late-night furnace calls, and lived with the numbers after closing. Before real estate, I spent 12+ years in commercial construction managing schedules, quality control, and large projects. That background shows up on every walk-through. I'm looking at the roof, foundation, mechanicals, plumbing, and electrical, and thinking about what the rehab or the next five years of capital expenses will really cost.
