Lease agreement is predatory, prepare to pay egregious amounts if you need to break the lease early. We also had to pay a more than reasonable amount for cleaning after move out. We always paid rent on time, and spent an entire day cleaning with friends before move out. They will nickel and dime you for everything, including inspection fees, pet fees, and separate pet inspection fees. Repairs were never done, even though work orders were submitted. We were lucky nothing too important ever broke.

Very disappointing. I planned to rent a place from EPM even though the pictures they used were nowhere near accurate and the property was disappointing. Even after going through their incredibly convoluted application process, and getting approved. They gave me arbitrary deadlines while I was at work threatening to rent the property to someone else if I didn't respond by the end of the day. Then when I did respond just after their deadline, ignored me till the next day but were nice enough to give me a 1 hour deadline to sign a lease and give them 2000 dollars. Then when I called Andres was pretty rude and basically told me that my application being with them for four days was unacceptable even though he was gone for half the week! Honestly feel like I dodged a bullet with this company and already found another, much better property with a company that's actually responsive.

If zero stars were an option, that's exactly what I would give.
We rented this home for three years, paid our rent on time every single month, took care of the property, and were good tenants. Despite that, our experience with this property management company was consistently disappointing.
The company found every opportunity possible to charge additional fees, including transaction fees simply for paying rent online with a card. After annual rent increases year after year, you would expect a higher level of service and professionalism. Unfortunately, that was not our experience.
One of the most concerning issues was a deteriorating deck and staircase that became a legitimate safety hazard. The stairs were visibly failing and felt unsafe to use, yet the issue was never properly addressed despite being brought to their attention. It was clear that collecting rent and fees was a higher priority than maintaining a safe property.
There was also an incident where the property was entered without proper notice, which was both frustrating and unacceptable. Tenant privacy and communication should be taken seriously.
Throughout our tenancy, it often felt as though management was more focused on monitoring tenants and enforcing minor issues than providing quality service or addressing legitimate concerns. The relationship felt adversarial rather than professional.
After three years of renting from this company, my advice to prospective tenants is simple: read every fee carefully, document everything, and be prepared for a management experience that prioritizes rules and revenue over tenant satisfaction and property upkeep.
We upheld our responsibilities as tenants. Unfortunately, the same level of care and accountability was not reflected on the management side.

I had a slight issue with my lease that we couldn’t figure out, things had to go to upper management where Tanya ended up being the one to help me. Wow! What an amazing experience I had with her! She responded quickly and got things figured out quicker than expected! I am so grateful for my experience with this company and the kindness I received from everyone involved. Thanks guys for making thing run smooth!

My boyfriend and I toward the 2583 S 200 W property in Bountiful last weekend, And the experience was incredibly disappointing. While the online photos make the home look moving and ready in the reality was quite the opposite.
The most immediate issue was walking in there was an overwhelming smell of cat urine throughout the house-To the point where we couldn’t even stay inside for more than a few minutes. It was clear the carpets had not been cleaned or replaced after the previous tenant. Additionally, the home was poorly maintained: The garage door was off its tracks, and wouldn’t even open, Glue traps were scattered across the kitchen floor, And the basement was littered with trash.
One major red flag, we noticed was the bathroom had no ventilation… And the window to the bathroom, couldn’t even open. There was also loose insulation stuffed into the fireplace? It’s very evident the listing photos are very outdated and do not reflect the current neglected state of the home. Moving into this place, you’d have to spend one full week just deep cleaning it. Save yourself the trip.

I couldn’t be more happy with my experience with the entire Envy Property Team and Andres Fernandez their leasing agent who I was always in contact answering all my questions even the silly ones. He made the entire process of looking for a home pleasant and even a breeze to transfer my application to another property when I didn’t get the first one I looked at. As a tenant now they continue to surprise me with how quick they are to address any questions or concerns I may have. I highly recommend them to anyone in search of their future home. You won’t be disappointed!!

We had a terrible experience using Envy Property Management to manage a rental property in Ogden. The reviews shown here are likely paid for, and don't represent the type of service that they offer. The marketing was horrible. We paid for a video to be taken, and it was taken on a blurry cell phone. The listing content and pictures did not do the property justice, which is likely why our property sat with very little interest. Their accounting system didn't line up with the invoices they sent and the portal you log into. Understandably, they were very particular about the place being immaculately clean. We took a week off work to make sure it was spotless. They had their maintenance folks do some fixes, and when we returned to our place, there was mud tracked through the house, dried gooped caulk left in the bath tub and sink, a screw left on carpeted stairs, food crumbs on the counters and sinks. And this was after they kept telling us that our place wasn't clean enough. It was a joke. They were terrible. They also nickel and dime for everything. If it was good work and if they knew how to market properties, that's one thing. But they did terrible work, terrible marketing, and ultimately we left as we could do a much better job than they were doing getting our place rented. Don't believe all of these reviews... they were a huge reason we decided to go with Envy. The experience is the opposite. We got our place rented within a week of firing them.
