As a renter, I had very negative experiences with HCM from 8/2025-11/25. I had similar experiences to other 1 star reviewers. Pay attention to how HCM responds to negative Google reviews by discrediting and changing the narrative - this is how they will respond to you as a tenant or landlord. HCM included their Director of Operations in emails where they threatened unwarranted financial hardship and used other coercive practices, which to me suggests a larger issue with this company that isn’t isolated to one employee. I reported them to BBB and several other outlets due to inappropriate business practices and treatment of their customers.

I used HCM Property Management for over a year, and the experience was absolutely terrible from start to finish.
During their management, a major water leak occurred that ended up costing me over $30,000 to repair. HCM claimed this was due to “long-term wear and tear,” but I seriously question this explanation. A problem that requires $30,000 worth of repairs should never happen without any prior warning, inspections, or preventive notice. Their oversight and monitoring were completely inadequate.
Throughout the entire process, HCM only protected the tenant’s interests and provided little to no protection for the landlord. If you are a property owner considering using them, this is a huge mistake.
Things became even worse when I decided to stop using their services. They failed to properly inspect the property, yet still sent me a final “repair list.” They gave me two options:
1. Pay the money myself, or
2. Let the tenant handle the repairs
When I chose to have the tenant fix the issues, their attitude immediately turned hostile. They simply said they would deduct the money and stop dealing with it, which was NOT our original agreement. The property should have been returned to its original condition — that is basic responsibility.
Even more unacceptable:
• They completely missed a pile of trash dumped in a corner of the yard during inspection.
• The tenant did not pay utility bills, and those bills arrived after the keys were returned.
• When I contacted HCM about this, they told me to go chase the tenant myself.
This company is extremely irresponsible, unprofessional, and unreliable. I am writing this based on real, firsthand experience. I strongly advise any landlord or property owner to stay far away from HCM Property Management. This is a company that simply should not be used

Very non professional, I don't understand why they would ask for my retirement and investment details, when my paychecks clearly sure I was over 5x what the asking price was.
The women who I worked with, did not respond to any calls I attempted, and was very short with her emails. Don't recommend.

Unfair Charges, Poor Communication, and a Lack of Reasonableness
Our experience, especially at move-out, was incredibly disappointing and financially punitive. From the start, there were issues: we were even asked to pay the owner's default internet bill from our first few weeks in the home, which we had to proactively deduct from our next month's rent.
This set the tone for a relationship where the burden of proof and payment was always unfairly on us. That pattern culminated in unjustified move-out fees. While we accepted legitimate charges (like a forgotten HVAC filter), the company levied several unfair fees that show a complete lack of goodwill.
The primary issue was being charged for builder defects. We were charged $66 for a screw in the kitchen island that was left by the construction crew a fact that should had been documented during our exit walkthrough when we identify nails and screws exposed. We reported multiple builder issues (like windows that were improperly sealed, which let in excessive dust and made my family ill).
Despite this history, our concerns about the builder's screw were completely overlooked at the and we were charged $66 for one screw. Tell me why would some need to place a screw in a kitchen island.
The most egregious charge was $426 to repaint the entire home because we missed one small touch-up area. This is disproportionate and feels like a money grab. The person that came to do the repairs to the cracked walls several times give us the paint we became friends because he spend a lot of time at the home. Reason we were confident that our touch of paint would blend right in but because we forgot that one area they needed to repaint the entire home and charged $426 which is 40% of the amount.
Bottom Line: Be prepared for aggressive charges, poor initial billing, and a refusal to acknowledge context or pre-existing issues. Document everything, but know that reasonable explanations may be ignored. We felt zero sense of fairness or justice.

I would like to give a big shout-out to Luisa Jimenez, the accountant at the HCM
property management company. She responds incredibly quickly and is always efficient when addressing any questions I have. Luisa has helped coordinate with the owner and resolve many accounting-related issues that had been unclear for a long time.
She is detail-oriented, professional, and has a very pleasant attitude. Communication with her is always smooth and easy. It’s truly rare to find someone so responsible and efficient. Luisa absolutely deserves a five-star review!

We have been with the smaller agencies for more than 10 years. This time we thought we should give HCM Property Management a try. We live in Australia and it has worked out brilliantly for us. We really enjoy and prefer the process driven / corporate approach to managing properties. eg. Renting and maintenance. It is clear, concise, easy and quick. They have separate teams that can act and be proactive immediately concurrently on multiple tasks. New tenants have just moved in. Looking forward to working with the HCM PM team. Thanks Lenny, Dianne, Renee, Dalia, Ana, Connor, Luisa, and Diego.

Imy has been incredibly helpful throughout our transition to getting our home rented. She takes the time to explain each step of the process clearly and thoroughly. She's also proactive and not afraid to step in and help us get everything organized as we prepare to move out of state. I'm truly grateful for her support and would gladly recommend her to any other landlord.

Imy helped us rent our current unit and was incredibly efficient and helpful along the process. She was very understanding of our situation and worked with our tight timeline. Even after moving into our unit and experiencing some needed repairs, she has still been working past typical business hours and assisting my husband and I to get things sorted out. We are very grateful to have a good contact point with HCM
