Absolutely the worst place to rent from. I could go on and on about what these people have done to us during the almost 5 years of perfect rental payments and everything. Maybe a day late from only forgetting but always paid. He’s slashed my 4 year olds pool right in front of her for having water in it right after being in it. Mind you I’m on low income housing during this, my handle came off of a pretty newer microwave so he had it completely removed and a new one put in. Charge me almost $600 for a new microwave and called it tenent abuse. lol and when I went to pay my rent he would take the microwave money out and make me late for the rent. Just now, just two days after Christmas I was just threaten to pay $170 of my balance that carried over from my recent couple hours late fee. Gave me a week to pay or I would be charged 1100$. This place has zero heart for there tenants. Absolute worse experience. This place has put me in a panic more than deserved. Please take the time to look for other renters. I regret doing this very much.I am afraid of what this post will do. But I don’t want people to make the same mistake I have. I don’t have the money to move right now. And it’s scary that this man can be so heartless.

I lived at 625 Martin Way in Vancouver.
I moved in April 2021 and out December 2021. The unit had a terrible mold infestation and Paul tried to blame me for it. He said nobody else has ever had an issue which is untrue. There are plenty of people online who have had the same issue time and time again and he refuses to fix the problem. He has threatened and harassed many tenants for speaking up. When I showed him the mold report I got done and told him I’d see him in court he changed his attitude very quickly with me and agreed to let me out of my lease and I took it and left. I would take fresh dried clothes out and hang them in my closet just for them to be damp a few hours later. I did everything I could to clean it. He refused to send anyone to do it. He cancelled my maintenance request in the portal and told me to clean it with bleach which is very bad. The mold was on all our belongings including my newborn baby’s mattress. I have a doctors note that the mold was affecting her health. He takes no accountability, has no remorse. They painted over the mold and keep doing so. It is disgusting he is a slumlord who keeps doing this time and time again one tenant after another and taking their money instead of taking the proper steps to make sure his units are livable. I’ve never lived somewhere so terrible before. The fact he can blame people and threaten them with violence and harass people is gross. This place needs to be shut down and his license taken. I am not the first person to report harassment from Paul or mold in their home. This is a reoccurring issue that needs to be looked into. I will never recommend this place. Even if there are some good places to live in they offer or good experiences someone else has had, I’d focus on the bad ones. I’d never want to rent to someone who can be so hideous to people even if it’s not everyone. Attached are pictures of the mold report. I blocked out my legal first name.

I am grateful for my positive experience living in a townhouse rental under the property management of Sunworld. The unit I rented was affordable, clean, in great shape, & any maintenance requests submitted were addressed & fixed in a very timely manner. I felt that any of my questions or concerns were taken seriously, & I really enjoyed my time in that townhouse & still miss it dearly! The return of the deposits were returned justly & in great time. Thanks for being my last rental before buying a house!

When I moved out, Sunworld group took an extra month’s rent from my bank account because it was on autopay and they failed to prevent it from taking a month’s rent when I was already moving out. That should not have happened in the first place. But even five weeks later, I have still not been reimbursed for this. I have called 4-5 times and sent an urgent email and still have not got anything back. This is even after being told it was going to returned within 10 business days. Then I called again, they gave me another date they said it would be returned and they failed it do so again. In addition, I was told I would be getting my security deposit back on a certain day and two weeks after that date, still nothing. They have not attempted to reach out to me at all and tell me what’s going on with them. This might have to become a legal matter. So BEWARE. On top of that, from the deposit, they charged me 1000$ in cleaning and repairs. Everyone- you should see how nice I left this place. All holes patched and painted and everything was cleaned WELL. Mind you, the apartment had a clear hole punched through one of the doors barely patched up and it was apparent the back door was kicked in and there was little attempt to fix that. I honestly believe it did not cost them 1000$ to “fix” the apartment and instead, they tried to suck as much money as they could justify because in the 6 unit apartment complex, one apartment is condemned due to horders and one apartment has failed to get new tenants for multiple months. Anyways, due to all these things, I am leaving a bad review for Sunworld group and would not recommend being a tenant through them.
