Reedy & Company was founded in 2002 by Jim Reedy and his wife, Debi. Since then it has grown from being a small local realtor group that started managing homes in 2009, to a full-service property management company that accumulated over 1,850 homes by the end of 2015. Reedy manages homes owned by local and foreign investors, and offers more services to investors than most; everything from private financing to property management, and sales. 

Our mission is to be the most successful property management company in Memphis, TN, while providing full service and care to our clients, properties, and team members. Having a great communication with your property manager is awesome. The property manager Miss Maria from Macon crossing was absolutely very kind gave us special instructions even instructions how to work things that we didn’t know even as help download app made it super easy for us even to contact for any issues. I think a person to give us everything that we need to know and went over and beyond. I will definitely send my recommendations over for all housing.

I had the worst experience with this company. The manager denied me because my daddy had an outstanding bill. He could have took my daddy off of the application and Use me and my mom. He said that we cannot give you one of our newer houses. I feel like that was discrimination if I would apply for a much older house I would have got it my daddy owed it $1700 at this other house that they moved before time and he did not know that was the only bad thing on my father Credit only one time he did not see a repeatedly unpaid bills. He had good credit. My mother had good credit and my credit was good and very fair the lady Samantha.McKnight Was very unprofessional. It’s hard to get in contact with them. They get all your important information. You don’t hear anything back from them. I kept emailing her back and they wanted me to get a ledger from my landlord, but I feel like that was Their job to do he could have just used my mother income. And remove my dad from the applicationThey denied me I feel like for no reason because as “he stated”, (it’s one of our new house we can’t give you one of those ) as if I’m not worthy of living in a brand new house when I just moved out of a brand new house if they Google my address and if they Google my address before I moved out a brand new house what do a brand new house got to do with me trying to find somewhere to stay. Closer to my job I am a hour away from Memphis, Tennessee They were so unprofessional . paying 2 1/2 grand for a brand new house is not a flex when you can be renting to own We had more than enough income, so that was the reason why he did not approve me when he could’ve took my dad off the application once again and just use me and my mom income . I wasted my time sending everything over all my important information just for us to get denied. He act like my daddy . Was the main Participate on the / application My daddy was just helping me with the income, Co application You reach out to Samantha McKnight she’ll never will return your call or email back. It’s hard to get in contact with anybody the lady Tatiana. She’s a very reliable person. She was very helpful. She gonna be a good Advocate for that company I would rather for someone else to be on my application. Then Samantha. McKnight It was my worst Horrible experience and I know Memphis has many more rental places, but I do not recommend this company. The manager was so unprofessional for what he said, I feel like that was discrimination. At it’s finest. I don’t know who the owner is of these houses but they got the wrong people in place blocking people from these houses they pick and choose who they wants to put in a house I guess Because nothing was wrong with my income nothing was wrong with my Mother income. Nothing was wrong with my Daddy income. He just left a house too soon and they put a bill on him which was $1700 he started a Payment plan) which was nothing everything was up to date On his payment history Everything was good on all our ends. That’s not my place to get anything all they have to do was call my landlord and verify how do I pay my rent they wanted me to do their job and I told The manager it would have been better if they do it because they could get it quicker than me. I can’t remember his name, but he was the manager that told me I was denied And I did not get a payment history how is that my job and then not even that he said I was denied at 12 o’clock. I talk to him because I got everything on my phone recorded. He ran my mother name at 12 something when he already knew he told me I was denied why would you run my mama credit He didn’t even use my Mother credit at first they was so focused on my daddy. They wasn’t even focus on my Mother credit She has nothing on her credit no payments history on houses money owed or nothing because we could have took my daddy off. Once again, It’s like they were looking for one bad thing to deny me Because like he said, “WE CAN’t PUT YOU IN ONE OF OUR NEWER HOUSES ”. I never KNEW the house was Brand new Until he told me. DO NOT RECOMMEND

⭐️⭐️⭐️⭐️⭐️ I recently worked with Reedy & Company, and I can’t say enough good things about our agent, Kenyon Elliott. From start to finish, Kenyon made everything simple and quick. The process was smooth, efficient, and well-organized — I never felt confused or in the dark. Whenever I had a question (and sometimes even before I knew I needed to ask), Kenyon had the answer. He was incredibly informative and always responsive. By the end of the process, I felt completely confident because there were absolutely no questions left unanswered. If you’re looking for a team that’s professional, attentive, and makes everything easy — I highly recommend Reedy & Company, and especially Kenyon Elliott.

So I moved in about a week ago! Mahogany was awesome but the bug problem came when I had to put in maintenance request for a few things that were wrong in the home. Maintenance arrived at my home and while here I could hear him on my ring camera saying how petty my maintenance request were. I also gave him certain directions on how to leave my home when he left. He did not follow my directions and my daughter was locked out for over a hour after getting home from school. Today we woke up to leave home and saw that the gate had knocked the door knob off the door from high wind. I am locked in the home as we speak being that I only have one door to exit. Maintenance isn’t treating this as an emergency especially being that the whole door should hav been changed before I moved in because it’s raged! Matter fact none of my maintenance request weee fixed. If I could give maintenance 0 stars I would! His mouth is entirely too smart! Who hired him to be rude with tenants? He has no respect and is a embarrassment to the company

Unjustified Charges & Disappointing Practices - Avoid at All Costs My experience with Reedy & Company at my former residence at 3029 Milky Way Dr., Bartlett, TN has been extremely disappointing and frustrating. Despite leaving the property in move-in ready, excellent condition, I have been assessed over $1200 in what I believe are false and unjustified charges against my security deposit, resulting in a refund of only $633 from my initial $1930 deposit. Upon moving out on May 31, 2025, I ensured the house was thoroughly cleaned and returned to the state it was in when I moved in. I even provided a new toilet seat and bidet in the master bathroom. I have extensive video and photographic evidence from both my move-in (including an initial inspection report noting existing conditions) and my move-out to prove the property's pristine condition. My concerns with this company began at move-in, as no proper walkthrough was conducted to familiarize me with the property's functionalities. This oversight directly led to an unfair $150 charge for a maintenance visit regarding a bathtub faucet, which was unjustly denied upon appeal. More recently, I specifically requested a move-out walkthrough, but Reedy & Company failed to contact me or conduct one, which is highly concerning given the subsequent charges. The itemized deductions for "Paint" ($810.00) and "Hardware" ($440.00) are entirely baseless and exorbitant. There was no damage to justify such extensive repairs. The "Remove bidet" charge ($47.00) is also unwarranted as it was an improvement. It's clear that this company engages in questionable business practices. I consistently paid my rent on time and meticulously maintained the property. Due to these unfair and unjustified charges, I will be contacting legal services and considering bringing this matter to the attention of local news outlets. Prospective tenants should be extremely wary of leasing from Reedy & Company. 🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑🛑 Reedy & Company's Unacceptable "Resolution" - Still Fighting Baseless Charges! Following my initial review and subsequent response from Reedy & Company, I want to provide an important update to warn prospective tenants further. After formally disputing their initial, grossly inflated charges (over $1200 for "paint" and "hardware" on a perfectly maintained, move-in ready home), Reedy & Company offered a "partial refund," reducing these specific charges to $400 each. However, let me be unequivocally clear: I have rejected this offer. Why? Because these charges, even at a reduced rate, are still entirely baseless and constitute charging for pre-existing wear and tear that I did not cause. I provided a detailed move-in inspection report, along with extensive photos and videos, documenting the condition of the property. This includes: * Master Bathroom Tub Drain: Pre-existing condition, never used. * Dining Room Blinds: Lacked a handle upon my move-in. * Master Bedroom Closet Rails: Already bent when I moved in. * Small Master Bedroom Closet: Looks exactly as it did pre-tenancy. It's evident that Reedy & Company is actively attempting to find reasons to charge tenants for issues that existed before they took occupancy. Their failure to conduct proper move-in or move-out walkthroughs (which I requested) further underscores their negligent practices. I consistently paid my rent on time and meticulously maintained the property, even adding improvements like a new toilet seat and bidet. Their continued insistence on these charges after my detailed rebuttal is truly disheartening and speaks volumes about their business ethics. I am formally demanding a full refund of my security deposit. I am actively escalating this matter to the Tennessee Landlord Tenant Act enforcement, the Better Business Bureau of TN, and retaining legal services. I will continue to update this review as necessary. Prospective tenants: Be extremely wary. My experience, along with many other similar Google reviews, points to a clear pattern of unjustified charges and unprofessional conduct by Reedy & Company.

I would not recommend renting with reedy and company. Everything was fine the first year and a half then we got charged for a missed appointment with maintenance. But maintenance came waaay earlier than the time scheduled. AFTER i told them no one would be home at that time… then when it comes to moving out, they said we owed money due to damages! I have proof that the house was not damaged. Minus the blinds and bathrooom vanity. They are charging $1073 for paint but it was already half done when we moved in so! Then I also go to check on my dispute and they lost my damn dispute submission. So now I’m back at square one because they don’t want to give my security deposit back! They will most definitely butter you up to make it sound good but when it’s time to move out and make maintenance appointments. They will most definitely screw you to get extra money! I would be satisfied if they gave removed the charge for the paint! We can take accountability for damaging the blinds and bathroom vanity! We have a toddler, but the paint that was half done when we moved in is outrageous and not to mention the house wasn’t even clean when we got our keys!
