At Grit Property Group, our team offers full-service property management, maintenance & renovation services in the Kansas City Metro. We understand the true value of integrity, communication, and a personal touch that sets us apart. We had some struggles in the beginning, when Angie reached out she was extremely helpful we made sure our requests where being heard. I can say that Angie truly cares about what she does and the people that rent with grit. Thank you for being what we needed when moving to kc and being so kind and helpful we truly appreciate it.

It's a trap!
The current property management company, Grit Property Group, has really run this once quaint and affordable complex into the ground! Grit Property Group has significantly lowered the standards of safety, general maintenance, resident retention, cleanliness, and overall peace of mind that existed before the takeover. Homeless people are living in the laundry rooms. Pipes are so clogged that the laundry rooms flood between cycles. Dog excrement is being left by SO many neglectful and inconsiderate tenants that it is causing other pets health issues and also causing the place to stink. While other tenants just allow their dogs to relieve themselves on the patios above other residents. I.e. my neighbors above me. The pool is the only amenity the complex has to offer, and the Grit failed to open it for more than a 24 hour period, the whole summer of 2025!! To top that off, there are now $100+ worth of fees tacked on every month! $50 for "tenant paid utilities" (trash and water used to be included in rent 05/2025) $30 for "resident benefit package" nothing extra is being done on the property to allow for such a charge. The lights around the pool were removed, which provided ambience and safety for those walking their pets at night. The lights in the parking lot are mostly out and make for an unsafe space. +$10.95 for renters insurance (unless you go through their app, to prove you have your own which is another charge. +$9.99 transaction fee to use your card to pay rent. It is very disappointing, that within one year, a home can become such a dreaded place to be.

The entire staff are wonderful and they provide 5 star service to the tenants pertaining to maintenance issues and they also provide superb updates pertaining to rental payments

Angie is great. We have been owners with them for almost two years now. They are best at tenant management. We very much trust their work in repairs.

Grit don't deserve no stars, Grit management sucks bad. Don't communicate well, manager doesn't return calls, maintenance don't understand when you explain a problem they come do the opposite. Say they gonna make changes still no positive results,but they want that rent and exactly on the first. No grace period whatsoever, just awful.

Brad was an amazing realtor. From beginning to end he made things easy for me to make my decision. From explaining the renting process, to showing the new floor plan layout for the apartments. (Which look amazing) he showed me the place from top to bottom. Amazing tour and would refer others to come down and apply with him. Thank you for everything Brad! Can’t wait to move in tomorrow!

I’ve worked with Grit Property Group from both a tenant and real estate perspective, and they’ve consistently exceeded my expectations. I refer all of my investor clients to Grit for renovation and property management services, and they always deliver. Vacant units get filled quickly, properties are marketed efficiently, and tenants have smooth, positive experiences with the Grit team. I also rented one of their single-family homes for a short period of time, and the process was seamless—clean property, simple application, and easy move-in/move-out. I’ve worked closely with Angie, Dan, and Marie, and they’re all responsive, professional, and a pleasure to work with. I highly recommend their services!
