POOR BUSINESS ETHIC AND WILL IGNORE YOU IF THERE IS A CONCERN. This company kept a large portion of my security deposit for “touch up paint” after a 3 year tenancy. My lease states that the deposit shall be kept for DAMAGES, in which there was barely a scratch on my walls, so zero damage. They approved my move out walkthrough so there are tons of photos and videos to prove this. They have IGNORED every attempt to reach out to dispute this. I sent a very professional letter with evidence and siting Florida statute that landlords will repaint between tenants. Not a single email, returned phone call and nobody will speak to me when I ask at the office. Very unprofessional and they have kept a large amount of money unnecessarily from a single mom that relies on every penny. I am beyond frustrated at zero communication and the lack of professionalism from a so-called professionally operated family business.

Renters beware!!! This is an application fee scam company. They pressure you to fill out the application for $65 per adult and then tell you denied for bogus reasons. They have bait properties listed with tons of contacts but each one is denied. Do the math on the amount of money being collected. My sister is well qualified with no evictions ,no pets, no criminal record, income over 3x the rent, personal and professional references and as soon as they received her application it was an immediate denial with zero further communication to understand why, they simply stopped responding. We had heard this company was crooked but took a chance because she really loved the property! Save your $65 you will not be approved no matter how qualified you are. Disgusting. We also reported to BBB and informed Zillow of this. When you see a home with 50 -100 contacts and it is still up and sitting for months..IT IS A BAIT HOME!!

Im not the type of person the leaves reviews but i dont know what else to do I've been renting from them for around 7 years in the same home in that time I've done most of the maintenance work myself in July I noticed a soft wall In the bathroom looks like a water leak behind the wall it's October and still not fixed their so called plumber called me 3 times and made a appointment so I had to stay home from work on 3 different occasions and not once did anyone show up wasted days from work for nothing could be black mold back there but rpm does not care, if they treat a tenant that's never been late on rent in 7 years and does most of own maintenance like this how will they treat a new tenant? do yourself a favor do not rent from them also forget trying to call there office always goes to voicemail as much money as I've saved them on maintenance through the years rent always on time you would think they would value a tenant like me but think again seems they are only helpful until you sign the lease

DO NOT RENT FROM THESE SCAMMERS!! I’ve been in a lease with RPM since 7/24, and it’s become an ongoing disaster since. At signing, Mark seemed really great, but any time I have had a maintenance issue going forward, I received delays, excuses, and runaround. Their telephone support staff is outsourced to the Philippines, so explaining American maintenance issues to them is a chore to say the least. When you actually do get a technician out, you have to be there when they are…even though the property management company has a key and permission to enter? And you never get the same tech out twice, even on the same job! It took them a month to just replace a faucet, and by the end they’d replaced the sink too and I’d seen three different people. Not to mention that I have to take off work each time for this nonsense. Their “concierge” service they charge $59.95 per month for is a complete ripoff. It took them almost a year to start sending me air filters. That I have to have a socket set to replace. They claim the charge also covers pest control, but they make you contact a completely separate company to receive it. Maybe I’m missing the part where that money is a convenience to me? Mark doesn’t answer or return phone calls, texts, or emails. Their office on Fletcher is never open, and no one answers the door or the phone. Mark’s assistant Nichole is worse, because she actually will respond on occasion and promise follow up, only to never follow through. When she does respond, she frequently mitigates maintenance issues, even gaslighting to minimize the problems or inconvenience. This latest episode is the last straw for me. I reported my refrigerator was freezing and burning food in the middle of August. It ruined $60 worth of groceries I’d bought, that’s how I found out the fridge was broken. I filled out the request in the app and sent them all the model information. It took them over a week to get a technician out. When he showed up, he stayed for five minutes, took the model number, told me some jive story about a hardwired part needing to be replaced, and left. I heard nothing for another week. After repeatedly contacting Nichole, she finally responded and told me that there was “nothing wrong with the fridge and that she’d never heard of someone complain of their fridge being too cold”. After arguing with her some more, she finally agreed to send another tech out. When this tech showed up (3 hours later than he was supposed to…more time taken off work), at least he confirmed the fridge was broken and needed parts. The parts took another week to get in. At this point in the saga, it’s now been three weeks I haven’t had a working refrigerator. I’ve had to eat take out or more convenience fare, which isn’t good for my wallet or my mental health. When the part came in, the tech came right away and replaced the part….except the next day the fridge was right back in the same condition, freezing everything in the refrigerator. Even with the temp setting OFF. It froze pickles and ketchup, everything. So I reported to the tech and the tech reported to Nichole. Another week goes by. On the exact 4 week mark, delivery men showed up with another refrigerator. Except this fridge had no ice maker like the last one, and was obviously used. Used I can understand, but when I asked Nichole why she didn’t even give me a used one to match the one I had, she said she didn’t even bother to ask. So here I am, I spent a month without a working refrigerator. RPM refuses to give me any type of discount or reciprocity for the inexcusable amount of time I went without a refrigerator, and I refuse to pay them any rent until they do. Mark and Nichole refuse to return my calls. Calling the office number is a joke. I even plead my case with the condo community manager who started an email chain…that Mark never responded to. Please avoid renting from this horrible company at all costs, because they have proven time and again that they are an unprofessional, inefficient organization that is incapable of doing right by their tenants.

I don't usually write reviews, but feel like RPM deserves a good one as they're always so helpful and treat you like a person unlike the many large corporate management companies I've worked with. Audrey and the others on her team are super helpful and make the whole rental process smooth as a tenant, and I hope to stay with them for a long time.

Going to look at the property was a breeze. Applying was easy and we got our answer fairly quickly even after having to do an additional HOA application. Kristine was very helpful and prompt the process. I will definitely recommend this company to colleagues and friends!

My experience with Real Property Management has been great. My initial contact with Jill was positive and she was so helpful. And I have felt like Kristine was my partner through the entire rental process and responds quickly whenever I needed help or had concerns. They go out of their way to provide top-notch service and it shows.
