Do not rent from this company. Upon submitting this review as you can see below the company responded that they have no history of me being a tenant. I have added a photo below confirming our tenancy with this Property Management company. If nothing else, they should take accountability but they are dishonest even in google reviews and I would not recommend them to anyone. My guess is the folks who left comments below have also been true tenants and they are on here leaving false information. Moved in to the apartment with visible mold present on the furniture that had to be removed and replaced. During our tenancy, we went more than a month in Florida without functioning air conditioning. We were expected to live in the unit despite the extreme heat in FLORIDA, and we never received meaningful compensation for the inconvenience. We also experienced issues with the dryer that resulted in hundreds of dollars’ worth of clothing being damaged, and no accountability was taken for those losses. Upon moving out, they will charge you astronomical cleaning fees for a 500 sq ft apartment, despite their policy that states leave it as clean as you found out (which we did, there was no mold upon leaving). Disappointing experience, zero accountability and horrible communication.

Do NOT rent from this company. It has been 4 days in 92 degree weather and they refuse to fix the ac and instead offered a window ac unit for an entire house . I’m elderly and have a pet and they do not care. They will have the worst possible lease for a tenant. READ THE LEASE-You will regret signing anything with them. They will not even meet you at the property for renting. Horrible property management rental company. Bottom of the barrel.

Avoid renting from RPM Tampa/St Pete at all costs. I moved into an apartment in St Pete in 2024, moved out in 2025. I paid a security deposit of over $2,000, and upon move-out was sent a summary stating i owed another $600 for bogus damages, including a repaint of the apartment for $1,400. I received a response to my first email asking if I was objecting to all charges, which I responded to. I’ve since sent over 15 emails throughout the last year and haven’t heard back since. I’ve requested copies of receipts for the “repairs” they needed to do, which I have not received. I also mailed a written letter of objection within a few days, in addition to many emails. While living in the unit, I mentioned to multiple employees that there was mold in the apartment due to the AC unit consistently leaking. They sent out a handyman and he TAPED the AC so that it wasn’t leaning into the apartment and leaking. As you may guess, the leak continued and I reached back out. The AC was never replaced and I was sick the entire time I lived there. I have asthma, which made this an unsafe environment. When I texted about the mold, it was ignored and I was sent an automated message confirming a work request. I have screenshots of these interactions and photos of before/after moving in. Upon moving out, my respiratory issues mysteriously disappeared. Next, (and I’m leaving out small things as this review would be way too long) the window on the front door randomly shattered upon closing, not slammed, a regular close. My dog was right there, so obviously was a major safety hazard. The door was rotted, and at one point the handyman just sanded down the side of the door to get it to close properly before this happened. They did replace the door, but it was inconvenient that i had to call my boyfriend to go to my house while i was working to let them inside so they could board it up while waiting for the door. They did resolve that quickly though, I’ll give them that - to protect themselves of course, as that is a serious safety hazard. The trash was also always overflowing, and an employee tried to blame it on me when I was moving out. I did leave a couch, but promptly removed it when threatened with fees, and took it to the dump. I am now looking towards legal action if I don’t receive a response soon.

POOR BUSINESS ETHIC AND WILL IGNORE YOU IF THERE IS A CONCERN. This company kept a large portion of my security deposit for “touch up paint” after a 3 year tenancy. My lease states that the deposit shall be kept for DAMAGES, in which there was barely a scratch on my walls, so zero damage. They approved my move out walkthrough so there are tons of photos and videos to prove this. They have IGNORED every attempt to reach out to dispute this. I sent a very professional letter with evidence and siting Florida statute that landlords will repaint between tenants. Not a single email, returned phone call and nobody will speak to me when I ask at the office. Very unprofessional and they have kept a large amount of money unnecessarily from a single mom that relies on every penny. I am beyond frustrated at zero communication and the lack of professionalism from a so-called professionally operated family business.

Renters beware!!! This is an application fee scam company. They pressure you to fill out the application for $65 per adult and then tell you denied for bogus reasons. They have bait properties listed with tons of contacts but each one is denied. Do the math on the amount of money being collected. My sister is well qualified with no evictions ,no pets, no criminal record, income over 3x the rent, personal and professional references and as soon as they received her application it was an immediate denial with zero further communication to understand why, they simply stopped responding. We had heard this company was crooked but took a chance because she really loved the property! Save your $65 you will not be approved no matter how qualified you are. Disgusting. We also reported to BBB and informed Zillow of this. When you see a home with 50 -100 contacts and it is still up and sitting for months..IT IS A BAIT HOME!!

Half way through my second year renting from RPM Tampa/St. Pete. After some issues during the first year that were handled in a timely manner, There's been no problems since. Although there's really not much reason to interact with them since rent is paid online(early) and the house is in decent shape. I may update this review once the lease is done.
