I have never experienced such poor property management. For 48 hours, I’ve been trying to reach the regional manager about a serious mice infestation, and there has been no response whatsoever. Tenant concerns clearly are not a priority for this company despite living in unsafe and unsanitary conditions, they treat urgent matters as if they don’t exist. I had no choice but to call the health department to report the infestation because management refused to address it. It seems impossible to get in contact with anyone who actually cares or has the authority to fix the issue. This is not just inconvenient — it’s a health hazard, and the lack of accountability is unacceptable. I strongly do not recommend renting from this management team.

Was a resident at the Millstream Village location for about a year and a half. This is not a review or that location or any of the staff there. My final day at Millstream Village was 11/21/2025. To my surprise I was told I needed to wait 30 days to pay any remaining fees as they had to be "figured up". Fast forward 12/15/2025. I received a Final Summary of Charges from Oakwood for a completely different individual and property. (Noting that this other person's account somehow had my forwarding address associated with them. This is likely due to poor administrative practices at Oakwood).When I was finally able to get ahold of someone a few days later I was told that all the clerical errors would be fixed and MY charges should be processed by 12/20/25. I didn't receive MY Final Summary of Charges until sometime during the last week of December. It is now 1/8/26. I have called probably 13 times this month. I have called both Accounts Receivable and the Main Office to see what I can do to get this taken care of. Nancy is hardly ever in her office it seems. When I call the front desk I am either hung up on or forwarded to Nancy who isn't there.

have been living in this complex for 13 years, and in my current apartment for 7 years. When my previous lease ended, I contacted the leasing office because my apartment is very old and I wanted to upgrade. At that time, I was told there were no upgraded or better units available and that I would need to wait or join the waitlist. I joined the waitlist in good faith. Now a unit has become available, while my current lease runs until October. Despite this, I am being charged a $500 transfer fee, and additionally, because I plan to move on the 20th, I am being charged for 10 extra days. At the same time, there is no clear confirmation that the rent I have already paid for those 10 days in my current apartment will be refunded. After 13 years of loyalty, this does not feel fair or reasonable. Long-term residents should not be penalized for requesting an upgrade when availability was previously denied. Under these circumstances, I strongly believe that transferring to another unit should not involve any transfer fees.

I love my apartment. It's a great price, the location is good, BUT the fees are crazy. They charge a late fee on the 2nd. I work with many rental companies daily, and I have never seen a apartment do that, There is always a grace period. What about the people that recieve their checks on the Third of the month. People are having to take two checks to pay rent now, due to the times we are living in. Times are hard and adding extra fees can be the diffrence between an eviction and having a place to stay. My hopes is that they would extend the grace period, but I'm very doubtful they will do that. Big companies is in it for the money. They don't care about keeping good hard working tenants in a home. How do you have to pay a fee to pay your rent. they have no free options for paying rent which is crazy work. BUT i like my apartment.

EDIT- for the generic per usual reply from Oakwood, I’m a resident I have no interest in attempting to reach out further as it goes no where with you all and is a waste of time. As a current resident you have my contact information if you actually care and want to “make it right as you claim” and can reach out to me but I won’t be holding my breath for that. Have the day you all deserve :) Renters BEWARE. After almost 7 years here at there property “The Charles at riggins run” (same policy for all communities though)new management is now off site who is over more than one property and doesn’t give a crap about you, as they have replaced on site management altogether. Was just provided a renewal offer for $1,839 as the cheapest option. They have now posted the unit I’m vacating (due to scam of a renewal rate) for $1,572 for someone new, clearly they prefer new tenants to those who’ve paid on time for years. What a scam. Before I get the generic reply to imply I’m work attached it the renewal offer and apartment online being offered to new. The unit is the same, difference being $1,839 is for an almost 7 year tenant. $1,572 is for someone new after they have to get this one flipped.

Currently living under one of there parks they own and there rules and fines are ridiculous. It’s like living in hell you can’t even breathe there air without getting fined. We own our place but rent property and they even fine you over 50 dollars to paint your own damn house, can’t work on your car you get fined, can’t even have a damn kitty pool for your kids or you get fined, cant have a fence you get fined, cant let your dog outside you get fined, but oh we won’t do anything about the cats people are letting go into the park but expect you to take care and clean up after or you get fined. it’s ridiculous. There down right horrible would give zero stars if I could. Do better oak wood quit money mooching and let people live fr.

The only complaint I had was with the parking. It kind of resolved itself, but it comes and goes. Otherwise, the grounds are very well kept. When you need maintenance done, it is done promptly and correct. The walls are pretty thin, just like probably every apartment. The appliances are getting older, but they still function properly. There is wear and tear over the years. I enjoy living here. It’s close to everything. It is pretty quiet.
