This is fake website with robots . Do not trust this place at all . We rent from a very popular place , credit score is above 660 & have income above 55k a year. I meet every single qualification and still don’t have no response yet. I put multiple applications in and no communications. Robbed me out of 60$ worth of applications and people who were gonna live with me. Do not pay the application fee it’s a scam. They try to get the most people to pay for the application fee before they “ approve “ someone. Again I put my application more than a week ago and still no communications after the showing. If I can I recommend this place a zero. Everything is text only and you can’t even speak to someone live they tell you leave a voice message and they will call back and they never will . Horrible experience here& please look at all the reviews. They are true !!

Im so glad I was able to rent this house for me and my babies and they have been great with staying communicated and helping out when needed. They try and resolve problems as quick as possible which a plus for me. And the maintenance guy Fred has been awesome with helping out when needed. And he is great with comminucating and for wasnt for him i wouldn't be here 🤗 So for right now I am in love with this home and cant wait to stay here for a long time. Because my babies need a home to grow in and enjoy. 😇🥰 Thank you RPS for giving me the chance to rent this place 🥰❤️

I love everyone on their team. And I have been renting from them for a few years I started out at a different home and once they found out that the home was going to be sold they reached out to me and told me that they had another home in the same area that was bigger with a full backyard that was fenced in for my dog. They did everything in their power to get me into that home and I appreciate them and they are always on time and making sure that everything in the house is up to power.

I wish I would have known who was taking over the home I was renting. They came and left me a letter that they was the new property management team never came inside my home took pictures nothing. I lived there 4 years it went through 3 people owning it. From time I moved in I had to fix wholes in the walls clean it out myself from the people who lived there before I’ve had to pay for the plumbing myself replace window the front door and pay for someone’s bmw that the gutter fell on i have put a lot of money in a house I didn’t own but had to if I wanted my home to be secure and insulate in all when they came they sounded good like they was going to fix stuff but they are not lol the first landlord left tons of his things in the back room so when I moved I didn’t take it it wasn’t mine these people after I have really done all the Maintnance myself for the past 4 years now are trying to charge me 1150.00 I know after my deposit they kept which idc about they still charging me 550. talking about bc they had to move stuff out and clean which is wack I paid rent and had paid people out of my pocket to do work in that house bc no one that owned it would I’m very angry at this and I do not recommend these people specially the women who answers the phone line I asked her questions when they first came and all she could tell me was idk I own my own home I’m just saying do not rent from this property management team they are and will try to rip u off!

3 weeks after settling into out home, we had a few issues appear.(furnace, hot water and refrigerator). I reached out to the maintenance team and submitted the work orders and they were immediately responsive and sent technicians out to help resolve the problems. Im grateful to have the support as a tenant and a truly awesome team with Rochester Property Solutions!

As an applicant the communication with the leasing team was very very slow. They only operate on text messages not phone calls, even if you leave a (or multiple) message no one will call you back. After I signed my lease communication was ALOT better (same day response which was NEVER the case previously) and they respond to and complete maintenance requests within a reasonable time frame (usually within a day). I appreciate the improvement in communication since I’ve became a tenant and I’m optimistic about living here.

I have been a resident at one of their properties since August. There were signs at the beginning I wish I would have paid more attention to. They do not have a physical office with walk-in and they do not have a direct line to speak with someone. Both of these make it extremely difficult to get in contact with them. Emails, texts, and voicemails go days without response, and often times there is no response at all. Street parking is the only option for many of their properties and my car was in a hit-and-run with over $1000 in damages within my first month here. There have been multiple maintenance issues in my unit since moving in, and on top of that, my unit has really poor sound insulation making it where I can hear everything from my neighbors who are very loud at all times of day and night. My current issue prompting this review is a maintenance request I submitted a month ago with no resolution. They marked it as completed when nobody ever came out. After resubmitting the same request, maintenance was scheduled again. For the second time they were a no show. I would not recommend this company and I hope people reading these reviews think twice about the sincerity of the messages, as an incentive for money off rent was offered to tenants who leave reviews. I contemplated leaving a review for weeks, but ultimately hope this will help someone else from making the same mistake before being stuck for a year. UPDATE 11/17 I'm adding a reply to my original review as the company took the time to reach out to me last week and have a conversation about each of my concerns. They were sincere and provided actionable solutions -- which is much appreciated and goes a long way for their integrity.

Rochester property solutions is incredibly courteous to tenants and truly cares about tenant satisfaction!! The maintenance team has never been hard to access and support is always provided in a timely manner within 72 hours!! Maintenance team is also incredibly kind and helpful. My concerns are always addressed throughly and quickly and with a smile.
