I’ve never dealt with a more unprofessional, careless, and downright shady landlord in my life. If you’re considering renting from John Hullinger, don’t. It will be one of the biggest regrets of your life. During our time in one of his properties, we faced constant problems. The water heater went out four different times, and each time it took over a week to get anyone to come fix it. One of those times, my wife had just undergone an emergency C-section. She was forced to shower in cold water while recovering, and both our newborn and one-year-old had to take cold baths. Watching your babies cry because the water is freezing while nobody at the office does anything — that’s not just negligence, that’s cruelty. We also experienced a severe basement flood that left many of our belongings — including a baby outfit with deep sentimental value — covered in mold. My wife was 37 weeks pregnant at the time. Despite reporting it immediately, no one came for months. We ended up bringing our newborn home to a house with black mold, which they dismissed, claiming it “wasn’t mold.” We had photos proving otherwise. On top of that, the property manager once left our home after an inspection with my wife’s phone in his pocket. We tracked it using GPS, confronted him, and only then did he hand it back, acting as if it was some kind of mistake. When we finally moved out, we made sure the house was spotless and even recorded video proof. Our deposit was over $2,000, but after months of being ignored, we were handed back only $200. Total scam. Since leaving, we’ve spoken to other tenants who shared the same kinds of experiences: serious maintenance issues ignored, mold problems dismissed, deposits withheld, and zero accountability. HERE ARE THE PHOTOS OF THE MOLD THEY CLAIMED WAS NOT THERE.

Like many others have said: 0/5 stars if that’s possible Just know that it’ll take a literal rent abatement (formal printed and delivered notice that you’ll move out if repairs aren’t completed) for your hot water to get fixed when it’s goes out (not if it goes out, when). Any and all reps there are very slow to respond, super frustrating. I don’t recommend moving to Lanai if you were thinking about it, you’ll pay an arm and a leg for virtually no amenities (the gym is pretty much one singular treadmill and some free weights, maybe a rower if that’s still there.) Their approach to responding to these reviews is very intriguing to me; have we all as tenants contacted each other and banded together to collectively lie about our experiences? Is this company THAT misunderstood? Come on now, take accountability, it’s embarrassing reading all these.

Zero stars if I could! My son and daughter-in-law rented from Vision Real Estate. I have nothing positive to say about this company and after reading a lot of reviews about them, they have be ingenuous to many, many people! Four times my son had issues with their water heater and this rental company took over a week each time to go out and fix the issues. My son called them right after they found water in their crawl space and they did literally nothing! They said that they didn't know if it really was mold in the basement and to "keep the door open to air it out." Not only did I visibility see mold growing on the wood and on the plastic in the crawl space, but you could smell the mold when you walked into their house. Can you imagine watching your son bring home his wife and brand new baby to a home that had enough mold in it that you could smell it when walking in? On top of that, it was at a time that their water heater was broken and they had no warm water! Multiple times my son told me that the property management company was mostly unresponsive to their concerns and unwilling to do more than tell them "they didn't think it was mold" without even coming over to see it. Unbelievable! It's uncaring, unprofessional, and they should not be trusted or used by any renter or home owner. When my son decided to move out the whole family went over to deep clean and patch and paint. I personally patched and painted baseboards, walls, and nail holes. The home looked great and even better than when they first moved in! For a company to FINALLY give back my son only $200 out of their $2000 deposit was completely dishonest and unconscionable! Who knows what they will do with the remaining $1800, because the home they moved out of definitely doesn't need $1800 worth of work...if any money at all to fix it up for the next unfortunate renters. They lie for money. They took advantage of my son and his wife. Shameful if you ask me!! After spending time today reading other review's for this company NOT ONCE did they apologize, take accountability, or attempt to serve their customers. It is our fault that we didn't read reviews about this property management company before my son rented from Visions Real estate, so don't make the same mistake especially after reading this review or any others. Do NOT use this company!!

My daughter rented from these people, and watching what they put her and her family through was one of the most upsetting things I’ve witnessed. They went without hot water not once, but four different times. Every time, they were told “someone will be out tomorrow”—but no one came for days, sometimes over a week. My daughter had just had a C-section, and she was trying to recover while having to shower in cold water. My grandbabies had to do the same. It was heartbreaking. There was also mold in the crawlspace, and when she reported it, they dismissed her completely. They said it "wasn't part of the house" and acted like it was no big deal. They refused to help with testing or cleanup. They just told her to keep the crawlspace door shut and offered no real solution at all. And after all of that, they refused to give her deposit back for seven months. She was more than patient with them—just asked for her money back and tried to move on peacefully. When they finally said she could come pick it up, she drove 40 minutes only to find there was nothing waiting for her. Then they told her to come back again—this time they gave her $200 out of a deposit that was over $2,000. My daughter left that house in amazing shape. Our whole family helped clean and fix things. It looked better when she moved out than when she moved in. She has video proof of the condition it was left in. There is absolutely no reason she shouldn’t have received her full deposit. These people were dishonest, unresponsive, and completely careless. I wouldn’t trust them to manage anything. If you’re thinking about renting from them—don’t. If you’re considering letting them manage your property—don’t. Protect yourself and your family. What they did to mine was beyond wrong.

Would be zero if possible. Management is the worst I've encountered anywhere I have ever been. Property manager Jodie is incompetent to say the least not to mention rude and condescending. Her supervisor Shonay isn’t much better saying she will take care of something, tells you what you want to hear then never follows up or responds. They charge extra admin fees etc but have no maintenance and contract out to third parties and give them access to your apartment without consent. Lackluster at scheduling and communicating. Had 2 contractors come for the same thing within a week and when I called to ask why they didn’t know about the first appointment. Oh and the receptionist is very helpful and will gladly take your money and look up whatever you need but that’s only when she isn’t ear hustling or feeding her face at her extended lunch breaks. She will tell your business and when you confront management about an issue she will play dumb like she has no idea what’s going on. Also they will have someone come to “inspect” and take photos of your apartment for whatever reason and couldn’t answer for why when asked. Also had another client that was in there when I asked about my deposit who said her deposit check bounced and wasn’t rectified after serving them with a paper to rectify in 5 days it still wasn’t and was looking for legal action. If you rent there good luck… Provo office at least can’t speak for the other branches

This company has been unprofessional and unresponsive. From the start, there were necessary repairs in the home I rented that I reported, but my calls and messages were often ignored. It was difficult to get anyone to follow up. When I moved out, I asked for a move-out inspection numerous times, but never received a response. The property was left clean and in the same condition as when I moved in, yet they kept my entire security deposit without providing any explanation or documentation. I’ve since hired legal help but Vision Real Estate has continued to ignore all communication—even from my attorney. This kind of service is disappointing. If you're a tenant or property owner considering working with Vision Real Estate, I would suggest being cautious. Communication is poor, follow-through is lacking, and getting fair treatment has been a struggle. If anyone at Vision Real Estate is reading this, know that this is not going away. I am fully prepared to take legal and regulatory action and to make others aware of how you do business. But you still have the opportunity to do the right thing. Contact me.

Total amateur hour at this place. I got into a house rental that was originally advertised as a 6-month lease but somehow got locked into 8 months. I received a discount for paying the entire lease in full, and then they tried to rescind it halfway through, claiming it was only supposed to be a one-time discount. If I didn’t have screenshots of our conversations, they could have demanded more. My landlord, Jody Falcon, doesn’t know what she’s doing—you can’t ever get ahold of her. She’s very emotional, I tried to explain things over the phone and she wouldn’t hear me out, she never responded after I showed her the screenshots proving she was in the wrong. The house itself had sewer issues, and they were suppose to be responsible for the landscaping and yet the grass looked like this all spring. To top it off, I basically had to turn into Sherlock Holmes to track down my security deposit. It wasn’t until I got ahold of the office manager that it magically got processed and shipped—a month and a half after I moved out.

I would give a zero rating, but since that is not an option, I gave the lowest I could give. For context, I lived there 3 years and had a formal inspection of the entire property with Vision property manager and the owner of the house 2 months before I moved out. I am beyond happy that I took extensive videos and photos of my move out. I paid a 5400 deposit (bad credit). I had a formal inspection with the property manager and the owner of the house 2 months before I moved out. I was told I was a great tenant and the house looked great. I completed extensive cleaning with the exception of carpet cleaning (because they were going to do it and charge me anyways) and mowing the lawn (my lawnmower broke). In addition to the videos, I brought eyewitnesses over to check out the house because I had a gut feeling. I spent 84 days trying to get them to send me back my deposit. The property manager would not answer calls or emails. I sent a five day notice to return my deposit and low and behold I received a letter claiming my entire deposit was used for cleaning and repairs. Thank goodness my boss has an attorney willing to fight on my behalf because on Monday we are filing. And due to the extensive videos, eye witness statements and even the texts from the owner of the property and Vision stating I had been a great tenant, I'm not worried about getting my deposit back. Plus interest and attorney fees. I do have all the information as back up if you would like to see the receipts. Reach out via email and I will happily share. Stay far, far away.
