RUN FROM THEM!!! I honestly can't state strongly enough how horrible the experience working with them was. We toured the place a month before we moved in, and in that tour, we saw the microwave was in really bad shape. (Peices were literally falling off of it) The dishwasher was missing it's knob, so you couldn't turn the dishwasher on at all. There were other minor things like a closet door that couldn't close and window coverings that fell off at random times.
We were concerned about this, but the visions sales rep told us they would have it all fixed before we moved in. When signing the lease we asked again in an email if those things would be fixed by the time we moved in, and we're again assured IN WRITING this time that it would be fixed.
We moved in a month later, and during our inspection of the place, we saw that nothing had been fixed. So we submitted all that in our move in report, and asked again for it to be fixed. We were asked on 3 separate occasions to provide more information about the things that needed to be fixed, but 2 of those times were only after I called them to ask when they might finally work on this stuff.
Additionally, we started having sales agent come with potential buyers and times we were not aware, walking into our apartment and scaring us because we didn't know they were coming. So we were able to get in touch with the sales agent who was selling our place (literally nobody else at vision would pick up or be helpful) and he told us that the owner of our apartment was selling, and he didn't know that anyone was living there because Vision had our apartment marked as vacant. We had been living here for a month at that point and they were happily collecting rent, but had no idea we were living there. He gave us the contact info for our property manager so we could get our concerns answered, but she never answered a phone call or responded to a text, or called us back. So we were left with calling the main line and having to re-explain our situation every time, and then still not getting any help.
Then last week, I got someone who gave me an answer, but that answer was "I will escalate this to my supervisor, and then call you back on Friday. When I call you on Friday, I will be able to tell you the date that we can have it fixed by.
SHOCKER! On Friday we never received a call, so today (the next Monday) I call in to see when they might fix our stuff, and I was told that the apartment had been sold, and Vision was no longer managing it, so they couldn't help us.
They knew they were selling it, and it looked like they were just stalling so they wouldn't have to help us or deliver on the promises they made.
We tried to be nice people and be cooperative through this process, but we were taken for a ride instead. I am sincerely looking forward to working with new people who actually do their job.
If you have literally any other option, avoid working with Vision at all costs.

My first year at D3 in 2024-25 wasn't too bad, besides the fact maintenance crews would sometimes take eons to respond at all.
Fast forward to 2026, I was reached out by Shonay to be informed two tenants would take over my unit and my own room (and out of the blue). I called her on account of being told the company would try to find a way to get me out of the unit even if I rejected the offer to move down to D2. Was practically forcefully moved out of my unit in D3.
The company and staffs never even told my two roommates I would be moving in or having a viewing of the unit, so they were completely thrown off guard, and had no idea anyone was going to move in. Another tenant also just moved in days prior and us 3 had no knowledge or heads up that someone would move in.
The unit I was thrown into is completely uninhabitable due to a black mold infestation. My two roommates, both having lived at D2 for 1+ years have suffered some level of nausea and sickness when approaching specific areas of the unit. That moment we knew exactly why we weren't given any sort of advance notice of anybody moving or viewing the unit. We would later find (out of the expense of one of my roommates) that there was in fact black mold (dead particles but airborne and incredibly harmful to be near or breathe), when earlier my roommates would complain to Vision about the black mold; they did not believe our side of the story.
Tested by a professional spore investigation company in Orem, we have solid evidence that the company violates the Utah Fit Premises Act, which requires tenants to live in comfortable living grounds, and that nothing life threatening is present within the vicinity. This is a clear violation of Utah state law and I demand justice immediately. My experience with Vision has went from okay to utter despair.

We lived in one of the Centerfield apartments and the landlord John never answered his calls. Barely responded to texts. We never got screens on our windows in the whole year we lived there.
I insulated around the windows there myself because it was so poorly maintained.
We haven’t been living there for 3 months now and still we’re getting charged for little things with no description, due the day its sent out. Probably a ploy to add late fees. The lady responds to our emails on Fridays just before 5 when the office closes as well only to leave us hanging for the following week.
We haven’t been on the lease for months and still dealing with this incompetent agency.
Would not recommend renting from them.
I would love an explanation only to be told “we understand your frustration” only for nothing to be done.
This is only some of what we experienced with this money grumbling agency.

DEborah is highly capable, Is a good communicator and follows through. She was instrumental in obtaining for us a new condenser coil for an HVAC system from the manufacturer after the home warranty company informed us this was too complex an issue for them. Deborah was not only able to get us the condenser coil but contracted a top notch servicer to install it. I would highly recommend her services.

I had an amazing experience!!! Marcie was so kind and helpful and answered all of my questions. She helped me feel important and I knew that I was her priority while I was there! I left feeling uplifted and confident in the information I was given. I would recommend her and her customer service to anyone!

Total amateur hour at this place. I got into a house rental that was originally advertised as a 6-month lease but somehow got locked into 8 months. I received a discount for paying the entire lease in full, and then they tried to rescind it halfway through, claiming it was only supposed to be a one-time discount. If I didn’t have screenshots of our conversations, they could have demanded more. My landlord, Jody Falcon, doesn’t know what she’s doing—you can’t ever get ahold of her. She’s very emotional, I tried to explain things over the phone and she wouldn’t hear me out, she never responded after I showed her the screenshots proving she was in the wrong.
The house itself had sewer issues, and they were suppose to be responsible for the landscaping and yet the grass looked like this all spring. To top it off, I basically had to turn into Sherlock Holmes to track down my security deposit. It wasn’t until I got ahold of the office manager that it magically got processed and shipped—a month and a half after I moved out.

STAY AWAY!!!!!!! I rented from Vision Real Estate last year and had a really disappointing experience. After moving out, I called, emailed, and followed up multiple times to get my security deposit back — and no one responded for months. It took four to five months before I finally received it, which is against the law.
During my lease, I also had a bug problem that wasn’t addressed for over a week, and in the middle of summer, our air conditioning went out and nothing was done.
What frustrates me most is that they still withheld $200–$300 from my deposit even after I confirmed multiple times that there was a correction. They literally stole my money, which is crazy :(
My family and I own rental properties, and I have never seen such dishonest and unresponsive management. We always answer our tenants quickly and handle issues with care — something this company seriously lacks.
Also, my roommate was so frustrated as well. Imagine having no air conditioning during the whole summer of 2024:(
Also, there are a lot of hidden fees. Like I was still getting bills, even after someone else had signed the contract.
And for anyone who wants receipts of how many emails and calls I had to do, I can proudly provide them.
The best part is the only way I actually got in contact for the deposit fee is I actually had to call a completely different number from Real Vision Estate, not even the Provo one, because these people are so out of touch.
Also there would be a pool of water in the carpet because there a crack in the foundation.
I would never rent from them again, and I strongly recommend others look elsewhere for a property manager who values honesty, communication, and basic respect for their tenants.

I would like to share my experience to help caution anyone who might be considering renting from vision real estate. Over the year I was there I had several serious issues with the management of my property.
I had 4 different property managers in one year (2/2023-04/2024) because they either quit or were let go and was never informed not even once that they had switched my property manager.
I had repeated failed communications and ignored/mismanaged property maintenance repairs.
My locks had broken or failed, I had requested they be replaced and after finally getting someone out they failed to leave the new keys with me the property manager(Emily) forgot to drop them off so I went the weekend without keys to my house.
My washing machine in my washer dryer stackable failed. I also reported that the kitchen plumbing the washer was attached to had backing up issues and flooding. I reported it in September but eventually found out my property manager was “let go”. I was directed to a new property manager(Rachel) who got the maintenance request filed in October 2023. I went until February 2024 before getting the washer replaced. I have two small children ages one and three and this created much hardship for my family. Especially at $1474 a month for rent. NO ONE EVER CAME TO INSPECT OR CHECK THE PLUMBING.
I was never informed when my property manager quit or was let go.
When it came time to renew my current property manager(Noah) left abruptly without notice. I was switched to (Jody).
I was never sent my lease extension in February and found a new place. After an $80 application for my wife and I we were approved pending landlord verification. Jody had informed them I was locked into another year lease so I was passed up and the property I had applied for went to the next family. I never even recieved a sorry from vision.
At this point I felt as though I was being treated as an enemy for voicing my frustrations.
I moved out in April I cleaned very well and left the house in better shape than I had found it. My whole deposit is being absorbed by this company for “crayon on most of the walls”. I was charged $1200 for the damage to the walls. I attached photos in which you can clearly see scuffs on the walls in some spots and clearly no crayon. Be aware of this company and document everything every step of the way. I will be filing civil suit against vision so that they aren’t allowed to treat other the way my family was treated.
