All loans for investment purposes fall under the commercial umbrella. We are exempt from licensing in most states, as most do not require commercial lenders to be licensed. In states where licensing is required, we've partnered with a licensed funding source to ensure compliance in all states served.
About us
Best REI Funding brokers business-purpose investment-property loans across all 50 states and helps real estate investors evaluate potential financing paths for their projects. We work with borrowers on fix-and-flip, BRRRR, bridge, rental, refinance, and other business-purpose scenarios. The goal is to match the property's facts, the borrower's plan, the project timeline, and the exit strategy to an appropriate funding path. We start with practical questions: What are you buying? What work is required? What does the budget actually show? How much liquidity is available? What is the first exit? What happens if that exit takes longer than expected? That process helps identify problems earlier and makes the funding conversation clearer for everyone. Programs, terms, lender availability, licensing requirements, and transaction eligibility vary and must be confirmed during review.

Not catered to out of state investors and that will factor into their analysis. I was not able to close and lost my EMD because of BRF's fluid criteria. If you're out of state, try the other HMLs first or have contingencies in place in case BRF gets in the way of the deal.

This hands down is the best lender I have ever had to deal with. They very knowledgeable, quick, and they do not over promise and undersell. The whole staff is nothing short of amazing and I look forward to working with them more and more in the future. I would not recommend anyone else over them or their process!

What a great company to work with, smooth transaction on my first deals and more importantly they were there for me when a wholesale deal fell through they were there to help me fund it and purchase it myself!
