Katie Katie Katie!!!!! If anyone needs to speak to rize property management I would recommend asking for Katie, she answered all my questions, was extremely kind and spent more time then she needed to in helping me find the best fit for me and my current living situation. Additionally Katie helped me appropriately handle my current living situation! She was the best and made my day with how kind and thoughtful she was!

We have been renting a house that Rize "manages" since November, assuming it was ready for occupancy. From the very first day we moved in, the home had multiple issues. It was immediately obvious that Rize had not completed a walkthrough or inspection prior to our move in.
As of move in day and for the two and a half months that followed our kitchen sink was not connected to the drain and would pour water out, our bathroom sink had a clog in the drain line and would not drain at all, and raw sewage would back up into the basement whenever we showered. These were not minor inconveniences. We did not have fully functional sinks, and we could not shower without sewage backing up and making the basement unusable and unsanitary. These conditions absolutely should have been identified and resolved before anyone was allowed to move in.
After two months of repeated phone calls, emails, and visits to their office, Rize finally scheduled a plumber. The plumbing is now usable, but only after the plumbing team had to tear out our entire bathtub. Since then, Rize's maintenance team has canceled our remaining maintenance requests without any communication. The damaged floor and wall touch ups from the plumbing work have still not been repaired.
Throughout this process, Rize repeatedly told us: "Any potential rent credit related to the plumbing issue will be reviewed after the maintenance work has been completed." We continued paying full rent each month even though things were not getting repaired. Now, we cannot get ahold of anyone to finish the repairs or to address any rent credit for the headache we have had to live through.
Also, the complete lack of communication! We had to call repeatedly to request updates, only to be told someone would follow up (yet no follow up ever occurred). It genuinely felt like we had to manage our own property management company or no issues would be resolved.
I will never rent through this Rize again and you should think twice if you are a home owner that wants to rent through them. I can't imagine the water damage that has happened to our rental due to Rize's repair timeline. I'm sure at move out it will be blamed on us.

What a weird and sad month of my life. I'm going to be explicit in details, since companies now try to defend themselves with "positive" responses to complaints in Google reviews to appear genuine. Nothing about my experience with Rize felt genuine.
I specifically sought out Rize because I recognize their name from around town and thought, being as big as they are they must have a solid system. Now I understand that that system is to pressure you through multiple tactics to give them money and sign a lease, not actually manage. I toured one of their town house properties in Salt Lake and really got excited about it. But I spent 4 weeks communicating regularly with "Kaylah", with mounting questions and issues of which not a single one was addressed. Initially, they were insisting I sign a lease weeks before my stated move-in date. I was willing to if they would lower the rent by $50. Their response was that they would follow-up with the owner of the property and get back to me. Four weeks later, and my repeatedly having to ask if there had been a response, I never got an answer to that question. After my initial tour I reported an extremely loud knocking in the fridge (from the top floor, we thought someone was pounding on the door). Two weeks after that - and with insistence and urging that I sign a lease (and with still no response from the property manager, apparently) - I asked if that had been addressed, and they said they would put in a work order (again, two weeks after I'd reported it initially) but it "might not be addressed" before I move in. At that point I asked about internet, as I didn't notice any ethernet ports in the unit. The response I got was "Feel free to go back in and look for those yourself and let us know what you figure out so we can share that with other applicants!". Which I did go back and look myself. And then did tons of research myself to figure out what internet option was possible for that address. When I reached back out to ask if this is something they could get more information on from the owner, since I work from home and internet is pretty critical for that, they said they would, but suggested that I go ahead and sign up for internet for the unit - again, no lease had been signed and I still had not heard from the owner from their "attempt" to reach out weeks ago, and there was no resolution on the fridge. Continued messages only implied pressure and urgency for me to bring a deposit to their office (in one instance, ignoring my question altogether to say 'This is how and where you bring a deposit to our office and if you don't in X days we're moving on to other applicants, of which there are many', which is fair, but again, not one question I had had been addressed yet).
Now I'm getting texts saying that I have a week to sign a lease on another one of their properties or I lose the $50 I already blew on the application (and salt on the wound, everything they told me and everything posted online said it was $40 - until I got to the actual application.).
This was honestly a really crushing experience for me, because I had gotten so excited about the property as a new step for me in the midst of a massive family death. I wish I could say the brand name of Rize defied the odds of giant behemouth corporate power games, but they're yet again an example of greed and wealth trying to manipulate people into feeding their machine.

Been living at a Rize property for a while and anytime there is something that needs attention or any questions I have, they are super quick to help out and always sends someone very nice to come help us out within days sometimes hours. Today we had Hendrick come help us with our sink and he did a great job, was in and out super fast, and was overall very nice. Even offered to fix some other things he saw around the house while he was there. Absolutely fabulous service!

We moved from out of state into a house managed by a different management company (MPM). When we arrived to the home (for which we had signed the lease after video tour and discussions with the agent, without visiting it in person), the house reeked of dog urine and dandruff. It was unlivable. Stressed after multiple days of travel, the day already late, we did what we could to try to clean and went to bed in the late hours of the night.
The next morning, we decided it was untenable and to begin looking for another place to live. I found a place that looked promising and called the realtor, leaving a message. I received a text back soon after that connected me with the complex directly. We toured that day, and decided we wanted to move forward.
Rize was excellent in accommodating our very-short-notice move-in. Our application was processed quickly, the staff at Rize (Kayla helped us) was very kind, and the lease signing, deposit, and key handoff was straightforward and quickly done. Kayla even prepared a welcome basket for us with a blanket, mugs, and photo frame. After the week we'd had, this was a nice touch.
I've only lived with Rize for a few weeks now, and I can't speak to the long-term experience I will have. However, things have been mostly good. Kayla continues to be communicative and their online platforms and portals are easy to use.
However, today presented the first small issue. I submitted a maintenance request over the weekend and put extensive availability for this week. Their AI-assisted portal worked well enough, and I was emailed later on that our appointment was scheduled for Wednesday. Great! Then, I received an email that our appointment was moved to Monday; even better.
30 minutes before the scheduled appointment, the repair was suddenly cancelled with no cause or explanation. I'm lucky enough to have a flexible work schedule, but I can imagine the burden of others who may have to take work off or coordinate difficult schedules in order to meet their maintenance appointment, and having an appointment cancelled in this way is not right. I've yet to see the appointment rescheduled.
Overall, Rize gave us an exceptional first impression, and I'm hoping it holds. We are grateful for Kayla and the rest of the team for processing our application so quickly and getting us out of the uninhabitable first house. The bar was truly through the floor, yet Rize still made us feel welcomed and cared for, the first house notwithstanding. On the other hand, our first maintenance request has not been handled professionally, and I hope it's not a repeat occurrence. Time will tell.

Hendrick did a great job removing and replacing the water heater. He also fixed the broken water valve on the washing machine, and the door seal on the threshold!
Friendly, thorough, and detail oriented, very satisfied with his work!

Rize PM took over half way into my years lease.
Nothing from them no help with homeless problems & drug use. All they had to do was put up no trespassing but refused to do so. Battery went out on fire alarm I replaced and they told me I had to pay back 5.00 for battery. The parking is a joke we are aloud one stall per unit. They do nothing to enforce it. Parking infront of laundry room. Send email after email no response but sorry will look into it. (Blowing smoke)
Came to sign a lease but print to small to read handing me a paper copy that was even smaller print. They have now decided to charge everyone the same power bill and water. Lights on all day & off at night
Welfare people stay home all day & night running AC & TV
I work 50/60 hour week
Never home, they say the building has meters what a joke the front of the unit is on the same circuit as #3 back of unit is on unit #1 circuit
Then with all the extra fees
Turning a 10x10 coffin into 1000.00 month hole. Homeless doing drugs outside our doors, use of the hose to drink and shower all at our expense. Rize does nothing. Funny thing they are listening unit now under what they were trying to get me to pay. My opinion don't trust anything they say. They only wanted you to shut up and pay.

Worst property management company in Utah.
Moved in no hot water. Took them weeks to resolve. My kitchen sink hasn’t worked properly. Anytime there is excess water in the sink it drains through the bathroom and explodes disgusting smelly water all over. I gave them the opportunity to fix it and told them the pipes are clogged. They used a whole container of draino and left a huge mess. And it still doesn’t work. Then they expect me to sleep there while my whole house smells like sewage. I went into express how upset I was. And they were openly laughing in the office behind the front desk.
Don’t trust them to handle your property or tenants correctly.
