Avoid this company! They will ruin you. So when I originally rented my property it was through another company. For what ever reason the owner decided to transition to another property management company. Once transitioned my experience changed. From them not fixing maintenance issues, to them charging me twice in one month for rent then locking me out of the portal for a returned payment that they told me to have my bank perform! And the customer service was not the same. They have poor communication. You have to call and email a million times before you get an answer for anything. I experienced an unexpected hardship that put me in a financial position where I was unable to afford the rent of $1934. Due to this I had to find a more affordable living situation so that my family and I would avoid an eviction. I reached out several times about a notice to vacate before I got an answer. I was asked my reason for leaving and told that the owner would have to allow me to break the lease. After many emails and phone calls I finally received a so called update and was told even if I move out early in the month I would be responsible for the full month of February. I was willing to accept that. Now I am being told that I either have to find someone to move into the house and take over the lease which would cost me 1.5 times the rent and $250 which I would have to pay before actually finding someone to move in, but that I also have to pay the rent until my lease is up in August. This company does not care about its tenants. They are money hungry and have no regards for people who are experiencing hard times no matter how good of a tenant you have been. Now I am afraid that they are purposely doing this to force me into an eviction when they could easily charge me a fee and allow me to break the lease. READ YOUR LEASE!!!! They even have a statement that says that loss of job, health issues, or even death do not count as a reason to terminate your lease early! I wish I would have caught this before I signed with them. They are making an already thought time for my family even harder by how we have been treated. Vultures is what they are and i advise you to stay far away from this company.

Unfortunately I signed a lease with this company - they nickel and dime you for every piece of paper you sign with them, require processing fees, impossible to ever get in touch with anyone, everything is your responsibility. They make you pay your rent a week earlier than due and charge processing fees. If you have a choice, do not rent with them or list your property with them.

I’ve had a very disappointing experience with Specialized Leasing Management. Maintenance issues are not addressed in a timely manner, and communication is extremely poor. Being left without water for over 10 hours is unacceptable. Because of these ongoing issues, I will not be renewing my lease, and I DO NOT recommend this company.

Unfortunate, that I am having to write this review, but Specialized Property Management refuses to repay the THOUSANDS of dollars they owe me. I was a renter at one of their properties for 3 years. We did not renew our lease and gave plenty of notice, etc. all in alignment with our lease contract. A month later, we received our security deposit back in full with no deductions outlined - however, we still had thousands of dollars in our rent account that we were explicitly told would be returned to us with our security deposit. Now, they are saying they used that money to cover “damages and repairs” despite there being no deductions on our security deposit. This is ILLEGAL. Per our lease and Georgia LAW, they are legally required to outline this within 30 days and it has been well into 4 months. They refuse to give us our money back despite the company not following their own lease agreement and acting illegally in the state of GA. It is unfortunate, but we will be having to pursue legal action.

Tried to work with them, their lack of communication and professionalism was so obvious that I decided to terminate my contract before they even marketed my unit. They said I had 60 day free guarantee and now 90 days later and 5 written request to cancel they are sending me to collections for $65. Choose another service provider, the only way they will answer is through a BBB review.

I’ve been a tenant for 2 years and this is my first major maintenance issue. I’ve been without a washer for a month. The company is saying I’m responsible per my lease but we later went over the lease together and discovered that was not true. Since discovering I’m not responsible, the company has yet to move forward to have it repaired. I’ve also gotten no response unless I call 3 times a day.

Beware using this company to manage your property, they are terrible.
They demonstrated absolute disregard for our property and caused financial losses due to their incompetence.
They were very quick to respond when trying to earn our business and became grossly negligent once the contract was signed.
Avoid them and look elsewhere, unless you want nothing but headaches

Do Not use this company. I used them to rent out my property. They rented it out to a person who died several months before the lease date. The criminals SPM rented to destroyed the property. Causing $60,000 worth of damages to get it back into the condition before it was rented. SPM contract says they are NOT responsible for anything the people they rent do to your property. You have no say in who they rent to. They do not respond in a timely manner and most of the time never respond. If you paying a company fees for no service and leaving you holding the bag when everything goes wrong with no support. This is the company for you. I got scammed by SPM. Please learn from my very costly mistake and do not use this company.
