Unfortunate, that I am having to write this review, but Specialized Property Management refuses to repay the THOUSANDS of dollars they owe me. I was a renter at one of their properties for 3 years. We did not renew our lease and gave plenty of notice, etc. all in alignment with our lease contract. A month later, we received our security deposit back in full with no deductions outlined - however, we still had thousands of dollars in our rent account that we were explicitly told would be returned to us with our security deposit. Now, they are saying they used that money to cover “damages and repairs” despite there being no deductions on our security deposit. This is ILLEGAL. Per our lease and Georgia LAW, they are legally required to outline this within 30 days and it has been well into 4 months. They refuse to give us our money back despite the company not following their own lease agreement and acting illegally in the state of GA. It is unfortunate, but we will be having to pursue legal action.

Tried to work with them, their lack of communication and professionalism was so obvious that I decided to terminate my contract before they even marketed my unit. They said I had 60 day free guarantee and now 90 days later and 5 written request to cancel they are sending me to collections for $65. Choose another service provider, the only way they will answer is through a BBB review.

I’ve been a tenant for 2 years and this is my first major maintenance issue. I’ve been without a washer for a month. The company is saying I’m responsible per my lease but we later went over the lease together and discovered that was not true. Since discovering I’m not responsible, the company has yet to move forward to have it repaired. I’ve also gotten no response unless I call 3 times a day.

Beware using this company to manage your property, they are terrible.
They demonstrated absolute disregard for our property and caused financial losses due to their incompetence.
They were very quick to respond when trying to earn our business and became grossly negligent once the contract was signed.
Avoid them and look elsewhere, unless you want nothing but headaches

After numerous attempts to repair an old ceiling fan and light that just would not stay fixed, finally got approval to replace the ceiling fan and light. Daniel was the last maintenance person to come out and push the request or replacement based on the challenges in repairing the old light. He then returned to install the new ceiling fan and light and it was great! He is a very professional and pleasant person! He was quick and efficient and we appreciated it!

Specialized property management went above and beyond to make sure that our washing machine was fixed.
Not just only was it fixed, they brought out an entire new one.
And we are so happy that they resolved this issue fairly quickly. If you guys are looking for a place and company to rent from Choose them, they would not disappoint.They will fight with you.

I used this company to manage one of my properties and it was a horrible experience. They would change locks without my permission then overcharge me. They would conjure up a work order for something miner and then over charge me. When my year was up I did not renew and they stole my last month rental income from my tenant. These people are crooks and you should stay far away from them.

UPDATED REVIEW BELOW MUST READ!!!: I rented from this company for a year (July 2, 25) my lease expires. I didn’t renew my lease due to personal issues but would definitely have renewed. Maintenance was taken care of in a timely matter and communication was good although you didn’t always talk to the same person but hey, it’s an establishment. They responded to emails promptly . I loved the home and location and I would occupy another one of their homes in the future.
PLZ READ: Originally I had given this company 5 stars but I’m editing the review due to the fraudulent activity this company has conducted. This company FRAUDULENTLY allowed my co-tenant to renew the lease with my name still attached although I notified them of my departure I didn’t sign any new documents. They refused to remove my name and terminate my lease. They said the tenant didn’t qualify to lease on his own but yet they allowed him to renew the lease WITHOUT my signature and honored this by signing their name as well, extending the lease term to 2026. I’ve reached out to the company with no avail. I don’t understand how this is ethical or legal for this matter. I’ve contacted BBB of this situation and the company has NOT responded. This the last chance for them to clear my name and set things right or we’ll settle this in court. I’m leaving the 5 stars so ppl can view this as a warning about the company.
