I’ve only been with this company for three months. Initially, everything seemed fine, but we’ve since encountered several serious issues with our home. We recently discovered that rodents have been living in the basement walls for quite some time, causing significant damage and major leaks. Unfortunately, the homeowner has been very slow to address these problems. It’s been over two weeks, and I’m becoming increasingly concerned about additional damage and unresolved maintenance issues. Another frustration is the mandatory $50 monthly “Renters Benefit Package” fee. I confirmed today that this package is supposed to include 24/7 maintenance support, but that has not been my experience. The response time and level of service have fallen well short of what was advertised. In addition, customer service has been disappointing. When I called to get clarification about the charges, I was met with an unhelpful attitude rather than clear answers. I am not someone who typically leaves negative reviews, but my experience so far has been extremely frustrating. Based on the ongoing maintenance concerns, unexpected fees, and poor customer service, I cannot recommend this company at this time.

Avoid at all cost!! Beware of Specialized Property Management. After nearly 4 years as a tenant, I moved out leaving the property cleaned top to bottom with video documentation to prove the condition it was left in. My security deposit was $3,400, and initially they only returned $948 while attempting to charge excessive and questionable fees for normal wear and tear and other disputed items. I was never given the opportunity to participate in a proper move-out inspection or review/sign the deductions within the expected timeframe. After repeatedly disputing the charges and mentioning legal action, additional money was eventually returned. The entire process was stressful, frustrating, and felt extremely unfair. Future tenants should document EVERYTHING, save all emails/texts, know their rights, and be prepared to advocate for themselves.

Until someone calls and resolves this issue with my wife and I this review will stay live. I am leaving this review because my wife and I have had an extremely stressful and disappointing experience with this property management company, and these last two weeks have been a perfect example of the lack of communication, urgency, and support we have dealt with. Since 5/4, my wife has been emailing and calling every day trying to speak with someone about extending our lease due to changes with the closing date on our house. This was not a situation where we were refusing to pay or trying to avoid responsibility. We were actively trying to communicate, get confirmation, find out the amount due, and have the correct charge added to the resident portal so we could pay. Instead, we were left chasing responses. Liz Rodriguez, who is listed as leasing support, did not actively help us resolve the situation in a timely or clear way. My wife repeatedly tried to get answers, and the lack of communication caused an unnecessary amount of stress during an already time-sensitive housing transition. What makes this even more upsetting is that our lease started with serious issues involving squatters and safety concerns at the property, and now it is ending with the company seemingly allowing or initiating utility changes while we are still occupying the home and still waiting for a clear response regarding the lease extension. We have not received a clear yes or no, we have not received payment instructions, and the resident portal has not been updated with the amount needed for us to pay. These last two years have been stressful, frustrating, and exhausting, and now they are ending on an equally horrible note as they started. We should not have to beg for basic communication about something as important as housing, utilities, and lease timing. At this point, the issue is not just that our closing timeline changed. The issue is that we tried to communicate every day, asked for clear next steps, and were not given the support or urgency this situation required. A property management company should be able to provide timely answers, payment instructions, and basic assistance when tenants are actively trying to resolve an issue. This experience has been extremely disappointing, and I would not recommend this company to anyone looking for reliable communication, professionalism, or support during stressful housing situations. I will continue to share my experience because tenants deserve basic communication, especially when housing, payment, and utilities are involved. As of today, we still do not have a clear answer regarding our lease extension, payment instructions, or why utility service was changed while we are still occupying the property.

She has been exceptional and has proven to be the most competent and attentive maintenance coordinator we’ve worked with in any capacity. Her excellent communication skills and understanding of our needs have significantly increased our confidence in the company and we look forward to working with her in the future.

I've had a positive experience so far with Specialized Property Management. When I applied to sign a lease, Nicole was very helpful in getting all of my questions answered and ensuring she had all of the information she needed from me to get my application complete. I appreciate the communication that I've had with the SPM team so far and how quickly they could help me through the application process.

Aleida has been so patient and supportive in educating me through this eviction and repair process. She has been so responsive and again patient in my delays and trying to understand and find other options. She assisted in educating me and making sure I had all the info I needed to make the best informed decision. I need to resend my original statement about specialized what I said about Aleida is 100% true but specialized is a crooked dishonest and money making company. They care nothing about your property nor are they willing to really support or take ownership in any of their dealings with our property. They have shown over the last three months that all it is is about money to them. We paid $8000 to have our property restored after a tenant destroyed it. We are now currently missing three windows that were professionally removed and specialized is not taking ownership of these windows and we are going to again. Have to pay to get these windows replaced when there were some sort of miscommunication on their end with their vendors. Beyond disappointing, beyond professional and beyond dishonest.

As a vendor partnering with Specialized, I couldn’t be more impressed. Their services are seamless, but it’s the personal touch that truly sets them apart. Whether it’s Aleida, Seantel Hopkins, or Cesar, the team is simply exceptional. They respond quickly, always have your back in the field, and there’s always someone to talk to if a challenge arises. They are truly amazing to work with, and I highly recommend them!
