RES has been very helpful in finding myself and my family our next rental property. Coming from out of state can be difficult trying to find the right fit without being there in person. RES did everything we could have asked for and more. When we were able to look at places, Nick was a joy to work with and put a face to such a wonderful company.

I have rented from several companies and individuals as well as renting out a property. In all of those experiences, the lease contract was used as a guideline, but there was, more often than not, flexibility when a reasonable request was made. Not so much with RES. While they respond promptly to work requests and are kind and respectful in their responses, there is absolutely no reasonable flexibility. We asked for flexibility in termination of the lease since we were giving them more than 90 days of notice, and it would be less than 1 month from the end of the lease, and we were told that would not be possible. We found another place and asked if we could terminate 4 days earlier (May 31 instead of June 4), and we were told that would not be possible. I asked if I could rent a carpet cleaner and clean the carpets, and I was told that we were required to have them professionally cleaned. I understand what was in the contract I signed, but again, I have worked with other property managers, and been a property manager, who considered reasonable requests, and am disappointed that RES would not budge AT ALL on anything. I also don't love that all the responsibility to clean the home/carpet is placed on the renter. In my experience, and according to what I see online, as long as there is no more than normal wear and tear on a home, the property manager/owner is responsible for preparing it for the next renter. In this rental, that buck has been passed on to me. Another frustration is that, while we were in the home, RES was going to raise the rent $100/month if we chose to sign for another year, but when we did not, they listed it for what we were currently renting it for. Lastly, when we first moved in, we were sent a bill for months of utilities that were not paid by the previous tenants. We made RES aware of this immediately. After several weeks and numerous emails from different people at RES, telling us we needed to pay the water bill, while others told us they would take care of the situation with the utility company, the bill was finally paid. It sometimes seems like one hand doesn't know what the other hand is doing...

I've had a great experience with Denver RES. The team is professional, responsive. Communication is clear, and everyone is patient for explaining the concern that I had last winter for turning on the sprinkler when the tenant was keeping miss the arranged appointment. Highly recommended for anyone looking for reliable and attentive property management.

Pro. I've had a good experience with RES. Rent on time, professionally handled tenants, lease details handle what both I and the tenant want, no weird nitty gritty details, and good vendors for necessary service issues. Previously I had Nomad, and had issues reaching them in general, and after my rental was extensively damaged. It's night and day. Go RES. Don't look back.

Edit: they actually edited their response, which is better. Good for them for an attempt at being more professional. None of my photos are cherry picked. They’re just what i took before I left. It is what it is, but they’re never going to admit fault even when i take photos of the place 😅 ——————————————————————- I mostly had an ok experience as a tenant. They didn’t renew my lease and didn’t give me a reason as to why, forcing me to find a new place, which falls under legal guidelines i guess, but a reason would’ve been nice. The one star is because their communication is absolutely horrid when it comes to security deposits. No communication. At all. The security deposit got to me 60 days later and the fees didn’t really make any sense to me. They charged me 375 bucks for not cleaning the microwave and for leaving a few things behind for the new tenant. I’m pretty sure it was clean and as far as the items, I don't know, I thought they were cute and maybe the next tenant could use them. I didn’t think it was a big deal, since i had done it before when moving from houses, but apparently you shouldn’t leave anything when it comes to houses owned by these guys. They claim the garage door was cracked behind the door handle. Not only did i never use the garage for cars, but also, i don’t remember ever seeing a crack. Probably because i never used it. If it’s cracked, im guessing it was from something not having to do with me. Fishy stuff. The only thing they said to me was they were missing the garage door opener. Definitely a mistake on my part, which i returned the next week after i moved… to only be charged for that same garage door opener… Just stay away if you actually want communication and want your security deposit back promptly. Absolute scam at the end of the day and not really worth it if you ask me. They’re going to try and nickel and dime you. Not a great experience. I attached photos to show how I left the place. You be the judge. I lost nearly 600 dollars from things that don’t make any sense to me, but it is what it is.
