This is Due to some of the poor quality of professionalism. Responding to inquiries with incorrect properties/information, unwilling to show any flexibility for showing a place, hardly communicating, it's made me lose some faith in the process as a whole. And then I contacted RES about a property and it's been a complete 180. They followed up immediately, they've been upfront and all items they say I will have to do are exactly that. I've communicated with Ellie, Greg, Katelyn, and Jenni, and they've all been polite, professional, and helpful. Manny met me at the property and was an absolute joy to tour with, easy going, likeable, and honest. They all clearly communicate well as a team and seem to be on top of it. They made an extra effort to help me tour the property due to my limited schedule and followed through with everything they've said. I'm very grateful! RES seems like that old school business that this world needs. Reminds me of Henry Ford; "you can have any color you want, as long as it's black..." They seem to tell it like it is, professionally, and don't bend to the insane "the customer is always right..." completely overblown and abused mentality. Thank you RES! RES Property Management Review – Landlord beware of terms and conditions. RES currently manages my townhome. I'm sharing my disappointment and frustration over inconsistencies and contradictions, straight from their own website. I hope this helps inform other landlords. RES and I disagree on the interpretation of clear, fundamental service descriptions on their website, services that are typically included in most property managers’ scope of work. Their interpretation excludes services in ways that are not apparent to someone reading the website. Their website states that they handle move-in inspections. However, the landlord later learns that this is not how the service is actually performed. They require a separate move-in checklist, which they claim is different from the move-in inspection. RES Agents say they will not complete this move-in checklist because it involves maintenance tasks, such as checking light bulbs, fans, and AC filters. While I would not expect them to fix or replace any items, it is reasonable to expect them to complete the move-in checklist as part of property management, with any needed repairs handled by a vendor. In addition, their website states that they will troubleshoot maintenance issues with the homeowner before sending a vendor. How is troubleshooting an included maintenance but, a move-in checklist an excluded maintenance? A clear inconsistency in how their services are described and marketed. They claim no hidden fees, yet their fee structure shows otherwise upon detailed review (I calculated 8.42%: 7% management fee w/$200 cap, 1% tenant payment, and ~0.42% per month from annual fee). The annual fee states that it “includes a thorough inspection, including furnace/AC filters, detailed photos and a new lease each year.” This insinuates a new filter is provided, yet it turns out that a new filter is at the expense of the tenant, which ultimately contradicts what their website advertises. The property has a digital door lock (per contract, meeting all security and commercial standards). The agent who collected the keys was also informed on-site. Now they're demanding a lock change due to unstated "company policy" that is not in the contract. If you realize full management isn't working as it should, changing to ‘tenant placement only’ is not an option, even if you're willing to pay their $2,000 placement fee (~$400 difference over 12 months compared to their management fee). They're unwilling to meet landlords halfway. After scrutinizing the contract (signed June 2025), it's heavily manager-favorable with questionable clauses: • One-sided termination/penalties • Excessive unilateral authority (repairs, vendors) • Windfall clause • Sale-to-tenant commission • $100 court appearance fee • Gag order banning owner-tenant contact (even emergencies), is that even legal? Based on my experience so far (7 months in), I do not recommend RES.

Spotted a great deal on a rental unit managed by RES and decided to take the leap. I will admit that at first I was skeptical regarding the text and email only communication methods for getting in touch with the company, but that has not proven to be an issue. All of my texts or emails are promptly and thoroughly responded to, the unit I rented was as described with accurate photos, and they did a great job cleaning it as well before my move in. I can definitely see myself renewing and the unit I leased could not be more perfect for my needs. This company handles service (HVAC/winterization etc) scheduling very promptly and contracts with top-notch companies to do the work, and when I had an issue with my unit they were also thorough, kind, and effective with their response to that as well. I would definitely recommend you lease from RES!
