I met Hersh through the BiggerPockets real estate agent finder. Overall, I will say that my experience was fine but the transaction interest petered out from the team right before close of my property this week. I would not recommend the firm unless you have a larger deal flow or 1M of opportunity as their positioning in their marketing focuses on out of state investors. This was implied several times and lesson learned on being clear and better realtor interviews to ensure alignment. My first realtor worked with primarily first time home buyers, but limited working experience in REI. That was the initial reason I contacted HSG. This is my second property and the week of the transaction I sparingly received text messages detailing or even offering support. In all fairness the first few properties there was initial interest from HSG, however when my strategy focused on a single family house versus Multifamily (sub 600K in list price) HSGs interest waned, hence the rating. I closed the deal as my goal was to close no matter what and figured out a lot of opportunity in my deal using ChatGPT and AI tools. Through the process I felt overlooked: - I found all of my deals myself on the MLS (another investor who had worked with HSG remarked she was also promised off market deals received none and was smart to terminate her agreement). I already had my doubts but proceeded because getting the deal done was more important than the realtor. - Another realtor complained that he thinks there was a risk of overpayment on the deal property but the property appraised for the value but the concern he raised were valid. The day of close - Hersh nor any member of his team bothered to show up to close or congratulate on the transaction. HSGs affiliate mortgage company, Highland Mortgage, sent an auto generated note and had confused items in my transaction. I had a great conversation with the sellers realtor and the closing attorney 😊 who have been incredibly helpful. Again, this is my experience and wish HSG and all investors well in what they need and deserve.
