Before I signed, Graystone’s Chief Operating Officer, Jay Michalec, personally sold me on the service. In a July 13, 2026 email, he explicitly confirmed that the 10% management fee included tenant placement, lease renewals, and routine inspections, with “no separate fees” for those services. He also stated there were no onboarding, technology, or cancellation fees. After the agreement was signed, Jay was no longer my practical point of contact. My day-to-day property management was turned over to an overseas team based in India. I was not made sufficiently aware during the sales process that this was how my account would actually be managed. Managing a Tampa fourplex from overseas already requires dependable local support, and this arrangement created delays, confusion, and repeated follow-up on my part. When problems developed, I was placed into a WhatsApp group with several Graystone team members. Instead of feeling like a professional effort to solve the problems, the conversation felt confrontational and pressuring. I felt outnumbered rather than supported as the paying property owner. Graystone then proposed ending management responsibilities immediately during the dispute, even though the written agreement contained a 30-day termination provision. After I objected, someone from the company acknowledged in writing that Graystone would “honour our agreement.” They also attempted to introduce different transition conditions and raised tenant-placement charges despite the earlier written promise that placement was already included in the 10% fee. Operationally, I dealt with late or missing rent, a tenant abandonment, repeated payment problems, repair and accounting questions, delayed distributions, listing issues, and the need to repeatedly chase updates. One owner statement showed $2,900 collected, $260 in management fees, $574.13 in other expenses, and only $2,065.87 distributed to me. The arithmetic balanced, but supporting documentation and explanations were not always provided clearly. The statement also contained two separate HVAC charges for the same unit during the same month. Valentina was responsive at times and attempted to correct certain issues, which I appreciate. However, that did not overcome the larger problems with communication, shifting expectations, account management, and the difference between the service sold to me and the service I actually received. Based on my experience, I cannot recommend Graystone to property owners, especially owners managing remotely. Anyone considering them should obtain every promised fee, service, termination condition, local staffing arrangement, repair-approval limit, and tenant-placement term in writing before signing.

One of the Worst Property Management Experiences I’ve Had I would strongly caution anyone considering renting a property managed by this company. My experience with them has been extremely frustrating, and the way multiple maintenance and customer-service issues were handled was unacceptable. One of the worst situations involved our air conditioning. Our A/C broke, and we were left without properly working air conditioning for approximately 10 DAYS before someone finally came out to fix it. This is Florida. Anyone who lives here knows how hot and humid a house can become without A/C. Leaving tenants dealing with those conditions for that long is completely unacceptable in my opinion. Then there was our refrigerator. When it stopped working, it took approximately TWO WEEKS for them to replace it. During that time, we lost a significant amount of food. After all of that, the reimbursement we received barely covered the groceries we had to throw away. We had to deal with the inconvenience, the loss of food, and repeatedly follow up just to get the problem resolved. Now, as we prepare to move out, we are dealing with the stove. The glass cooktop cracked, and rather than reasonably evaluating whether the cracking could be related to normal wear and tear, age, heat stress, or failure of the appliance, their approach has been to push responsibility onto the tenant. In my experience, they seem unwilling to accept responsibility when something could reasonably be the result of normal wear and tear or an appliance failure. Communication throughout our tenancy has also been extremely frustrating. Much of the customer-service operation appears to be handled overseas, including representatives based in India, and getting someone who can actually resolve an issue has often been incredibly difficult. Calls and follow-ups frequently seem to go nowhere. On one occasion while speaking with Mohamed, I could hear what sounded like him smoking hookah during our conversation. Regardless of what exactly was happening in the background, the interaction came across as extremely unprofessional while I was trying to discuss a legitimate issue involving my home. I also specifically want to mention Mohamed, the Senior Account Manager. Based on my personal interactions with him, he has been one of the worst property-management representatives I have ever dealt with. Instead of feeling like legitimate concerns were being objectively investigated and resolved, I repeatedly felt dismissed and forced to fight over issues that should have been handled professionally from the beginning. Think about the pattern: approximately 10 days without working A/C in the Florida heat, approximately two weeks waiting for a refrigerator replacement while our food spoiled, inadequate reimbursement for the food we lost, difficulty reaching people who could actually resolve problems, and now a dispute over a cracked glass cooktop. For anyone considering renting from this company, my advice is simple: DOCUMENT EVERYTHING. Take detailed photos and videos when you move in and when you move out. Save every email, text message, maintenance request, receipt, and work order. Take screenshots showing when maintenance requests were submitted and when they were finally resolved. Get everything they tell you in writing. Based on my experience, I would absolutely not recommend this property management company.

When it stopped working, it took approximately TWO WEEKS for them to replace it. During that time, we lost a significant amount of food. Despite the delay being outside of our control, the reimbursement we eventually received barely covered the value of the groceries we had to throw away. Now, as we are preparing to move out, we are dealing with another issue involving the glass cooktop. The stove glass cracked, and instead of reasonably evaluating whether the damage could be related to normal wear, age, heat stress, or failure of the cooktop, their approach has been to push responsibility onto the tenant. A glass cooktop is a replaceable component, yet I am concerned they will attempt to treat this as justification for an excessive charge rather than fairly assessing the actual repair cost, age of the appliance, and circumstances. Communication has also been extremely frustrating. Much of their customer-service operation appears to be based overseas, and getting someone who can actually resolve an issue can be incredibly difficult. Calls and follow-ups frequently feel like they go nowhere. On one occasion, while speaking with Mohamed, I could even hear what sounded like him smoking hookah during our conversation. That is not the level of professionalism I expect when discussing issues involving someone’s home and money. I specifically want to mention Mohamed, the Senior Account Manager. My interactions with him have been among the worst customer-service experiences I have had with a property management company. Instead of feeling that legitimate tenant concerns are being investigated objectively, I have repeatedly felt dismissed and forced to fight over issues that should have been handled professionally and reasonably from the beginning. Tenants should not have to spend weeks chasing a management company to replace an essential appliance. They should not lose hundreds of dollars in food and then struggle for adequate reimbursement. And when something breaks in a home, management should investigate whether it is ordinary wear, age, or an appliance failure before automatically trying to hold the tenant financially responsible. If you are considering renting from this company, document EVERYTHING. Take detailed move-in and move-out photos and videos, save every email and maintenance request, keep receipts, and get everything they tell you in writing and definitely consider having A lawyer close by. Based on my experience, I would absolutely not recommend this property management company.

He worked hard to get my house rented during a time.When there was a large amount of rental inventory on the market.I truly appreciated his dedication and communication throughout the entire process. As a property owner and client of Graystone Property Management, I experienced a prolonged maintenance issue at my rental property that resulted in significant damage and disruption. On June 23, 2025, my tenant reported an active water leak coming through the kitchen floorboards at my rental property. Water continued leaking into the kitchen for approximately five weeks, from June 23 until July 28, 2025, while the source of the issue was being investigated. The issue was ultimately addressed when the refrigerator was replaced on July 28. During that five week period, continued water exposure negatively affected cabinetry and flooring. Initial mitigation work was performed, but moisture remained present and further repair and total reconstruction were required. The resulting kitchen disruption lasted from late June through September 2025 due to mold remediation, cabinet, sink and flooring removal, followed by recosntruction. Temporary accommodations were provided at times, including a temporary sink, but normal kitchen use was significantly limited for an extended period. Due to the prolonged disruption and hardship from the leak and subsequent disarray of the kitchen I voluntarily provided rent concessions to the tenants as a gesture of goodwill. A documented demand letter was sent and received. I am seeking fair reimbursement for documented financial losses associated with this matter. Given the documented timeline and supporting records, I remain hopeful this matter can be resolved fairly. EDIT: Thank you for the response. I agree that unexpected maintenance issues can occur with rental properties, and I appreciate the efforts that were made to coordinate vendors once the problem was ultimately identified. My concern in this situation is not that a repair was needed, but that the issue remained unresolved for an extended period before the source was confirmed, which led to additional damage and a lengthy kitchen disruption for the tenants. As reflected in the documented timeline and communications, the matter ultimately required mold remediation and a full kitchen reconstruction that lasted several months. Because of the hardship caused to the tenants during that time, I voluntarily provided rent concessions while the repairs were completed. I remain hopeful that the documented financial impact from this situation can still be addressed fairly and that a reasonable resolution may still be reached.

The Graystone team is extraordinary! Every member of this team is extremely friendly and informative. They are happy to thoroughly explain every detail of what is going on, or graciously refer you to someone who can. To landlords: Graystone Property Management was able to secure tenants at a reasonable rate within just a couple of weeks, even in this current market where rents have been dipping and properties are sitting much longer than they have been in recent history. There is no lack of communication at any point, they update you multiple times per week about how marketing is going. To investors: Graystone Investment Group’s slogan of “You invest, we do the rest” is not bullshit. The entire process of acquisitions, lending, rehab, and property management is all streamlined through their network with you at the driver’s seat for every major decision that has to be made. They are very accommodating and willing to explain the best path forward through every step of the process. Highly recommended!

They immediately set up a meeting so I could get familiarized with the personnel managing my property; they gave me the necessary data so I could make informed decisions; they provided resources to get my property ready to rent; and were able to quickly get a tenant into place. As a property owner and client of Graystone Property Management, I experienced a prolonged maintenance issue at my rental property that resulted in significant damage and disruption. On June 23, 2025, my tenant reported an active water leak coming through the kitchen floorboards at my rental property. Water continued leaking into the kitchen for approximately five weeks, from June 23 until July 28, 2025, while the source of the issue was being investigated. The issue was ultimately addressed when the refrigerator was replaced on July 28. During that five week period, continued water exposure negatively affected cabinetry and flooring. Initial mitigation work was performed, but moisture remained present and further repair and total reconstruction were required. The resulting kitchen disruption lasted from late June through September 2025 due to mold remediation, cabinet, sink and flooring removal, followed by recosntruction. Temporary accommodations were provided at times, including a temporary sink, but normal kitchen use was significantly limited for an extended period. Due to the prolonged disruption and hardship from the leak and subsequent disarray of the kitchen I voluntarily provided rent concessions to the tenants as a gesture of goodwill. A documented demand letter was sent and received. I am seeking fair reimbursement for documented financial losses associated with this matter. Given the documented timeline and supporting records, I remain hopeful this matter can be resolved fairly. EDIT: Thank you for the response. I agree that unexpected maintenance issues can occur with rental properties, and I appreciate the efforts that were made to coordinate vendors once the problem was ultimately identified. My concern in this situation is not that a repair was needed, but that the issue remained unresolved for an extended period before the source was confirmed, which led to additional damage and a lengthy kitchen disruption for the tenants. As reflected in the documented timeline and communications, the matter ultimately required mold remediation and a full kitchen reconstruction that lasted several months. Because of the hardship caused to the tenants during that time, I voluntarily provided rent concessions while the repairs were completed. I remain hopeful that the documented financial impact from this situation can still be addressed fairly and that a reasonable resolution may still be reached.

The Graystone team is extraordinary! Every member of this team is extremely friendly and informative. They are happy to thoroughly explain every detail of what is going on, or graciously refer you to someone who can. To landlords: Graystone Property Management was able to secure tenants at a reasonable rate within just a couple of weeks, even in this current market where rents have been dipping and properties are sitting much longer than they have been in recent history. There is no lack of communication at any point, they update you multiple times per week about how marketing is going. To investors: Graystone Investment Group’s slogan of “You invest, we do the rest” is not bullshit. The entire process of acquisitions, lending, rehab, and property management is all streamlined through their network with you at the driver’s seat for every major decision that has to be made. They are very accommodating and willing to explain the best path forward through every step of the process. Highly recommended!
