*Please note, I no longer take Wholesale, BRRR or Fix n' Flip clients.* Our clients purchase cashflow positive or appreciation-focused properties in Dallas, Fort Worth, Austin, Houston, and San Antonio. We serve househackers, first-time investors, seasoned investors, out of state investors, short and mid term rental investors, long term rental investors, and primary home buyers who hope to turn their primary into a rental in the next year or two. Most of the deals our clients invest in are 1-4 units in size, priced from $250k - $1.5M, purchased with VA, FHA, Conventional financing, or 1031 funds. The properties are usually turnkey or need a light renovation. We DO NOT source distressed properties, foreclosures, or commercial grade multi family (5+ units). We are a group of agents that are active investors in the market you're looking to expand in, and purchasing deals right alongside our clients. We run the numbers, share our resources including contractors, handymen, property managers, CPAs, Attorneys and leasing specialists. We strategize with you to make sure your investment aligns with your goals and we view the client/ realtor relationship as one that will last much longer than our first deal together. Vic made buying a short-term rental out of state feel straightforward and low-stress. He understands the STR mindset—cash flow, neighborhood fit, resale potential, and what actually matters when you can’t be there in person—and he was proactive about keeping the deal moving from start to finish.
He’s responsive, organized, and honest about tradeoffs, which is exactly what you want when you’re purchasing across the country. Sandy (his admin) was also fantastic—quick to respond, on top of paperwork and scheduling, and genuinely helpful throughout the process.
If you’re looking for an investor-friendly realtor who knows remote buying and can execute cleanly, I’d recommend Vic without hesitation.

We hired Steffen to sell our house in Houston.After almost 6 months on the market, we received an offer for about $140,000 under the original price Steffen suggested. He also failed to deliver a signed acceptance contract, which caused a deal to fall through, and she was charged with an ethics violation by the state board of realtors. I highly recommend using ANYONE else if you value your sanity.

Working with Victor Steffen was a costly mistake for me as an investor. A friend of mine had warned me about agents who overpromise on tailored strategis - but I didn’t listen. While he dressed to impress, my deal with Victor fell apart due to poor comunication and unexpected closing isses. Can you afford the risk of working with someone who doesn’t deliver as promised?

As a first timer, several months ago, I browsed BP in search for an ideal investment location. Victor reached out to me and suggested that Austin was the place to be. Somewhat reluctant -- I knew Austin would be a challenge for the high demand -- I got in touch and heard his pitch. Never looked back.
Victor has proven himself to be honest, resourceful and, best of all, filled with grit. Despite our limited resources and a numerous failed attempts at securing the coveted Austin property, Victor found us a killer deal in a (bidding) war zone.

I was working with Victor. He first agent that I worked with in Austin that actually understood the numbers and what I was telling him. I had worked with other agents in the past, but all of them would tell me its a good deal.. without really paying attention to the numbers (the most important part). I highly recommend Victor and his team for transactions if you are looking for an investor friendly agent who actively invests and understands the market at a deep level.

We have recently purchased an investment property in Austin. We closed at the end of April 2021.
Our (my wife and I) plan weren't planning to invest in Austin. We live in San Francisco and saw what a tech boom can do to your area, with that being said, we thought it was out of our budget.
I had posted a question in the forums and had mentioned Austin TX. Victor actively reached out to us - we had a great conversation and to our ignorance, Austin TX was still within our price range.
Victor was very responsive, had great knowledge of the city and we felt extremely comfortable working with him. After our purchase, my wife and her sister decided purchased another one, we then told one of our close friends about what we did, and they ended up purchasing one from Victor too. This is within the last few months (May - July 2021).
All of us, me, my wife, my sister in law, and close friends all had a great experience with Victor.

As a new investor, my partners and I reached out to a ton of different real estate agents in various “hot” U.S. Markets. After conducting many of the interviews and virtually meeting agents, we discovered that Victor is exactly like the real estate agent that all of the biggerpockets books and articles talk about finding. He’s not only an expert of the Austin and surrounding market, but also an active real estate investor in the area and even employs a lucrative rent by the room strategy in Austin that helped my 2 partners and I buy our first property, which will cash flow positively (around 1k/month). Positive cash flow was something we thought would be next to impossible in the Austin market before meeting with Victor. Unlike many other agents that set up automatic MLS emails, Victor would only send us properties that fit our criteria and that we would consider offering on. Victor was available around the clock to answer any questions or concerns we had about the purchasing process and was absolutely essential to closing on our first investment property. I highly recommend Victor to anyone looking to buy in the Austin market and surrounding area.

Victor has good grasp of numbers and will work with you to land a deal you are looking for. He helped us with the forced equity deal we were looking and negotiated at an even lower price point than I was planning to offer. Being an investor himself, he has been a great resource and he has some very creative strategies for cash flow. He shared his knowledge and experience when I needed which proved to be very valuable. Victor and his team helped us purchase our first long term rental investment property. We had an initial call where I explained our goals, and almost immediately, he was sending us properties that matched our criteria. As a real estate investor himself, Victor is able to provide insight from the investor's perspective. Not only did he help us close the deal on the property with the seller, but he was able to connect us with an insurance agent, lender, and property manager. A seamless experience from start to finish with consistent follow up and communication from he and his team to make sure that the deal is moving along smoothly from start to finish. As much as I’d love to say I had the experiences as people above— my fiancé and I, did not. At all. We were assigned a realtor through Navy Federal but after some digging I stumbled upon Victor through his BiggerPockets podcast episode. He was super knowledgeable on the DFW market and real estate investing as a whole— also super personable and likable. So we went with him. Throughout the transaction.. we heard from him probably 3 times. Most communications went through his assistant Erin Collins, which again was slim to none with late responses or dry answers. The deal itself was hard with many hiccups— and we felt like we were fighting an uphill battle alone. Financing almost fell through but thankfully I knew another lender that got on it super fast. I just hope all their first time clients are ready to take on most challenges on their own. Lastly, when we did close—We didn’t get something as simple as a “happy closing day!” Or “congrats!” text. Something you’d hope for as a first time buyer — just a nice gesture. Unfortunately our first transaction as property owners was nothing I’d hoped for— but I’m hopeful moving forward we will have better experiences.

After conducting many of the interviews and virtually meeting agents, we discovered that Victor is exactly like the real estate agent that all of the biggerpockets books and articles talk about finding. He’s not only an expert of the Austin and surrounding market, but also an active real estate investor in the area and even employs a lucrative rent by the room strategy in Austin that helped my 2 partners and I buy our first property, which will cash flow positively (around 1k/month). Positive cash flow was something we thought would be next to impossible in the Austin market before meeting with Victor. Unlike many other agents that set up automatic MLS emails, Victor would only send us properties that fit our criteria and that we would consider offering on. Victor was available around the clock to answer any questions or concerns we had about the purchasing process and was absolutely essential to closing on our first investment property. I highly recommend Victor to anyone looking to buy in the Austin market and surrounding area.

What I Loved was every morning I got at least one email from victor with several properties and he had already run the numbers for me showing comps, cash flow and returns, etc!! Victor has good grasp of numbers and will work with you to land a deal you are looking for. He helped us with the forced equity deal we were looking and negotiated at an even lower price point than I was planning to offer. Being an investor himself, he has been a great resource and he has some very creative strategies for cash flow. He shared his knowledge and experience when I needed which proved to be very valuable. Victor is now my go-to realtor for all future investments and I will highly recommend him.

Victor and his team helped us purchase our first long term rental investment property. We had an initial call where I explained our goals, and almost immediately, he was sending us properties that matched our criteria. As a real estate investor himself, Victor is able to provide insight from the investor's perspective. Not only did he help us close the deal on the property with the seller, but he was able to connect us with an insurance agent, lender, and property manager. A seamless experience from start to finish with consistent follow up and communication from he and his team to make sure that the deal is moving along smoothly from start to finish. As much as I’d love to say I had the experiences as people above— my fiancé and I, did not. At all. We were assigned a realtor through Navy Federal but after some digging I stumbled upon Victor through his BiggerPockets podcast episode. He was super knowledgeable on the DFW market and real estate investing as a whole— also super personable and likable. So we went with him. Throughout the transaction.. we heard from him probably 3 times. Most communications went through his assistant Erin Collins, which again was slim to none with late responses or dry answers. The deal itself was hard with many hiccups— and we felt like we were fighting an uphill battle alone. Financing almost fell through but thankfully I knew another lender that got on it super fast. I just hope all their first time clients are ready to take on most challenges on their own. Lastly, when we did close—We didn’t get something as simple as a “happy closing day!” Or “congrats!” text. Something you’d hope for as a first time buyer — just a nice gesture. Unfortunately our first transaction as property owners was nothing I’d hoped for— but I’m hopeful moving forward we will have better experiences.

Vic made buying a short-term rental out of state feel straightforward and low-stress. He understands the STR mindset—cash flow, neighborhood fit, resale potential, and what actually matters when you can’t be there in person—and he was proactive about keeping the deal moving from start to finish.
He’s responsive, organized, and honest about tradeoffs, which is exactly what you want when you’re purchasing across the country. Sandy (his admin) was also fantastic—quick to respond, on top of paperwork and scheduling, and genuinely helpful throughout the process.
If you’re looking for an investor-friendly realtor who knows remote buying and can execute cleanly, I’d recommend Vic without hesitation.
