Full-time Agent & investor focusing in flips, long term rental and off market properties. Whether you're local or out-of-state, my team and I will help you identify deals that will provide monthly cash-flow, build equity, and start your investment journey the smart way. I work with experienced and newer local and out-of-state investors looking to House hack, purchase flips and long term rentals in Central Texas & Milwaukee, WI. My ideal clients are pre-approved (or cash-ready), have defined and realistic investment goals, coachable and willing to listen to advice and are ready to act when the numbers make sense. I can help connect you with trusted lenders, contractors, and property managers in the area to help build out your team to ensure success in your real estate journey. A little about me... I got my start in real estate as a scattered-site property manager in Milwaukee, WI, overseeing a portfolio of 450 rentals—from single-family homes to 16-unit buildings. That experience gave me a deep understanding of how to underwrite and operate long-term rental properties, which I now use to help investors make smarter, more informed decisions for myself and my clients. During that time, I also purchased a duplex which I did a successful value add house-hack over a span of 4 years which launched my personal investing journey. I also run and operate two flipping businesses, in TX and in WI, which has given me hands-on experience with rehabs, contractor management, cost control and most importantly underwriting deals that actually make money which is knowledge that I bring to every client's deal. Since then, I’ve helped numerous clients grow their rental portfolios, buy and sell flips, have successful BRRRR deals and even help people find their forever homes. I’ve also appeared on two episodes of The American Dream TV—a nationally televised show that’s aired on HGTV and the Travel Channel—where I had the opportunity to showcase local businesses, communities, and investment properties. We are foreign investors that were looking for a rental to buy and hold, reached James and he was happy to assist us on this. we needed someone that can help us since we are buying on remote, James service is amazing, he is very responsive and made sure we feel comfortable in the process.

Our company, OS Investment team LLC, has worked with James on a number of deals in the past year. From our experience he is an energetic, cooperative, thorough and user-friendly agent. We did most of the work remotely, overseas and it worked great due to the fact that James is reliable and works around the clock.

James Konvalinka is truly exceptional. We met him through bigger pockets as one of the agents focused on investment properties. He’s always available to talk or do home tours with detailed video. James was our agent last year when we purchased our house and he was phenomenal! There was a stretch of weeks that I talked with him daily it felt like, with how crazy the market was (or still is). Every time I found a listing I was interested in, he was setting up immediate showing and doing everything he could to get us that house. He also found properties for us that we didn’t even see. It took us 5 offers to get our house and several tours, but James helped us keep our heads up keep pushing even when it was very discouraging. Amazing guy and amazing agent. 11/10 would recommend.
