I moved into a Henderson Properties rental at 505 E Hudson St on Dec 28, 2021, and within two weeks (by Jan 15th, 2022) I reported moisture coming up through the floors. What was first described as a minor leak turned out to be a major sewage leak under the flooring that contaminated the home. By mid-January 19th, 2022 the entire backyard was dug up, by January 23rd, 2022 the floors had been removed, sheetrock was cut 10–12 inches up, and industrial blowers and heat (set around 85°F) were running nonstop. I was displaced to a hotel for what I was told would be 1–3 weeks, without a kitchen or laundry, and had to pay several nights out-of-pocket before a plan was arranged. Ultimately, repairs were expected to take 6–8 weeks or more. Henderson offered three options: wait for repairs, move to another Henderson property, or end my lease. Because no suitable units were available and even the neighboring duplex was affected by the same sewage issue, I ended the lease after only one month and had to move twice in 30 days. I did receive reimbursement for hotel costs, spoiled groceries, damaged items, prorated rent, and my security deposit. All was agreed to with Jennifer who was working with me. The lingering issue—and the reason for this review—is the utility bill. I was instructed not to disconnect power so their commercial blowers, heaters, and contractors could work. I was also told Henderson would transfer utilities back into their name and handle any outstanding charges on the account. Years later, when starting new service, I learned that a $136.69 utility balance from the repair period and time frame I was displace living in a hotel, was never paid. I never received a bill, notice, or credit report entry. This amount reflects power usage that occurred after I vacated, entirely due to repair equipment and construction crews. It more than doubled in less than a month leaving this balance. I’m only asking Henderson to cover that portion—just what I was assured would be handled. I’m willing to pay for the small amount of electricity used while actually living there. I hope Henderson resolves this last piece as they stated at the time; it would go a long way in closing out an already stressful situation. I have spoken with 3 different Property Residential Representees, and Nick in Maintenance. Nick confirmed everything I have stated, he found the logs and requests, dates, and times, he even agreed I should not have to pay that, and he would put this in front of accounting ASAP and have them take care of it. That was 3 days ago and now he will not answer calls, or respond to voice mails left. They will not return calls, emails, set up a time to meet in person, they even lie to you when you can come into the office and when the property managers will be available to meet with you. Even after emailing them proof, videos, time stamps of the videos, every thing I can find, they still refuse to pay a utility bill on a property they manage when it was unlivable and they had their on restoration, and construction crews in the property using the power 24/7. I have done what I need to do to report them appropriately in hopes they will make things right. But I'm also not holding my breath as I can see clearly why they have so many 1 star reviews, do your homework! **Edit to update: I have reported them to the BBB and NC Relators Association, they are a scam of a company. Nick whom works in maintenance, confirmed the restoration company had to come in and do the work and I should not have had to pay any utility bill during that time. However Phil Henderson wont do the right thing and pay for the power his construction workers, and restoration company used to fix their property. Stay FAR AWAY from this company! They follow up with generic responses of no one can call you back, they don't take phone calls, they don't make appointments to meet with tenants. I was also GIVEN the option of terminating my lease by your company, so don't throw it in my face. BEWARE AND READ THE REVIEWS !

I give them a 1star they are no good to rent from they will find away to not pay you your deposit money. This is far the worst rental property company they don't fix anything. They charged me $900 for a half paint job which they was going to have to paint anyway I lived in the condo for 2 years. They never came and repainted my home I cleaned everything up even patched small holes which they said if it was the size of a nickel then it was ok they lied took my deposit and haven't reached out to me yet about my concerns. I recently moved into another unit before I knew they was trying to steal my deposit. And I have sent them a list of things for them to fix no one has came out yet. When I say I don't recommend them at all one of the worst rental property company ever. I even tried to dispute it no one has reach out yet crazy part is I over paid in rent they sent that but tried their best to keep my deposit I cant wait til this lease is up they are the worst

UPDATE: Just scroll through and look at all these 1-star reviews. The service level of the rental services and maintenance departments are piss poor. Save yourself the trouble because once you have signed a lease - good luck! - I was notified that plumbing is TENANT RESPONSIBILITY!!! This is insane!!! - They only took care of the glass and pest control after this review was posted. They sent someone to my house to pick up the glass without scheduling a work order so someone came to my home and went into my backyard without me even knowing why they were there. - They scheduled a maintenance request for someone to come into my home and service my furnace without even consulting with me as the tenant to confirm that day works for me. Apparently again in my lease they don’t have to gain my permission for entry or to schedule maintenance. So they can plan to come into my home whenever they please Be very cautious if you are planning to rent with this company. If you have a satisfactory credit score/history and have your pick of the litter then WALK DON’T RUN! The level of support I have gotten from this company is piss poor. READ YOUR LEASE LINE BY LINE and get all your questions answered BEFORE YOU SIGN IN WRITING!!! I would not recommend them unless you are in a desperate situation and need your approval odds increased. Note the only positive reviews are from people who are not tenants. Regardless of a generic response from the company to this review about whatever is important to them, don’t trust it. I have an email from 10/3/25 that STILL hasn’t been responded to as of today. If they spent more time responding to tenants than to Google reviews, they’d probably be in better shape. 1. I was told they would re-paint my master bedroom before I moved in - they only painted 3/4 walls then insisted that it was completed because that was the status of the work order in their system even though I provided images as proof. They ignored my emails and never followed up on phone calls and the office is appointment only and no one ever responded to set me up with an appointment. This was never resolved. 2. There was shattered glass in the backyard when I moved in. They tried to tell me that this was MY responsibility to remove. It wasn’t until I threatened to reach out to the housing code authority that it was resolved. They sent someone to collect the glass without communicating with me that it was even going to be done (because that would require them to respond to an email or give me a call) 3. Pest control is tenant responsibility. Never had that before. Even though this is a persistent issue leftover from the previous tenant.

AWFUL! Do not recommend! We have been living in this house for a month and it’s awful. The painter washed paint down the sink in the bathroom so the sink was immediately clogged up lol. The pipes are so old and outdated that our washing machine and kitchen sink are dumping out into the kitchen floor and the maintenance team won’t come fix it because it’s after hours and on the weekend or they will charge us for the service so my family is without a kitchen and a laundry room and are paying the full rent. The maintenance team has been by multiple times and failed to fix the issues. Other issues include faulty electrical work and BROKEN windows. I strongly feel the good reviews on here are just fake or they are homeowners profiting with the company because they obviously don’t care about the tenants.They should be ashamed charging almost $1700 for a home that is not even functioning. Considering pursuing legal options. DONT RENT FROM HERE!

We originally went with Henderson Properties because our HOA was managed by them—though not well. I reached out to Shelly Henderson (the owner) to help fix our HOA issues, and she was very responsive. Because of that, I decided to use their rental management services for our property. That turned out to be a big mistake. Just like their HOA management, their property management is the same: zero quality. We signed up with Brandon Davis and made it very clear that communication was our top priority in a property manager. Unfortunately, communication is where this company fails the most. Neighbors reached out to us directly about issues that our property manager never reported. We learned about maintenance problems weeks after they occurred. After repeated problems, I once again contacted Shelly hoping she could help. She assured me that someone named Adam would follow up within a day or two. That never happened. Instead, Adam relayed things back to the very property manager I was trying to avoid, even though I had explicitly asked Shelly not to do that. At this point, it became obvious—if the owner and higher levels of the company lack communication skills, I shouldn’t expect their property managers to have them either. This company is extremely unprofessional and shockingly poor at communication. Both property owners and tenants should beware. As a property owner, I want my tenants to stay happy and long-term. Instead, I constantly felt bad for my tenant, who deserved better management. I will never recommend Henderson Properties to anyone. Take the negative reviews seriously (the genuine ones—not the glowing reviews clearly written by the company). Henderson Properties is completely useless and should be ashamed of the way they operate.

When I tell you this is the worst company I'm not lying, i promise you I'm not writing a bad review to just write one. This company lied and said the apartment was messed up after moving out. I cleaned for days and got professional cleaning like they REQUIRED before i moved out and it was completely spotless. They completely lied. They tried to charge me 3 THOUSAND DOLLARS for dust left in the kitchen drawers and other insanely tiny things!! Please do not use them. There are so many horror stories from people like myself. They also DO NOT answer their phone. So unprofessional. Went without a trash can outside for weeks and they never could fix it.

My first experience with Henderson has been bad. The Tennant in my rental called me regarding water leaking from the ceiling so I left a message with their answering service at which point I was supposed to receive a call back, this was yesterday. I called again this morning and was once again told I would receive a call back. NO ONE has called back in 2 days so I sent an email… still nothing back. I had a similar issue years ago when CAMS was the manager and they took care of it very quickly. I will update the review once I hear back from them. Update 2/17/23: It has been 2 weeks since the water was leaking through the ceiling. The leak was fixed but we have yet to hear back regarding restoration for the water damage. Henderson continues to provide sub-par service. Update 3/10/23: Despite Henderson’s response on my last update I never received any communication regarding next steps. I only found out from the owner in the unit above that Henderson is trying to blame her water heater when in fact it was the pipe in the wall which is their responsibility. The plumber who fixed the leak did so by repairing the pipe inside the wall NOT the water heater. The pipes are polybutylene and have been failing throughout the community for many years. I am including actual photos of the pipe INSIDE the wall which was fixed. Will continue to update until this is solved. Update 3/23/23: It has now been almost 2 full months since the water leak with no action taken by Henderson to investigate the problem. They are in breach of contract of the CCR’s and the health risks associated with potential mold growth is a display of negligence on their part. Will continue to update accordingly.
