I have had a horrible experience with Real Property Management, and would highly, highly encourage prospective landlords to look elsewhere. I have terminated my contract after 5 months. In these 5 months, I witnessed the following: - a rent payment that was misplaced (questionable if it was ever even sent?), which took almost 3 months after notice to RPM to receive my money. - minimal to no communication with tenant regarding renewal. after my multiple follow ups with RPM with no response, it reached the point I reached out to the tenant personally and was able to close on a new agreement 2 hours before the lease expired, without involving RPM. - tenant reached out to me regarding a roof leak, after notifying property manager, who never notified me separately about the leak or provided support on mitigating. the excuse I was given was because the property was in an HOA, they'd rather deal directly with the property owner on maintenance issues. I set up the connections between the HOA and RPM, but there were no follow ups, and I had to do everything. - tenant kept complaining that the rent payment portal kept requesting them to pay rent even though the transaction already went through. When looking for PMs, I expect (1) maintenance issues to be handled with accountability, (2) to be paid my portion of rent (net PM proceeds) in a timely manner, and (3) PM to handle end of lease/tenant renewal plans. These are BASELINE responsibilities, and it is astonishing to me in just 5 months that these weren't fulfilled. Plus, I have not once heard back from the actual property manager, Tom, regarding these issues. I will give a special shoutout to Michael Rosen because he is sincere, responsive, and tries to help where he can. Unfortunately, this is an example of an inept business, to the extent it makes me believe all the rest of the positive reviews are bots. All in all, it hurts to have lost ~8% of my rent for 0 value/service provided in a time I really needed the help. I would NOT recommend this specific business to anyone.

Mike and Tom are amazing to work with. Special shout out to Mike Rosen! When we did the initial consultation, he was very patient and explained everytime in 2 sessions and was very responsive and professional. After we started using his service, he has never cease to uphold the standards that he promised. He’s always a phone call or email away when we need him. Our tenants are quite challenging to be frank, but he continues to handle them with professionalism and saved us so much headache. We look forward to our continued partnership! And I would recommend him to any landlords in the market for a property management firm!
