Had a bad experience at one of their apartments in Koreatown. I paid one month of rent for my security deposit and lived in the unit for one year. When I moved out, they basically took my whole security deposit and tacked on all sorts of small charges for things that should be covered by them such as changing a lightbulb and power washing a deck that is outside. It was an older building and I was relatively clean so it didn't make sense that they took so much. When I asked for details of the invoices and backup, they were slow to respond and the invoice totals didn't match up with the amount on my security deposit refund. Would never recommend signing a lease in a building owned by them to anyone.

I'm not sure where all these positive 4 and 5 star reviews are coming from, but I'm going to give a recent, not-so-positive review on living in the newly constructed Thrive apartments. I won't speak on the units or complex itself, but mostly on the lack of response from anyone that is supposed to be overseeing them. I have called, I have left voicemails, I have sent emails, and when there's an issue involving finances, I get radio silence. It's like once you've finally moved in, they're kind of done trying to help you (unless it's a maintenance report; so far maintenance has been ok all the times we've needed it). I pay my rent, I pay the extra costs that they decide to tack on to the bill at random and with no warning (so no, I can't prepare and budget to make sure I can afford that, but I guess I can just kick rocks if I don't like it, right?) so I think I deserve to at least get a response when I reach out. And I know that no one answers, not only for me, but for anyone that calls from the call box to even get into the building. So deliveries don't get to happen unless you already gave out your direct number to the handler or wait inside all day watching to see if they show up. You'll miss several packages and delivery attempts and have to drive to the processing facility yourself to pick up what you ordered. Ask me how I know. The mailboxes here still do not have locks on them for outgoing mail, so go to the post office for that. And I bring those things up because again, it goes back to the lack of response from anyone managing this place. We enjoy a lot of aspects about what we have here, but there's way too much room for improvement for customer service and communications. If they do end up raising the rent every year by 10% as other reviews stated, we'd probably be priced out. But they better believe I'll be going up to the office to speak directly with anyone regarding any concerns I have at that point if I'm going to be paying extra. And just to be clear, you will not find my Google name as anyone listed as a tenant, but I do live here. Feel free to listen to any of your messages to figure it out.

I’m truly thriving at The Thrive Apartments here on Gardena Blvd! From the moment I did my initial virtual walk-through with Hilda, I knew this was going to be my new home. The space was beautiful and intimate—just perfect for me. Hilda saw my excitement and said, “It’s yours.” From that moment on, she and the team worked hard to make it mine. Customer service is truly their strong point. The team was patient, kind, and supportive throughout the entire process. I also have to mention Jennifer, who made me feel at home from our very first phone conversation. The apartment itself is everything I hoped for—clean, modern, and fully equipped. I have my washer and dryer, dishwasher, fridge, stove, and even a patio to enjoy fresh air. And being located right on Gardena Blvd, I’m surrounded by some of my favorite restaurants up the street and around the corner. Thank you to the entire Coastline team for helping me find not just an apartment—but a place I can truly call home.

Hilda Centeno is such a delight and full of positivity! She has made myself and fiancé feel like we want to move to her properties just cause of her! Living in apartments my whole life I’ve never experienced a Property manager to almost feel like a friend. Hilda is very kind, genuine, friendly, and very understanding to anyone situation. If anyone gets Hilda to be their property manager. They are one lucky tenant.

Believe me, in the past several years, I have had to deal with some property management companies who were sub-par. If you want excellent service, go to Coastline and ask for Jennifer! Onsite Manager, Housing and Showing Specialist Hilda Centeno was prompt, communicative, friendly, and efficient. She gave us a detailed, thorough tour of the property while helping us perform a methodical inspection looking for any issues. My roommate and I contacted her with various inquiries, negotiation requests, and concerns. She responded to each phone call and text in a timely fashion. Her professionalism, knowledge, and honesty were greatly appreciated!

This review has been a long time coming. Coastline equity is an absolutely terrible management company that screws over their tenants. Stay far away from 25846 Oak st. Lomita apartments. They will raise your rent 10% every single year. The maximum amount allowed by law in CA. The units are trash. All fixtures are outdated, no dishwasher, the vertical blind panels were all cracked and falling apart and constantly fell down from the windows. We complained about it numerous times and were told they would be replaced and they never were. Then they charged us for them when we moved out. One of our locks was broken, the lock plate was out of place and was causing the door to get stuck, all they did was send someone over who hit it with a hammer a few times and said it was “fixed” and the door will no longer get stuck but we won’t be able to use the lock. They never replaced it for us. You can’t make this stuff up. The unit had major mold issues. The wall paint developed bubbles every winter and silverfish would crawl out from under the molding and all they would do is send a maintenance guy to paint over the mold in the bathroom. I got sick from mold exposure and have been suffering from panic attacks ever since living here. My health improved after moving out but I’m still recovering a year later. Another big issue was the on site managers, Eduardo and Gabby. We lived next door to them and they often threw loud parties into the early hours of the morning, with their loud drunk guests in the walkway right outside our door. We could hear heated arguments of partygoers through the wall past 3 in the morning. They also invited a large amount of friends or family members who didn’t live in the complex to come and use the pool for hours with a lot of screaming children and loud music. They had the nerve to send out a text to all tenants saying anyone who uses the laundry room past 10pm is ruining the “quiet enjoyment” of the oak st apartments. Coastline equity, you really know who to hire for onsite management. And about the laundry room, all the washers and dryers were old and constantly breaking. Forget about your security deposit. Like I said above, they charged us for the broken blinds that we notified them of when we moved in and made numerous complaints about. They also deducted an exorbitant amount for paint and cleaning. The unit was left cleaner than it was when we moved in. They also charged for normal wear and tear which is unlawful. One more thing to know is that every 6 months, there is a mandatory inspection in which the on site manager will come in your unit and take pictures of every inch of your apartment, they even open your closet and cabinets. I’ve never experienced this at any other apartment I’ve lived in my entire life and it felt so violating. Just stay away from coastline equity.
