I once owned a rental property in San Antonio that was managed by Birdy while I left for my deployment and PCS’d overseas. Everything started off ok initially but prior to my selling this home, the tenants secured by Birdy were absolutely horrible! I know that no one has total control over what tenants do to or in a rental property, but I do believe that a lot of the property damages, violations, and destruction was mishandled, ignored , or allowed to fester too long under the watch management of birdy properties. The fact that I was thousands of miles away most of the time and could not physically intervene / manage this situation from a more hands on level, I feel that this company took full advantage of that financially. Eventually Sold the property but I felt like I walked away bottom side up not even breaking even Just from trying to repair the house to get it on the market for sale. If you are looking for your home to be maintained and managed in your absence, I would not recommend Birdy.

AC issue was addressed the day after it was reported. I feel like understanding how hot it is in Texas someone would have reached out by phone to ask if units could be provided in the house since they could not have someone come same day to assist. We have to pay our bills on time or we are reprimanded but when you have an issue, they can decide the time frame. We are great tenants with no issues, not that should matter in situations. However I feel in this situation, we could have been prevented from sleeping in our downstairs in 85 degrees not being able to be comfortable, waking up with headaches and then having to work in it because some of us work or go to school at home. The service provider that was chosen was great and I’ve left them a great review. But I feel this situation should have had a quicker response time.

If you come across a property managed by this company DO NOT RENT FROM THEM. They will nickel and dime you in every way possible. They will require you to pay $200 dollars to have the apartment cleaned and if you don’t, threaten to withhold your deposit. I did that and they still manage to charge me $777 dollars despite me paying over $1500 for a deposit. That’s what a deposit is for; For any damages caused but the tenant after they move out. I’m a single mother who makes $30,000 a year. Pure evil. Roach infested properties that they refuse to treat and hot water that went in and out for a whole year.

Very bad experience with this company. From the beginning, the process was unprofessional and frustrating. They made us pay $150 for the application and spend a lot of time submitting documents and meeting all the requirements, including detailed personal information. After an entire week of investing time and effort into the process, they informed us —right after we had paid— that there was another interested applicant. Even so, they asked us to continue with additional steps, which we did in good faith. The most disappointing part was that they questioned our emotional support animal, which led them to request even more steps. Then, in less than an hour after completing our pets’ profiles, they told us they had selected someone else. This shows a complete lack of respect for our time and money, as they clearly already had another decision in mind while continuing to make us move forward. I feel like they played with us throughout the entire process. I would not recommend this company to anyone. If they already have another applicant, they should be transparent from the beginning instead of making people waste unnecessary time and money.

This is such a terrible and poor company. I will never use them and nayelly ceja is a awful supervisor that takes money from people. I submit an application two days ago and give all the information needed for them to not even let me know somebody else has applied. Then they have me jump through hoops to send another application in for my wife and pay another 75 dollars for no reason. Terrible customer service.

We had a wonderful experience working with Birdy Properties. From the very beginning, their team was professional, responsive, and extremely organized. Every step of the process was clearly explained, and they were always available to answer questions promptly. What really stood out was their attention to detail and proactive communication. Whether it was documentation, scheduling, or follow-ups, everything was handled efficiently and with transparency. It gave us a lot of confidence knowing we were working with a team that truly understands property management and customer service. Do NOT go through Birdy properties! They make you a good offer to not take a security deposit at move in but they use a scam insurance company RHINO who makes false claims on the condition of the house and the property management company uses all your “insured” dollars to supposedly fix things that don’t need fixing, which YOU have to pay back. Almost $5000. I have always received my deposit back! Why? Because I take great care of the homes I rent. I’ve also rented my property out and have never seen such a scam. I have seen NO invoices to prove that the cost of repairs actually cost what was estimated. I have attached photos of how the house looked when I moved out. I lived there for almost 4 years had the carpets shampooed and house professionally cleaned and they claim the paint was in bad condition and essentially the whole house needs repainting. Also someone made damages after I turned in the keys and they are trying to charge me for it.(last photo) Also Texas has been in a drought for years. The owners didn’t have a sprinkler system so the grass is brown. I’ve seen the grass turn green if you water more than what is allowed but that is not what the city of Universal City allows. They quoted the entire yard needed to be replaced instead of re-seeding and aerating. Do not think that your payments to RHINO are going towards a deposit. Run from this scam. Please see invoice below and the condition of the house when I moved out. The last photo is the damage that was done after I moved out that they are trying to charge me for. I’ve been trying to resolve this matter since June. I offered to pay what I believe is fair based on fair wear and tear amount of $1200 dollars Birdy recieved $678 and says they can’t assist with resolving lowering the remaining balance and Rhino only responds to emails with no number to talk to anyone directly. Highly do NOT recommend!

Rented a home from them for a year and a half. They will charge you extras without warning so be careful before you submit repairs to them, make sure you check your own avenues first. Beware the Rhino Policy in lieu of a deposit. 45 days after move out I was notified of a $1,000 claim against my account for “excessive damage” without any further explanation or reason. The house was well cared for and professionally cleaned with photos and videos submitted at move out, no broken items or scuffs, no pets and no kids in the house ever. Photos below are at move out. Decide for yourself if you see “excessive damage”. This is a disgustingly unethical way of getting free money out of us even after leaving.
