Do NOt RENT WITH BIRDY PROPERTIES THE HOMES LOOK NICE BUT MANAGEMENT IS REALLY TRYING TO TAKE DEPOSITS AND TRY MICRO MANAGE THEIR HOMES I will never rent with Birdy property they come to inspect your home every three months !!! This my first inspection and they complain about me putting decoration in my home with thumb tacks I don’t even use nails they complain so they can steal the deposit later on I been doing the same decoration in each of my homes and I never had to be MICRO RENTED LIKE BIRDY THEY GIVE U NO PRIVACY OR SPACE BE PREPARE FOR THEM TO COME TO YOUR HOME AND INVADE AND IF THERE IS EVEN ONE PIECE OF DIRT ON FLOOR YOUR GONNA HAVE YOUR DEPOSIT TAKEN!! I been here only 3 months and this what they complained about !!! You got to be kidding me am super ocd!!! And thy still find ways : I feel bad for anyone that is not ocd as me how much they will complain of am so disappointed I knew I should have never rented here !!!

Birdy Properties has managed our leasing unit for the past 10 years. I have nothing but good things to say about Birdy. Everyone with whom we had some degree of interaction, always showed professionalism and empathy. It’s rare to find those 2 values combined. Ms Sara, does standout, I must say, for her promptness and for her problem solving skills with a perfect hint of humanity. I’m thankful for the service that Birdy provided to my daughters and I. If I ever buy, they will be the first contact! Thank you Birdy!

Update: over 48 hours since I reached out to Sara and the customer service team who had told me she would fix this issue a few weeks ago - still no response. I wish I could give them no stars. This rental company will come in multiple times a year to photograph all your belongings and open up drawers and cabinets to inspect and STILL manage to not provide the additional services that are not mentioned as required till you’ve wasted money applying - they’ve sent us the wrong air filters for MONTHS, a service we are REQUIRED to pay for and I’ve let them know in writing and in person that they are sending the wrong ones. Honestly, if you can live in any other property, do it.

I’ve been a tenant now for a roughly 7 months now and have never made a late payment but whenever there is an issue with the home it may take 30 days before someone reaches out to fix anything. We have had our shower door off its hinges for 4 weeks and have yet to be contacted about our issue after putting in a work order. No problems with PMI until there is a problem, then you may as well wait a few weeks and hope someone calls to help. Never have dealt with this when renting besides with this company.

Do NOT go through Birdy properties! They make you a good offer to not take a security deposit at move in but they use a scam insurance company RHINO who makes false claims on the condition of the house and the property management company uses all your “insured” dollars to supposedly fix things that don’t need fixing, which YOU have to pay back. Almost $5000. I have always received my deposit back! Why? Because I take great care of the homes I rent. I’ve also rented my property out and have never seen such a scam. I have seen NO invoices to prove that the cost of repairs actually cost what was estimated. I have attached photos of how the house looked when I moved out. I lived there for almost 4 years had the carpets shampooed and house professionally cleaned and they claim the paint was in bad condition and essentially the whole house needs repainting. Also someone made damages after I turned in the keys and they are trying to charge me for it.(last photo) Also Texas has been in a drought for years. The owners didn’t have a sprinkler system so the grass is brown. I’ve seen the grass turn green if you water more than what is allowed but that is not what the city of Universal City allows. They quoted the entire yard needed to be replaced instead of re-seeding and aerating. Do not think that your payments to RHINO are going towards a deposit. Run from this scam. Please see invoice below and the condition of the house when I moved out. The last photo is the damage that was done after I moved out that they are trying to charge me for. I’ve been trying to resolve this matter since June. I offered to pay what I believe is fair based on fair wear and tear amount of $1200 dollars Birdy recieved $678 and says they can’t assist with resolving lowering the remaining balance and Rhino only responds to emails with no number to talk to anyone directly. Highly do NOT recommend!

I am giving 1 star only because I can't give 0 stars. If I could i would give it 0 stars soley because of poor management. We are currently staying in one of birdys properties. The home we are staying in is beautiful BUT! The management has been horrible. Everytime I have tried to contact someone through email, calls, text I have gotten no response about our concerns with the house. Except for 1 email that gave instructions for the hot tub which by the way was completely incorrect information.There is an issue with the fridge it's not cooling & our groceries are going bad our Popsicles have melted & it's only been 24 hours since we got our groceries & placed them in there. When I tried to contact them to let them know I still have yet to hear back from them. We are here until Sat June 15th we arrived Mon June 10th. I will post pics of the issues we've had. The sink DIRTY, the pool was NOT clean it had trash in it & it was merky aka NOT Clear. One of The bed frames to a bed looked broken. Our Popsicles melted because freezer & fridge aren't cooling aka causing out food the go bad as well. The rollaway beds broken couldn't even use them. One Pantry won't open. Didn't get a pic cause your can't tell by a picture. Again I will mention if this we are currently staying at had better management this experience would be a great place to stay. Due to very very poor management i do not recommend staying at any airbnb that is managed birdyproperties.

Rented a home from them for a year and a half. They will charge you extras without warning so be careful before you submit repairs to them, make sure you check your own avenues first. Beware the Rhino Policy in lieu of a deposit. 45 days after move out I was notified of a $1,000 claim against my account for “excessive damage” without any further explanation or reason. The house was well cared for and professionally cleaned with photos and videos submitted at move out, no broken items or scuffs, no pets and no kids in the house ever. Photos below are at move out. Decide for yourself if you see “excessive damage”. This is a disgustingly unethical way of getting free money out of us even after leaving.
