805 W Cary is in the perfect spot right next to VCU—super convenient for students or instructors who want a modern and well-kept place to live. The management team, led by Scotty, is great—always responsive and easy to work with. The maintenance staff is equally excellent. Arthur, in particular, is fast, knowledgeable, and always goes the extra mile to help. For many residents, it’s their first time living away from home, and the KRS team really makes a difference. Couldn’t ask for a better place for my student!

I want to commend KRS Holdings in general and Jose Morel in particular for their prompt and friendly attention to their residents’ maintenance needs. As a new tenant I was puzzled why my furnace did not seem to be producing heat. When I explained the symptoms the furnace exhibited, Jose demonstrated a technical expertise that bordered on the clairvoyant!
Jose immediately identified the problem without even examining the furnace - correctly predicting on the phone that the “inducer motor” required priming.
That very afternoon I returned home to discover my furnace repaired and the problem solved!

As a landlord, the management team is great and responds quickly. The maintenance team however, is awful. They provided a move-in inspection which I was told was free ($186) and notified me of everything that needed to be fixed, along with an invoice if they were to provide repairs. The invoice was far too costly for the simple repairs and so I had them done through someone else. They provided a second a move-in inspection to ensure all work had been completed and the home was clean. They then took it upon themselves to change/fix things that were then invoiced to over $700 to which I had to pay, even though all repairs listed on the first inspection had been completed. I was definitely scammed right from the start. They provide no information on work orders or what the money is being spent on and it is always more than what it should be. I do not recommend for this. Like I said before though, the rest of the team and experience has been great.

I’ve been very satisfied with Mary from maintenance. She responded quickly to my service request and communicated clearly about what needed to be done. She was professional, courteous, and made sure the job was completed properly. Whether it’s a small repair or a larger issue, they handle everything efficiently. It’s reassuring to know that maintenance here is reliable and cares about residents’ comfort.

Luis came by today to clean our ac and it was a delight! He was very respectful and fun to talk to. We don't speak the same language but he was sure to inform me of everything to the best of his abilities. He also did an amazing job cleaning our ac and putting everything back together even better than it was before! Looks brand new basically.
Jasmine is wonderful too! She's been nothing but so incredibly helpful, kind, and understanding. I don't feel hesitant to call when something is up. She listens and is attentive and always makes sure to follow up.

I had a lovely experience with KRS Holdings! Valeria and James were very responsive and attentive to my needs from the beginning. They helped me get settled into a new apartment within one week!! They presented me with a few options for immediate move in, and included detailed video tours, which was very helpful. I landed in an apartment that checks all my boxes for a great deal in a prime location in the museum district! I appreciate them so much and highly recommend for apartment living in Richmond!

Outstanding service from you all and fast response during move in time with communication and documentations. The unit is open spaced, renovated and modern and sits close to local amenities within Petersburg. Only call outs are parking and disabled access to the units. Also, soundproofing would be helpful since in this busy urban area. Jamie and Milesha are the best!

I’ve had such a great experience working with the property manager, Lexi, at Chicago Manor. From the very start, she’s been attentive, professional, and truly caring when it comes to handling repairs and any concerns I’ve had. What really stood out is how she makes you feel heard—she listens, follows through, and ensures that things actually get done in a timely manner. It’s rare to come across someone in property management who genuinely cares about the people they’re helping, but Lexi really does. I appreciate her effort and commitment—it makes living here so much better knowing she’s the one managing things!
