I’ve been through many property managements and I have to say by FAR this is the best property management that cares for the tenants, responds to maintenance requests very fast. My fridge went out, put in a request and 30 minutes later they show up get it diagnosed then next day new fridge. Very kind and understanding people as well. Would give 10 stars if it was possible

If there was anyway to not rate this company I would, have been dealing with them for over 3 weeks to get a washing machine repaired through home warranty, they are contractor for Select Homes Warranty. Every time I call to follow-up on tech arrival I get the runaround; I call the tech that was assigned he states that the work order has been canceled, call SHW on status once and if you can get through all the CSR scripting you are over the top. Explain to them what is going on and what can be done in a timely manner get the same response check your email; dog chasing his tail TrueNest texts, then calls with the same ole song and dance. Tech will be there hes 10 minutes away yeah right was never enroute. today received a text that SHW pulled them from the work order now I have to start all over on sitting and waiting on who is going to get the WO. I think my next stop is with the Texas Attorney General office i do believe this company is not licensed in the state of TEXAS. I guess all the 5 star rating are from their unamerican employees.

“Recent changes to Florida rental laws, effective July 1, 2024, prohibit landlords from demanding the first month's rent, last month's rent, and a security deposit all at once before lease signing.” I believe your policy lacks clarity. Firstly, you either requested the first month’s rent, the last month’s rent, and a month’s security deposit without conducting credit screening (minimum credit score). Secondly, charging a higher security deposit, such as two months or based on the property’s standard highest security deposit criteria, is only applicable to visa holders without a Social Security number. Thirdly, if your community requires a credit score-based rental decision, and the credit report indicates that the renter’s credit score falls below your minimum criteria, they will be denied or need a co-signer/guarantor. Alternatively, if the credit report specifies a higher deposit requirement, that is the only time you should request the higher deposit stated on the credit report. In any case, you must provide the renter with a copy of the report, regardless of the outcome.

TrueNest took longer than the 15 days allotted in their agreement to process our application. In that time we lost the opportunity to apply for several other properties we were looking at, costing us greatly. Their representative Cristine C wasn’t returning our calls or emails until after the 15 days had passed, which is already a very long time to process an application. By the time they got back to us, they didn’t seem to have processed our application in a detailed manner and the property had already been rented by a different applicant. Additionally, Cristine refused to refund the excessively expensive $200 they charged us for the application alone. EDIT: the owner of the company later called me to apologize and explain what happened. He offered to refund us the application fees. He was very polite and the reasons he explained made sense. I still wish they would’ve told us all of this in time, so we would’ve probably applied for other houses we liked, which are now gone.

I went on to Zillow to look up costs that companies charges. TrueNest doesn't have a lot of the fees that others charges. The president of the company came with Pedro to my condo to give us a quote. They have Three different options that you can fit into your budget . They are not pushy at all. If I could give them more than 5 stars I would.

TrueNest property are the best so far my father moved in September of last year everything was BRAND NEW and I love the way the kitchen is that's why I sent a Lil picture of it. They are very dedicated to the agreement. My father only had two minor problems BUT when he brought it to TrueNest attention they handled it IMMEDIATELY!!!!!!! again they are the BEST I TRULY RECOMMEND THEM...🙌🏾🙌🏾
