Thomas is one of the few inhabitants of Austin who was born and raised here his entire life, growing up in the shadow of the building where Prime operates today. After graduating from Auburn University with a double major in Business Administration and Entrepreneurship, he started working as a Commercial Tenant Representative at Compass. Thomas acquired the company in November of 2021 and has been growing it ever since. Today, Thomas not only runs the company full-time, but he is also Austin's National Association of Property Managers Vice President, a Strategic Member of the Austin Board of Realtors, a member of the Crane Property Management Group, and a member of the Young Men's Business League here in Austin, TX.

I've been a tenant in a Prime Properties Managed Property since January. And I agree with another reviewer. Maintenance issues will be ignored. I have not been able to use my bathtub since May. It's almost September. I keep requesting updates. I am being ignored at this point. I pay for a resident package monthly. It's supposed to include a supply of HVAC filters. I've never received a filter since January. I've asked about this a couple of times now and that question has also been ignored. I am supposed to have amenity access to our community pool. I haven't been able to use the pool since January. HOA fees have not been paid. But I am paying my rent. It's messed up because the home and neighborhood is so nice. I love it here. I just don't like being ignored especially when I pay my rent on time every single month.

Tenants beware. Examples of terrible tenant experience: - Crazy long and one-sided tenancy agreement. Very anti-tenant. That in itself should be enough to stay well away from Prime Properties. - You will chase Prime Properties constantly to get things fixed... some examples... - The washing machine broke and it took them a month to resolve the issue, with multiple failed repair visits (in the end they bought a new one). A busy working family with two dogs and a toddler can't go a month without a washing machine... - The City of Austin had to do repairs to the public roadside next to the house and in the process accidentally destroyed the private driveway. Prime Properties wouldn't chase the city to repair it (they told me I had to, which makes absolutely no sense) and they wouldn't repair it themselves either. So we had a 2 car driveway that was unusable for the remainder of our tenancy and we had to park on the street (over 6 months). - There was a light + extractor fan fixture in a bathroom that stopped working. They sent an electrician, who came twice but failed to fix it. He never came back, and Prime Properties never followed up to ensure the request was resolved. We were tired of chasing so we just gave up. - It was negotiated that Prime Properties would provide landscaping / lawn care. Even though I asked several times they never confirmed what scope of service they would actually deliver. In the end they sent someone monthly to mow and leaf blow, which was fine over winter. Once spring came round this didn't work at all, and the grass kept growing so long that our neighbours complained about it (one passive aggressively offered to lend me their lawnmower). Why would I cut the grass when I'm paying Prime Properties to take care of landscaping..? - Actual negligence: we had a couple tree branches fall shortly after moving in, and we made them aware. I asked them multiple times to conduct a proper risk assessment of the trees on the property, but this fell on deaf ears. We then had 2 large trees (easily 30 feet high) fall in the yard in the space of a month that easily could have killed someone. We have a toddler that we played with in the yard daily. Another large tree branch fell and caused $8k of damage to one of our cars. - They have a MANDATORY monthly fee you have to pay them for their "care package". We received ZERO value from that care package which, incidentally, was supposed to include the cost of providing air filters every 6 months (they never sent a filter). - When we gave notice of move out we received a string of templated emails from someone called Thomas at Prime Properties. These emails included information that made no sense in the context of our lease, and (again) were extremely anti-tenant, alluding to risks of losing our deposit. Cute, passive aggressive sign off at the end "we hope to be a good reference for you". It's approaching a month since we vacated and we have had no actual human (non-templated) communication from Prime Properties regarding our move out, and when we should receive our deposit back. Landlords beware. If you care about having good, long term tenants, I would strongly suggest you find a manager that has some degree of focus on tenant retention for you. Especially if you are hoping to rent a property at higher price points, expectations for baseline service will be higher. I say this as someone who owns a rental property - I get that there's a balance of managing costs, and taking care of tenants. But Prime Properties doesn't get that balance even remotely right. Incidentally, we've never actually met anyone from Prime Properties. They didn't meet us when we toured the house (they just sent us an access code) and that's for a $5k/month rental. You'd think they'd put in some effort (both in vetting the prospective tenants in person + selling in the property to the right people) but no. Take this review as you please, but I certainly wouldn't engage with this company again, either as a tenant or a landlord.

My property manager, Tom Talbert, was absolutely awesome to work with! He was always incredibly helpful, quick to respond, and made everything so easy throughout the entire process. It’s rare to find someone so dependable and professional — I truly appreciated his support and responsiveness every step of the way. Highly recommend!

Just hope you don’t have any maintenance issues, they are not helpful. EDIT: AC is now fixed, but we were offered no solution for two and a half days. (And they were prepared to leave us with no AC for up to 6 days). Maintenance was quick to respond, but essentially told us we were SOL and that we could opt to stay at a motel but would not be reimbursed. We had to purchase our own mobile AC unit since it was not possible for us to live in a 90° apartment due to my partner's health condition and nowhere else for us to go since we cannot afford to drop several hundred dollars on a nearby hotel/motel. Extremely disappointing.

I have held my real estate license for 20+ years and would not recommend Thomas Talbert of Prime Properties for managing your property. I recently terminated Prime as our property management company for serious inadequacies of property management knowledge and lack of response to emails and text messages. Coupled with questionable charges for lock replacement of $570 with no explanation or response.

Prime Properties is a truly customer-focused property management company that values its landlords. Thomas, in particular, has been exceptional to work with. He's not only understanding, easygoing, and knowledgeable but also goes the extra mile to ensure a positive experience. Renting through Prime Properties has been a 5 star experience. I have had a prompt response to every maintenance request, text, email and phone call. Every issue has had quick and effortless resolution. Paul has been especially helpful. I locked myself out accidentally and he responded immediately to help get me back in. I highly recommend!!
