We searched the Tucson area for property managers ... and found many. Many we wouldn't consider! Then we checked Rentals America reviews and were very favorably impressed by the positive reviews by both owners and renters. We're delighted that Charity King represent us. I was re/searching property management companies for my first-ever rental property. I wanted something local but also an agency that had longevity and, of course, good reviews. I recognized early that given the impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews, there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries were directed to Laina as I was merely curious about their management style, terms, and costs. Laina was extraordinary - always easy to reach and never rushed me in my probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone less than those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her keen eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues precluded RA from publishing my rental until they were fixed, i.e., their operational standards are high. It took me, plus a hired handyman, about 10 days working every evening and wknd to get the entire list knocked out... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. RA was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the market. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% no matter how nice the hou$e (which is absurd). RA's costs include the dreaded eviction scenario, two random inspections/year, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. I'm a little skittish about how any repairs or complaints will get handled (knock on wood, none) but if the onboarding process is any indication, it should be equally confidence-inspiring. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist from which you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy - between owner/RA and between tenant/RA. You need to have that working smoothly, precisely because of the inherent friction points in this kind of business. Laina and Irene do a tremendous job navigating each.

Ready to move in home. The self tour instructions very user friendly. The home had all that was presented online and more! I was pleased with the usage of space and functionality. Interior design aesthetic to the eye in every room, especially the kitchen. Farmer's kitchen sink with arched faucet. The backyard is enjoyable to appreciate the mature plants, grill, and full covered patio with furniture. Thank you for presenting the home so well and making me want to call it home sweet home.

So far, our experience with Rental America is disappointing. We entered into a contract with them on July 14th, 2025; they assigned a property manager, Brichelle, who visited/"inspected" the property and suggested a few action items and said the property would be listed within two weeks. Fast forward to today, 08/24/2025, they have not even listed the property. The Brichelle quit within two weeks and left town, and despite my request, the new manager, Irene, refused to visit the property, saying that she confirmed with the previous manager that completing the recommended action items would get the property rent ready. After completing Brichelle's action items, the new manager finally visited the property last week, more than a month after the initial deadline to list the property, and made a whole bunch of other recommendations to get the property rent ready. I must say that the new manager, Irene, did a thorough job at inspecting the property, but delayed the process by a month by refusing to visit the property when I requested. However, I still hope that going forward, they will be more efficient in getting the property ready and do a good job at getting a good tenant. This is an ongoing review and will be updated. UPDATE (09/28/2025): Rental America, particularly Irene, has been incredibly proactive and has done an excellent job preparing the property for rent. Irene has been highly responsive via email and has been quite flexible. Now that the property is on the market, Irene is updating us frequently and providing us with suggestions. I am confident that Irene and Rental America will do a great job screening and finding a suitable tenant. Stay tuned for further updates…

Irene from Rentals America is an absolute pleasure to work with! As one of their vendors, I can confidently say that she makes every job run smoothly. Her communication is clear and she is very responsive, which makes our job so much easier. Irene truly cares about her clients and goes above and beyond to ensure their properties are well-maintained and suitable for tenants. She recently took over a new property and proactively arranged for testing to ensure the home was safe for the current tenants. She is an excellent liaison between us and the homeowners, and we always appreciate working with her!

Our move in date was Dec 1st, 2022. Everything was super smooth with the move in process. Rob, the property manager, was really responsive the first couple months. There were a few things that needed to be fixed and he sent someone out right away. Then we had a tree fall onto our rental property due to a windstorm on Feb 22, 2023. We contacted Rob right away, he sent someone to come look at it and then nothing for weeks. We contacted him on March 16th after about a month of us bearing the awful creaking sound from the tree rubbing up against the frame of the house. We were told that they were “waiting for the owners to pick a replacement plant, so the landscaper can remove the fallen tree and plant something in its place at the same time.” It’s April 12th and we still haven’t heard from Rob so we followed up again and were responded with “still on it”. After calling the county, they suggested we submit a “5-day Request for Repairs” which we dropped that off to the office on April 14th. April 27th rolls around and the tree is still on the house, so we ask Rob if there is the possibility of getting a SMALL rent deduction for one month due to the inconvenience, especially because we work from home, primarily doing video/audio recording. We received an email back from him highlighting that we were in violation of our lease because the landlords don’t allow working from home/run a business. Even though we stated in our application that we work from home/run a business and they accepted us. At this point, it felt like retaliation. Now it’s May 1st and they finally send someone to remove the tree. During the 9 weeks, we felt so unsafe in the front room and outside in the front yard when we had to pull weeds because clay tiles were falling off the roof and we feared the tree branch would snap at any moment and fall through the house. Delivery drivers even had to duck down under the tree branches that were hanging over of the front door to drop off packages, putting them in harms way. You can see in the photos how much the tree ground down throughout the 9 weeks. It then took them another six months to fix the hole in the roof. A month before we moved out… We were great tenants, always paid rent on time, if not early, submitted repairs when needed and tried to resolve a situation that could’ve been not only more damaging to the property but to us, as well. Overall, I’m very disappointed in this experience and how the property manger handled this situation that impacted the safety of our daily/work life.
