I have been working with OZ as a landlord for nearly two years. Honestly, they do an excellent job managing tenants, which has freed up significant time for me. However, renting out properties has taken considerably longer compared to when I managed them myself. For instance, I currently have a property that has been vacant for over four months—a first in the 20 years I’ve owned it, despite only requiring minor updates like painting. Additionally, I recently discovered that the stove was removed, and this was not communicated to me, which likely made the property less appealing to potential renters. I’m interested in having OZ manage more of my properties, but I need better communication and stronger representation as the owner. I’m not one to leave negative reviews and would love to give them a five-star rating, but we’re not there yet. This may be the first year in two decades that I experience negative cash flow on this property.

I screwed up and signed a lease for a duplex. My father in law could get in or out of the duplex without a ramp. The ramp company said it would not be safe. I had to pass on the duplex. Fortunately we found another place that we can put a ramp on for my father in law. I think her name was Martha. She was very understanding and switched our lease to this other house. We are very grateful for her working with us on this issue.

I had a very positive experience with OZ realty, Martha was extremely helpful and a professional, I called her a dozen times with various questions and concerns and she was always very responsive and helpful. The property is spacious, and well kept. I would most definitely recommend OZ Realty for renters and owners in need of property management, they have a good process and protocols to ensure everyone is satisfied. Thank you.

Martha made it easy to ask questions about the property and went out of her way to make sure I got everything I needed before my move-in date, even though I kept putting it off (long drive). Maintenance is also fast and very friendly. Would definitely recommend to anybody looking to lease in the area: very affordable and the resident portal makes it a breeze!

The whole teams has been amazing from the start. The application process and maintenance processing is quick and easy. I just moved in January, communication with the team is open and they work endlessly to make sure you are comfortable in the home you choose. Thank you Oz Realty! I recommend 100%

I have been steadily adding to my real estate portfolio. I have found that investing in the Toledo area has brought me steady reliable income. I live in California so I need boots on the ground helping me to manage my properties I couldn't do it without the whole Oz Realty team. A recent example I purchased a new property and was having trouble getting the utilities changed over to my name Sean Mahoney helped me with the process and after work drove by the property to make sure the power was on going above and beyond expectations as a property manager. Oz Realty and specifically Lonna M. has taken great care of my property. She is very professional and friendly and takes time to respond to my message to address any maintenance issues. She deeply reviewed any inspection report I shared and offered great feedback on what needs to be done to make the property to provide best experience for the tenants. ***BE CAUTIOUS WHEN BUYING OLD HOUSES IN TOLEDO & FROM LLC OWNERS: While I have had >8k expenses from many repairs done on the house, I suggest to buyers purchasing old Toledo houses, especially those owned by LLC, be very cautious because the LLCs only do cosmetic repairs literally leaving big hole in the bathroom and kitchen floors that needed to reinstall new floorings. Even both the old fans fell off, this was not even captured from through inspections. ***
