Emerson Property Managment is one of the best PM companies I've worked with for managing my rentals. They're not the cheapest, but that path didn't work for me anyway. They are professional, knowledgeable, flexible and know how to properly communicate with tenants and owners. Highly recommended.

Beware of any property that is management by this company. They have absolutely no compassion for any situation and go to the extreme to get their financial gain. We lived there for a total of 3 months I was placed on FMLA with no financials due to my mothers health decline with dementia. She was on home hospice care. We depended at that point on my mother’s pension to pay rent. When asking for a couple of days as a grace period to pay the rent which was literally 7 days as my mothers pension came in the second weds of the month this company said no we need to treat everyone equally. By that Tuesday they had filed in the court for eviction adding $500 more to the roster leaving me with a penalty of over $1,200. When reaching out again for help they said no they wanted the entire rent with penalties to stop eviction we had to move out. I had to send my mother to a nursing home yanking her from our side which is only three of us here in Texas my Mother, Son and myself. I had to do estate sales of all my mothers and family’s possessions which then in turn move to a one bedroom leaving behind what I had as I had no where to go or store my families belongings. This company ruined me by simply giving me 7 days this could have been avoided. Oh side note they added at the end damages to roof shingles and the roof (in 3 months! Which was added on the move in) There is a special place for companies and its employees that have absolutely no compassion. As my mother has now passed my son and I are starting our new life but I will always remember this experience for the rest of my life. Hopefully in the future they will show a bit more compassion to their tenants as we are humans not just numbers in the books for their clients.

They were always pushing us to do more stuff to the property, making up jobs that needed to be done.. they asked us once to replace a porch.. I said send me a photo of the porch, they sent me a photo of a tree stump. There was obviously never a porch there. They evicted a tenant and they never cleaned the unit. Then they dropped us as a client saying the product wasn’t good but kept our uncle who has the exact same property next to ours.. They also tried to bill us for two extra months after they dropped us, claimed it was a clerical mistake. Then lectured us in a passive aggressive email about how we can waste our money on a lawyer, then I explained we don’t need to hire a lawyer cuz we have a lawyer in our family that works for free for us. We switched to an app where we do everything through the app much easier and saves us a good amount of money and no one’s pressing us to do work that isn’t needed.. on top of all the other stuff when we went to see the property after taking it over, trees and bushes were over grown all over the unit. Trees touching the roof making a bridge for insects to enter the property.. so they were never really taking care of the property. We also had them managing another property a they were doing the same stuff so we took that over also. Terrible company, if u wanna waste money choose these guys.

Great crew very patient and professional. Val has been very helpful and kind even when I've been stressed since my move-in window was super short. Just beware they do not respond to applications on weekends so send your stuff before then if you are rushing to move.
