I am currently a tenant with PMI as the property management. I submitted a maintenance more than two months ago and they never responded to it. I emailed the property manager a few days ago and they still haven't responded. I called and instead of speaking to a person, I was speaking to an AI? Even then, after the AI assistant transferred me to the property manager they didn't even pick up? It's business hours. I am very disappointed, they are completely unresponsive. UPDATE: Until I see improvement in responsiveness, I'm still not going to update my review from 1 star. I shouldn't need to write a review to get a response from the company. Responding to what John has said, the tenant portal has said the maintenance request was open even before writing this review. So either the tenant portal is bad and you need to get a better service or you are being dishonest about it being closed.. Either way, not acceptable.

Unprofessional and unresponsive just like the reviews say. I generally only write reviews if giving 5 stars, but sometimes it's worth taking the time to write reviews to warn other people. Read the reviews on here - they all say the same thing ... Polite at first and then after that, just simply unprofessional and stops responding. He charges higher application fees than pretty much everyone else in the area and says he will call back with a response regardless of whether the owner is moving forward or not, but as reviews indicate (by both owners and renters), he does not respond. Home owners - please pick anyone else to manage your property, and renters - if you see managed by PMI or John, simply don't waste your time or money. UPDATE: Adding a response to the company's response. Most of their replies to bad reviews say "more context is needed" .... It is actually not. When you have a number of people writing the exact same thing in their review, there is something to it. If it was only one bad review, perhaps context helps, but it's a number of bad reviews saying the same thing. I sent a follow-up text - no response. I sent a follow-up email - no response. And I left a follow-up voicemail asking for response either way - again no response just like all the others wrote. No context necessary. Unprofessional and unresponsive (until you write a bad review and suddenly they respond).

John Malatesta was great at the beginning. Very nice and charming personality. He went to my property and helped a renter get into the building on a weekend when they were locked out. I really thought the property management set up was going to work out. However, one month in to him working for me, he completely stopped responding to me, my staff, and my tenants. This resulted in the loss of two lease renewals and loss of 4 new tenants. After two weeks of attempting by calls, texts, emails, portal system, and physically stopping by his PMI office in Reston I resorted to communicating with John through Google review. This is the first communication type that worked. He responded to the Google review and stated he was having technical difficulties. However, I had called him from an unknown phone number and he did actually answer. I am not saying he is not being truthful but I am saying that his technical difficulties appeared to be very selective. He also did not collect documents from the renters such as renters’ insurance, business licenses, and background checks. It created so much additional work for myself and my staff. I did change this review from a one start to a two star because he returned my money back to me when he could have easily stolen it. My previous contractor actually did steal from me so the bar is low. I also deleted the one-star review where I attempted to communicate with him out of respect for his privacy. The whole situation is really disappointing and frankly makes me sad. - Dr. Waggel of Improve Life PLLC

Stay away from PMI of Fairfax (John Malatesta particularly), very irresponsible and unprofessional - I had to fire him because I caught him "cheating" and took advantage of my property maintenance with unannounced works and charges, multiple times. For the very last time, I had to add an amendment to our contract with the term specifying "Should any work required to the home exceed the costs of $250, the agent shall notify the owner and confirm the work approved prior to commencing the said work". Guess what, he blatantly ignored the term which he agreed and signed himself and had it again! We switched to another property management company and now it's been more than a year, no drama like this anymore.

I have several properties and had dealt with several property managers over 15 years. PMI of Fairfax is one of the worst. We had to fire John due to gross negligence on all of his duties, even basic tasks such as communications. He let the last tenants overstayed at the property without paying and did not notify us until we made our own inquiries a couple months later. He then made up some lies throughout the process to cover up his deficiencies. He also made us spend money on bad repairs when the items clearly needed replacement (after looking at previous year's report, he indicated the carpet needed replacement, yet failed to do so when there was an opportunity). After the 'repair' was done, a new property manager visited the property to find trash in the backyard, dead lightbulbs, dirty carpets, etc. No wonder the property could not attract get decent tenants to apply. Despite his charming personality, John failed on almost every major categories as a property manager when facing a test. Anyone can be a property manager when the tenant is responsible. Then there are property managers who can't handle issues.
