Do not live here. Management allows people who are not on the lease to move in, even when the lease is supposed to be a joint lease. This increases your utility costs, increases your liability, and can leave you with additional roommates you never agreed to live with. What makes this even worse is that these individuals are often allowed to move in without going through the same screening or background check process as actual tenants. You have no way of knowing who you’re living with, whether they can reliably pay their share of the rent and utilities, or whether they’ll create issues that ultimately affect everyone on the lease. I personally warned management multiple times about this situation and they did nothing to address it. In my experience, they showed little concern because rent continued to be paid each month regardless of the circumstances.

I'm not adding details out of fear of retaliation. Myriam and Alan have been great - Shannon has been one of the worst people I've ever worked with. Extremely rude, snarky, and will never accept responsibility or meet halfway when reaching resolution for things wrong with the home. I'm moving out soon, will add details after, again out of fear of retaliation. Calls are being recorded according to the phone calls. I would appreciate if management listened in on some of her calls to hear how she talks to renters. Edit after response from Genuine: I understand this isn't the most productive or efficient way, and this isn't about contractual or payment issues in any regard. This is about living situations and being respected as a person. When you're renting a home and also pay for your monthly fee to be managed by, I expect respect and general timeliness on things. The disorganization and miscare of information is honestly astonishing. All I'm genuinely asking for is that I'm shown care that my requests are responded to and not belittled.

I have quite frankly never written a Google review but feel the need to say this after months at my new residence and letting the frustration of this situation blow over. I was rooming at a condo managed by GPM from July 2024-2025. The entire move in process was rushed but i didn’t mind until I arrive to the room itself in absolutely filthy conditions as if it had never been cleaned once by the past tenant. To make matters worse the previous tenant had two cats in the unit unreported that ruined the carpet. I spent a solid week cleaning this place but was extremely distressed by this matter. This was due to the fact that a Carol Estrada at GPM declined my past roommates of an inspection. Now fast forward to approaching my move out. What could have been an easy move out turned into an absolute nightmare. Suddenly I was being charged for carpet cleanings and inspections were being done. GPM was taking money out of my deposit to pay for these cleanings not caused by me or my ESA and trained dog. When I brought up the fact that the previous tenant of the room had two cats I was ignored. To make matters worse, they had the audacity to include Move In inspection pictures of that completely did not match what I walked into when I moved in. And also put cleaning estimates attached to my move out packet as a reason to deduct from my deposit which according to my attorney is ILLEGAL. So I was ultimately blamed for the damage caused by the previous tenant and GPM covered their tracks by falsifying an inspection for “Move In” to mitigate blame from themselves. I would not recommend leasing from a property managed by this company. They are dishonest, unresponsive, and fraudulent. I don’t know how they’re obtaining these 5 star reviews but it’s clear they have serious accountability issues considering every low rating they deny accountability. I have no issues providing screenshots and photos of ALL the proof I’ve accumulated of how disgusting this whole situation was so please don’t bother responding. Everyone involved in this situation has a lack of morale. DO NOT involve yourself with them. I’m only writing this because I wish someone would’ve warned me.

I’ve been renting with GPM for the past few years now and I am happy to say that everyone I’ve worked with has been great, especially Bette, Alan and Tori. They are always very responsive to questions and have always tackled my maintenance requests extremely fast. The last place I rented from was trying to raise my rent illegally and now it’s great working with people who know what they’re doing. If you can rent from GPM, you won’t be sorry!

We’ve been renters at a property that was run by Genuine Property Management for the past 6 years, and just moved out in October 2025. We’ve made every payment in-full, and on-time since we moved in back in 2019. We took great care of the place while we lived there and we were always quick to report any maintenance work needed (we own property as well, so as landlords we know how important it is to be on top of any maintenance needs). When the time came to move out, we were given a list of what needed to be done upon inspection, final walkthrough, and return of the keys. We had the place professionally cleaned and during the final walkthrough we were told everything was perfect and there was nothing that needed to be fixed before we returned the keys. Fast forward to January. GPM tried keeping over half of our security deposit and sending list of made-up “damages” in addition to “fees needed for a deep clean” which we had already taken care of. We responded with proof of cleaning receipt and asked for proof of damages (because there weren’t any when we did the final walk through). GPM then proceeded to “negotiate” saying that they’d give us some money back, but that they had to wait for the new renters to move in so that they could use the money from their deposit to pay us (but again, it would not be the full deposit we paid back in 2019). For us, it’s not even about the money at this point. It’s the principle of managing a business and treating tenants ethically and fairly. The worst part is the actual OWNERS are really nice people and I’m sure they have no idea how GPM is actually managing their condo and treating the tenants who occupy it. I totally get hiring a 3rd party to help manage a property, but as a landlord, I would never hire GPM.
