We had a bit of a rough transition into our home, but Kodiak made it right and has been supportive. We love our home and are happy with the quick text responses. Especially with emergency calls, they will call ssap.

We had banging in the pipes in our house soon after move in, a sink pan with broken silicone and clips, and water that wouldn’t run colder than 86 degrees on full cold, all stuff we caught within the first month of moving in. We messaged Kodiak and they sent 316 Handyman Services out. Jesse from 316 was the one who came out and he was genuinely helpful, since we’d already tried troubleshooting it ourselves and he took that into account instead of starting from zero. He didn’t have the part on hand the first trip, so he came back out and finished the job within 2 weeks. Credit where it’s due: Jesse and 316 did solid work! Thanks Kodiak for having quality contractors.

Difficult to rent from. The beginning of our time as renters went smoothly. After a few months when one of the toilets was not working properly, it took a month to get fixed. This agency requires quarterly inspections in which we had to take multiple pictures of each room in the house and comment on the condition of every wall, floor, ceiling etc. Other inspections occurred in-person and we had to adjust our work schedules to be present for them. It felt as if respect for our time and obligations was not a consideration. The final inspection required so many pictures to be taken. Every cabinet and drawer was required to be photographed along with several pictures of every wall, corner, door (front and back), floor, ceiling, toilet, sink, shower, and more. I would rather be forced to have a cavity search as a prisoner behind enemy lines. One positive over the more than three years of renting was when the garbage disposal broke. We offered to install a new one, Kodiak had the replacement sent to us, and gave us a $75 credit to the following month’s rent. The refund of our security deposit took over 30 days. We had to contact them on day 29 to remind them to kindly send the money. Then it was another week until we received the electronic deposit. Can you imagine if we ever didn't follow a part of the contract to a T? It would have cost us. I would not rent from this agency again. I wish it could have been a more positive experience.
