I would strongly caution renters before signing with Kodiak Property Management.
From the beginning, my experience felt extremely fee-driven. Within the first few months of living here, Kodiak conducted multiple inspections during my tenancy and billed inspection fees each time. For example, simply being served a compliance or lease notice results in a $200 “Service of Notice Fee,” regardless of the underlying issue.
Since moving in July, I have paid over $2,500 in various fees in addition to rent.
During my first week in the home, the A/C went out during peak summer heat. I was provided a portable A/C unit while waiting for repairs. Although it was eventually fixed, it took nearly a month during one of the hottest parts of the year.
I later learned that the owner of Kodiak Property Management also owns the property I am renting. That ownership relationship was not clearly disclosed to me upfront, and when I asked about it, the response did not feel transparent.
The lease structure is heavily weighted toward administrative penalties and layered fees. I have rented from multiple property management companies and have never experienced this volume of additional charges.
Prospective tenants should read the lease extremely carefully and fully understand all potential fees before signing.

Kodiak has been great to work with. Not only are they super quick to respond but also are willing to work with tenants to find solutions.
Pat was quick to respond on helping us go through our application and Alba is extremely kind. Mark even connected with us over the weekend as we filled out our application to help with our needs.we really appreciate their flexibility and willingness to help out.

Going into our 4th year using Kodiak as a property manager. They have been brilliant and taken care of everything having to do with tenant placements, lease renewals, maintenance requests. We wanted to be hands off and they’ve delivered on that very well.

Kodiak has been nothing but great to work with. They have provided me with the security of their expertise in handing all aspects of my rental property. I have appreciated the owners advice, direction as well as their maintenance recourses. Scott is clear efficient and easy to work with as needs have arisen concerning repairs and tenants concerns. I recognize their value and would not go elsewhere.

We’ve been working with Kodiak for a few years now and have been very happy with our decision to have them manage our properties. It was an adjustment moving to a management company after self-managing for so long, but Kodiak handled the transition very well and my confidence grew quickly that our properties were in good hands. I truly feel they take good care of the tenants while also considering our position as owners.
They also strike a good balance between handling things independently and keeping us in the loop as decision-makers, which has relieved a lot of stress! I’ve been impressed with their tenant screening, handling of turnovers, and communication. I really appreciate Scott’s attention to detail and responsiveness whenever something needs to be addressed, and Brandon and Mark were especially helpful early on when I had a lot of questions. Overall, they’re no-drama, efficient, and very effective property managers. I completely trust them with my properties.
