As a property owner and client of Graystone Property Management, I experienced a prolonged maintenance issue at my rental property that resulted in significant damage and disruption. On June 23, 2025, my tenant reported an active water leak coming through the kitchen floorboards at my rental property. Water continued leaking into the kitchen for approximately five weeks, from June 23 until July 28, 2025, while the source of the issue was being investigated. The issue was ultimately addressed when the refrigerator was replaced on July 28. During that five week period, continued water exposure negatively affected cabinetry and flooring. Initial mitigation work was performed, but moisture remained present and further repair and total reconstruction were required. The resulting kitchen disruption lasted from late June through September 2025 due to mold remediation, cabinet, sink and flooring removal, followed by recosntruction. Temporary accommodations were provided at times, including a temporary sink, but normal kitchen use was significantly limited for an extended period. Due to the prolonged disruption and hardship from the leak and subsequent disarray of the kitchen I voluntarily provided rent concessions to the tenants as a gesture of goodwill. A documented demand letter was sent and received. I am seeking fair reimbursement for documented financial losses associated with this matter. Given the documented timeline and supporting records, I remain hopeful this matter can be resolved fairly. EDIT: Thank you for the response. I agree that unexpected maintenance issues can occur with rental properties, and I appreciate the efforts that were made to coordinate vendors once the problem was ultimately identified. My concern in this situation is not that a repair was needed, but that the issue remained unresolved for an extended period before the source was confirmed, which led to additional damage and a lengthy kitchen disruption for the tenants. As reflected in the documented timeline and communications, the matter ultimately required mold remediation and a full kitchen reconstruction that lasted several months. Because of the hardship caused to the tenants during that time, I voluntarily provided rent concessions while the repairs were completed. I remain hopeful that the documented financial impact from this situation can still be addressed fairly and that a reasonable resolution may still be reached.

The Graystone team is extraordinary! Every member of this team is extremely friendly and informative. They are happy to thoroughly explain every detail of what is going on, or graciously refer you to someone who can. To landlords: Graystone Property Management was able to secure tenants at a reasonable rate within just a couple of weeks, even in this current market where rents have been dipping and properties are sitting much longer than they have been in recent history. There is no lack of communication at any point, they update you multiple times per week about how marketing is going. To investors: Graystone Investment Group’s slogan of “You invest, we do the rest” is not bullshit. The entire process of acquisitions, lending, rehab, and property management is all streamlined through their network with you at the driver’s seat for every major decision that has to be made.
