Kristina Swatts has been awesome to work with. I am very picky with my investment criteria and Kristina has been extremely helpful and patient these last 9 months visiting properties on my behalf, providing invaluable feedback, and working through numerous offers. I couldn't ask for a better professional in my corner.
As a property management company, I've been with T&H for close to a decade now and they absolutely deserve 5 stars. They run a tight ship -- clear communication, proactive property maintenance, timely statements and fund disbursements. Everything is systematized and streamlined. Aside from the expected occasional vacancy, I've never had to spend any mental energy thinking about my property because I know it's in good hands.

I engaged this company to manage two properties and ended the agreement after approximately one month due to concerns about responsiveness and attention to detail.
During that time, getting in contact with the property manager assigned to me was an issue, and certain issues required follow-up on my part. After explaining my concerns and my decision to move to another management company, I did not receive any follow-up to address the situation.
I was required to pay a $400 contract termination fee, which was disappointing but ultimately worth it to ensure my properties were managed to the standard I expect.
Based on this experience, I would not recommend their services.

Kristina is an absolute powerhouse for real estate investors. As an out-of-state investor, I rely entirely on 'boots-on-the-ground' expertise, and Kristina delivered beyond expectations. In just three months, she helped me identify and close on two investment properties without me ever seeing them in person.
She has a rare talent for hand-selecting deals that fit strict buy criteria and is an incredibly effective negotiator who knows how to protect her client's interests. Because she is backed by a top-tier property management team, the entire process—from the initial search to getting the units ready for tenants—was seamless. Paul was great to work with on my investment property purchase. He was honest, responsive, and really understood the numbers behind the deal. I never felt pushed — just supported with solid insight and clear communication from start to finish.

The home evaluation I recieved by Corbin was a master class in customer service. He came in, made me feel right at home...in my own home (temporarily). Thoroughly explained the process and gave me grade A tips on how to best up keep my rental. Couldn't have asked for a better representative to come out and get the job done!

Maintenance Tech Karl Holderfield was awesome. He is very knowledgeable and friendly. He fixed the issue that I reported with no difficulty. His professionalism shows in his work but also in the way he interacts with his clients. He makes sure you understand exactly what he is doing and he makes sure your questions are all answered. He is also very thoughtful about making sure he cleans up the job-site when he is finished - it’s like he was never there. Great guy, great experience. Thank you Karl, I really appreciated working with you.
