Our property manager is the Ms. Rocio (orange squads), we changed our property manager, because our previous one never responded to our calls, taking advantage of us not being close. Ms. Rocio responds quick to all of my concerns and questions. There was an error charge on our billing statement and she was quick to resolve it and she kept us updated on the progress. If you need a reliable dedicated property manager Ms. Rocio and her team including Mr. Rhey is who I recommend.

The ONLY reason I gave two stars is because at least the leasing representative, David, has been somewhat communicative (even though it's ME who has reached out to THEM and NOT the other way around). We applied for a townhouse in Short Pump, which needed some things done to it prior to moving in (holes in walls from TV mounts, painting, cleaning, etc.). We were told those things should be taken care of, but no confirmation and nothing was ever done. We also were told the owner may want to sell (which we inquired about), then later we were told the owner owns with his brother, who may instead purchase from him. VERY unclear on what was happening, and it was too ambiguous for us to stay committed to renting it out and schedule a move.
Then, after we cancelled our application, we have STILL not received our refund of $30 for the pet screening company (this has been well over 2 months now). We did get our refund for the application fees fairly quickly, as promised. We were told because the pet screening company was a third party company, that there was nothing they could do about it.
It's very exhausting to be given the runaround about $30, so I asked if they could please just reimburse us on their end and work it out with the third-party company THEY HIRED. I still have not gotten a response back or a clear message as to why my money hasn't been refunded. At the end of the day, it's not the $30, it's the principal of it and the lack of communication.
I would not recommend renting from this company, as it seems a bit shady after all the conflicting information we were given.

I had an excellent experience with David's customer service! He expertly guided me through both the application and rental agreement process, ensuring I was well-informed every step of the way. I truly appreciated his consistent updates, which helped me stay aware of the progress throughout.

Excellent customer service from David! He guided me through the application and the rental agreement process. He also kept me updated, so I knew what stage of the process I was in.
Their application process is in-depth and that is what I expect from a legitimate property management company; it was reassuring. Over the years, I have rented on and off post, and this was the smoothest rental process I have experienced.

While the initial process started slow -- I applied over a weekend -- once the ball got rolling, Jason did a great job of communicating and keeping me informed. He was friendly, appropriately detailed in his responses, and followed through on each step. He made the process easier than I had expected.

1822 Parma Rd Issues
Dealing with Renters Warehouse Richmond (Ron Coffman, Kelly, Mary Ellen, and Charles) is a painful experience. They rented us a home, and when we moved into the home...
1) there were shards of glass in the backyard (they knew we have a toddler)
2) there were cockroaches in the house
3) the oven and washer didn't work
4) there were nails all over the driveway
5) the thermostat was broken
6) the HVAC was "a relic from the 90s" (in the words of an HVAC tech, later) with no working filters and dirty tape holding it together
7) the front door's top hinge was missing its bolt
8) the windows and floors were filthy
9) there was litter in the yard
10) the back door handle was loose and unsecured to the door
Etc etc
Sine then, the problems have compounded. Example: Renters Warehouse client and/or partner Glenn McGlaughlin (the named landlord on the lease, GMAC Properties LLC) came to our door on a Sunday night and banged on it loudly and wouldn't stop, waking up and scaring our toddler. We told Glenn we could smell the alcohol on his breath from three feet away, and he said he'd "had a few beers" next door at his mom's house (his mom apparently owned the house we're renting and gave it to her son). Glenn's wife swore at us. Renters Warehouse reacted to this event by (among other things) suggesting that we might be "penalized" if we communicate with our landlord Glenn. We told Renters Warehouse we wanted credits for all the bad experiences and shortfalls, and Renters Warehouse's response was to file a complaint against us for alleged late fees (despite the fact that we've paid rent on time ever month... and we are the ones asking for reimbursement).

We are new tenants with this company and I can tell we are not looking forward to the next 2 years, but we will get through it. We had a slum lord before and we made sure we took the proper steps to protect ourselves and we did get our full deposit back. The house we left was in perfect condition, now we have to come here and do same. With no AC our downstairs kitchen and living room is over 90 degrees. We have a baby too and he can’t take the heat so it’s really hard to unpack and get anything done because he gets sick in heat. We were told they were bringing us portable ACs until the AC is fixed and that did not happen, has not happened...
the walls the ceiling fans nasty every single blind in the house nasty. I’m not even gonna try and clean I’m just gonna replace them myself. The house smell like nasty wet dog and we keep finding black dog hair on our baby us everywhere in house. I really thought the house would be cleaned like the one we left. But that never happens I guess. I have so many pictures but just to give you an idea....

Good evening,
We started renting this home in November 2016, but this past Christmas was our first "real" holiday in the house and my husband and I were just speaking about how blessed and thankful we are to be in this home.
We were homeowners all of our married life and when the economy took a turn for the worse, we lost everything. We rented close by, but the house we were living in was not suitable for us and our 2 growing teenage sons so when this house came on the rental market, we were quick to act. We met with the rental agent, Charles, and were so very hopeful that we would be chosen as the tenants. One year and a few months later, we couldn't be happier.
With the owner's blessing, we have painted the inside and taken care of a couple of small items that the previous owners neglected. This house is loved and cared for and we are so thankful.
I hope this letter will be forwarded to Charles and the homeowner as we'd like to let them know just how special this past Christmas was for us in the house that we call home.
