Quick question, Can property management charge tenants $1,000+ for replacing floormat, and repainting every single walls after 1.5 years of living? I'm talkin about the floormat, and walls with no damages, "normal wear & tear" Well well well . Posting pics of "beyond normal wear and tear" lol Also, there was no personal items at all as you guys can see in the pics.

1836 Property Management (aka Austin Property Management Company) —Unprofessional, Non-Transparent, and Full of Hidden Fees 1. ⁠Endless Hidden and Unjustified Fees — it honestly felt like dealing with a scam. Both renters and property owners should stay far away from 1836 Property Management. They charge a $35 monthly “Resident Benefit Package” fee without any clear benefit to tenants, plus an extra $125 “Initial Lease Preparation Service” fee on top of the first month’s rent. Later, they tried to charge me a $75 “returned payment fee,” claiming my bank had “reversed” the payment — yet my bank confirmed that no transaction was ever initiated or reversed. Clearly, their system glitched, but they insisted on billing me anyway. They also added daily $20 late fees even though I had not yet received the keys or moved in. After I challenged it, they removed the daily late fees and acted as if they were doing me a favor. They still refuse to waive the $75 charge or provide any related documentation or proof. If my bank shows no reversal, how can I trust a platform that can simply display “Oops, it is reversed — pay us $75”? 2. Zero Transparency and No Access to Property Owner When I requested that the landlord be notified of this situation, they refused to share any owner contact information. Tenants have no transparency and no way to escalate concerns beyond the management team itself. 3. Disorganized and Broken Application Process Before all this, my agent and I had already confirmed a move-in date of October 26, and I paid the $160 application fee accordingly. Then, 1836 Property suddenly claimed the property was “only held until the 22nd” and refused to honor the agreement. They only changed their stance after my agent stepped in — their response was simply, “Sorry for the misunderstanding.” 4. Frustrating and Dysfunctional Online Platform They require applicants to apply through BoomPay, a third-party system that costs $80 per person. The mobile version’s confirm button is literally blocked by the screen bar — impossible to submit. Impressive UX design. On desktop, I clicked “Continue” dozens of times with no success. After refreshing many times, BoomPay linked to my bank and randomly identified an unrelated transaction as my salary without letting me edit it. The entire process wasted three hours, and I had to send extra emails explaining the platform’s errors. I completely wasted my $160 application fee — I honestly wish I had donated it to charity instead.

I can't recall exactly how I came across Matt and his team at 1836, but I'm gld that I did. As a real estate broker over the years, we confidently refer clients to 1836 PM for full-service property management. Cristina does a great job for them too and is a great communicator. Forest Kimbell assured me that his Team would provide exceptional service when his team recently became my new management company. I'm so impressed and pleased. I owned 4 homes before becoming a renter. I have expectations of a managment company and 1836 exceeds all. I had such a wonderful experience working with this leasing team! The entire staff was incredibly helpful and made the entire process smooth and stress-free from start to finish. Any time I had a question, they went above and beyond to make sure I was taken care of. I worked specifically with Madison Barnhill, and she was absolutely amazing; so kind, patient, and an excellent communicator. I truly couldn’t have asked for a better experience. Highly recommend!

I moved to Austin and had one of the most disappointing and frustrating experiences I’ve ever had with a company. From day one, the communication was disorganized and careless, which is exactly why I chose not to renew my lease. When I arrived on move-in day, I was literally stuck outside because they didn’t even leave me a key to get into the house. That should have been my first warning. Still, I tried to be understanding and patient, but it only got worse from there. When it came time to move out, I went above and beyond to do things right. I paid for a professional cleaning service and made sure the home was left spotless—I’m extremely clean, borderline OCD, and I take pride in keeping things in perfect condition. I was told to wait on carpet cleaning because the Power-House cleaning company said the carpet was old, worn out, and needed to be replaced—but they assured me that it wasn’t my fault and I wouldn’t be held responsible. I was there for only 1 year. It was my 22-year-old daughter and me. I then spoke with the realtor, who promised to handle it and said he would call me back. He never did. I followed all instructions and trusted their word—only to find out later that they kept most of my security deposit. I was supposed to receive $2,695. Instead, I got $400 back. They charged me for the carpet anyway. I was so upset and disheartened by how I was treated that I hired a lawyer. Not just for myself, but because I don’t want this company to keep getting away with treating people like this—especially people who are doing their part and acting in good faith. Please be very careful before renting from or working with this company. They’ll smile and nod until they have your money—and then do whatever it takes to keep it. I wouldn’t wish this experience on anyone.

I had a great experience working with 1836. I reached out to them in late June after seeing so many signs for their rental properties in my neighborhood. They were able to put my home on the leasing market within a week of me moving out and getting the repairs done. The blue team gave me some great advice on the market and were able to find a tenant really quickly within 7 days. I’m so happy I chose 1836 to manage my property.
