I was using 1836 for about six years to manage my property. They switched me to a different team about midway through and from then on I started to have a pretty meh experience, and what ended up being an unpleasant end of service experience. I am sure they'll write long paragraphs about how I am wrong and how I didn't read the documentation they carefully prepared for me but that's missing the point. I paid them quite a lot of money, and sucked up all the random fees, and all the mistakes they made, and was a minimally disruptive client all told. So I feel like I expected more of a white glove treatment than I got. They sent my tenant the wrong move out sheet (it had the previous tenants names and it said "some of this doesn't apply to you" but then didn't specify which parts) From that, I had some questions for the team. It felt like instead of trying to clear up anything Matthew was focused on making sure I knew he had told me this already. Just tell me again. This is not my full time job, it's yours. And if my email was unclear, maybe pick up the phone and call me? So while trying to help my realtor and tenant understand expectations for moving out, getting a security deposit and keys, when the cleaners were coming and so on, I had to make my best guesses. It was quite stressful and I think it could EASILY have been a super smooth and transparent process.

1836 has been my property manager for three years and I am very happy with them. They are responsive and very helpful and work hard to get your property rented. Just recently, Melanie Price did a great job getting my property rented under a tough situation. She and Nestor did a great job with the whole process. I recommend them if you need a good property manager.

I had a fantastic experience working with 1836 Property Management, and especially Cristina Rodriguez. From application to executed lease, everything was handled efficiently, professionally, and with great communication. Cristina was responsive, organized, and proactive throughout the process. She made sure my client felt informed and supported every step of the way, and as a Realtor, that level of follow-through matters. The transaction was smooth, timelines were clear, and expectations were set properly from day one. It’s always refreshing to work with a property management team that understands how important communication and execution are to the client experience. Mayra was absolutely wonderful to work with throughout this leasing process. She was responsive, professional, and truly went above and beyond to ensure everything moved smoothly. We’ve really enjoyed working with 1836! We recently switched to using 1836 property management services. They are very communicative! They quickly update us on maintenance requests and quotes, which ensures us that our home is being cared for. They follow through on everything they say they’ll do. Tina is always communicating with us and keeping us up to date on things - and everyone at 1836 we’ve interacted with offers 5 star customer service. We are SO happy we switched to 1836 to manage our property!

I would strongly caution anyone considering renting through this property management company. We vacated a property in November and followed proper move-out procedures, including pasting around $9,000 (or entire savings) to leave by the lease’s terms. Despite this, the company kept our entire security deposit and then attempted to charge an additional ~$570 for items that were either pre-existing, documented in the move-in report, or not tenant responsibilities. Several charges were particularly troubling: • We were billed for fixtures and installations that were present before move-in, clearly documented in their own move-in photos. • We were charged for the removal of items we did not install and intentionally left in place to avoid accusations of property theft. • We were billed for installing items that were never provided at move-in, yet somehow became our financial responsibility at move-out. • The move-out report contained an incorrect property address, calling into question the accuracy and care taken in the inspection process. This experience felt less like a routine move-out and more like an attempt to nickel-and-dime former tenants after the fact, hoping they won’t push back. When documentation was provided, accountability was lacking and they doubled down, even when they knew the only reason we left is because of a wrongful termination issue. And when they tried to charge for the place not being cleaned and I told them that we paid $600 to THEIR CLEANER THAT THEY REQUIRED WE USE, they said it’s not their problem and pay up. Security deposits are meant to protect against legitimate damage — not to be used as a revenue stream after tenants leave. I strongly recommend that any prospective renters: • Document everything in writing • Take extensive photos and videos at move-in and move-out • Carefully review all charges and dispute anything that is not legitimate Unfortunately, this process added unnecessary stress at the end of a tenancy and left us feeling taken advantage of. Transparency and fairness were sorely lacking.
