Barry Mathis has been nothing but dodgy and unresponsive to my phone calls, emails and texts. Expert Property Management owes me over $1300 in prorated rent credit after moving out, and After a month and a half of trying to get this money back, nothing. "Oh send me and email to remind me", "I don't think we even manage this property anymore" Really?? I feel like got scammed. I will update this if I get paid, or have to go to court. Update #1 (50 days after moving out) I have been patient until now, and I called until Barry Mathis finally answered my call. He said he had court and couldn't talk until after 2pm. I since emailed, texted and called multiple times, with no response. Typical. His office phone number goes straight to voicemail. His dodgy demeanor is unacceptable. No wonder he is in court

Terrible for tenants. They pick and choose when to communicate and what to respond to. There is pool at my complex and the key they gave me doesn’t work and they never followed up on that. They are supposed to deliver air filters quarterly which they never did. They never gave me a key to the store area on my patio. I had plumbing issues with the toilet and tub overflowing and they took almost 2 weeks to send someone out to fix it. I asked for compensation since I wasn’t living in my place at the time as I couldn’t use the water and no response. I’ve followed up with all of these issues so many times and when they do respond it’s always we’ll follow up soon and then radio silence.

My experience with Expert Property Management has been disappointing for several reasons. First and foremost, communication with tenants is severely lacking. It’s often difficult to get timely responses to emails or maintenance requests, and there is very little follow-up once issues are reported. Another major concern is their lack of quality control when it comes to vendor work. There have been multiple instances where vendors were paid before jobs were completed — leaving tenants stuck with unresolved problems or subpar repairs. Perhaps most concerning was a recent incident involving an employee who was terminated following concerns about personal involvement with a tenant. While the company did take action by ending the employment, the situation raised serious questions about professional boundaries, oversight, and internal accountability. Overall, this company has a lot of work to do to regain tenant trust and demonstrate a commitment to professionalism, communication, and ethical management practices.

At first, Barry and his team were responsive and communicated well. But things changed after our AC broke down. We went two full days without air conditioning in the middle of summer, while caring for two young children. Eventually, Barry brought a portable AC unit, but by then we had already bought our own. The central AC wasn’t repaired for over a month, even though multiple people came to check it. It felt like more effort was put into squeezing profit from the situation than actually fixing the issue. Another major concern was the complete lack of communication about the property being sold. As tenants, we received no proper notice about the sale or our need to move out. It was incredibly frustrating to feel so left in the dark. On the bright side, we did get our full deposit back—likely because we took good care of the house. But even that came with a strange moment: when I called Barry after moving out, he said, “I don’t have this number in my phonebook,” which felt dismissive considering the circumstances. This was our experience with Barry. We’re glad to have moved on and wish him well, but we hope future tenants have a better experience.

I have had the pleasure of working with Barry Mathis at Expert property management for many years, and I couldn't be more satisfied with the service and attention to detail they've provided. Over the years, they've consistently gone above and beyond to ensure that everything runs smoothly. Whether it’s handling maintenance requests or addressing any concerns promptly, their quick response time and dedication to keeping things in top shape have made all the difference. Been amazing experience as we were really concerned with our rental being in a new community and we thought it might sit for a while … and then Barry was amazing and delivered much quicker then we anticipated. He is extremely knowledgeable and helpful and guided us every step of the way. Would highly recommend his services. Will definitely refer more clients to Barry.

Working with Barry has been great. After having a good experience myself working with Barry through a complex property management issue, I referred him to a buddy of mine looking for property management services. Barry was quick, professional and a breeze to work with. Not to mention, Barry’s $500 referral bonus was the easiest $500 I ever made.

In January of 2024 I renewed my lease with expert property management for a 14 month term. In late June my fiancee and I stumbled on an opportunity to relocate to a new place together. I had never broken a lease agreement before and was very concerned about the repercussions. When I gave my formal notice to Barry to move out on September 1st he was very understanding of my situation. Barry listed my apartment immediately. I was also given the opportunity to work with the agents at expert property to show my apartment to prospective tenants during my remaining tenancy. Walking into this situation I was incredibly worried that I would be held accountable for the remaining term of my 6 month lease, if the apartment wasn't rented out. Thanks to Barry and the expert property management teams resourcefulness and hard work my apartment was rented out to a new tenant very promptly. I can't thank Barry enough he was able to turn a situation that could have been a nightmare into a smooth transition. Unlike most of the property management companies that I have experienced Barry has the tenants best interest at heart.
