I deleted my last review and decided to make a new one … 6 yrs of renting from this place … started out great but as yrs gone on, seemed like all they care about is money and having poor service …. They rather shut your payment portal off and make it a huge inconvenience to having to stop everything and go to the store to make a payment that I can easily make on my online portal … not to mention the fact that if the 1st is on a Monday and a person gets paid on a Friday, they shouldn’t be getting no late payment notification in the middle of the week… 2026/27 will be my last yr renting from this property.. I’ll warn everyone to never rent from united properties

I’ve been working with Tim Vandentoorn and his management company, United Properties of West Michigan, for about ten years now and have been extremely satisfied with the results. I can’t say enough good things about them. Over this time, Tim was able to find and recommend to me 28 investment properties, including mostly single family Grand Rapids homes, that turned out to be of great value both in terms of rental income and capital appreciation. The portfolio has generated exceptional revenue that allowed Tim to both systematically improve the properties and to provide me with an excellent income. Over this time, the value of my properties increased by around 3-4X without requiring any further capital investment from me. Tim absolutely knows what works for the investor in Grand Rapids and West Michigan. Tim and United Properties handle everything and make it extremely easy for the investor. This includes the property recommendations, the finding of sellers and then buyers, the negotiating with them, the management of the properties, and the improving of the properties. Tim and United Properties took care of all the work that so dramatically boosted the value of each property. They will manage every single detail of the rentals for you so that investment is pain-free and incredibly profitable. If you’re looking for a property management company that delivers results and takes care of you like family, this is the one. I initially had a bad experience with United Properties. After going through an application process, an accommodation I was under the impression existed, did not. This led to a heated review where I felt I wasn't respected and taken care of properly. United Properties reached out within 24 hours of my review and did everything in their power to rectify the situation. David Klein did a phenomenal job with my situation. He made me feel heard, and did not hesitate to do what he could to help me find a home that worked for me. Even while doing that, he helped advocate to the owner of the original property I applied for that my dog was safe and wouldn't pose a threat to the home. This lead to me getting approved for the house I wanted in the first place, which really makes me happy. United Properties has a great team working for them: a group full of individuals that want to see you in your dream home as much as you do. They turned this 1 star experience into a 5 star one, and I would recommend this agency to anyone who is looking to rent or sell in the West Michigan area.

As investors, the soundest decision we’ve made was to enlist United Property Management Co. over 5 year’s ago. Having United handle the entire marketing , leasing , maintenance and collections process for us has removed the stress and time demands from owning properties. We highly recommend UPM to any investors looking for a management co. What stands out is their quick and friendly turnaround on questions and resolving any concerns from us and our tenants. Much appreciation to David , Tim and the entire team.

HORRIBLE HORRIBLE PLACE DO NOT RENT FROM THEM. These people are scam artists and know exactly how to swindle people out of their money and hold them off from getting anywhere. I have been providing ample amount of prof and verification just to keep getting new requirements. They scam you out of your application fee and never approve you no matter what proofs you submit. They even want you to link your bank info so they know how much is in your account and where your money goes. All they want is your money and they are NOT here to help anyone but to themselves. Keep your money and try elsewhere.

I moved into 710 McRenyolds Ave #2 last year. I was 5 months pregnant at the time and was hoping to find a safe, up to code living situation for myself and my newborn that was born in the winter. Moving in was AWFUL. I had bought a washer-dryer stackable unit because there were hookups. The layout of the house made it IMPOSSIBLE to get it up the stairs! I couldn’t even fit a box spring up the stairs for my full sized bed. The neighborhood is NOT SAFE. Homeless people EVERYWHERE messing with your trash and throwing shot glasses everywhere. Upon move in, after about a week or so of staying in the unit, I developed numerous bites on my body. It turned out to be BED BUGS in the unit that had already been in the unit prior to my move in. United addressed the situation however they did not compensate me for the hotel I had to live in with my two dogs for over a week or any of the furniture or laundry fees and instead took $50 off my rent for a few months and offered to not increase my rent if I renewed for the next year EARLY. The power also kept going out frequently, water leaked and when I reported it I was charged because they “couldn’t find a problem”. There was also a gas leak in the lower unit and when I had asked about it i was told that it wasn’t a concern for me (it was an upper lower unit to an older house and they made a meld stating that they were going to fix the problem at my unit so that’s why i asked). The front office lady acted like i was stupid from the moment i had interest in my unit to when i turned in my keys and asked about the protocol for getting my security deposit back. She wouldn’t even let me give her my email in person after driving 2 hours to return the key because I wasn’t aloud to mail them, but told me I had to email it. would not recommend this property or property management company to anyone who wants to keep their sanity (and skin clean).
