Dean & DeWitt Property Management is a local company focused purely on property management in St. Petersburg and surrounding communities. That focus allows us to treat our clients with care and keep our properties close. We are a full-service property management company that manages over 1,100 rentals in St. Petersburg, Florida and the surrounding communities. We specialize in the off-site management of small to midsize apartment communities (under 100 units) where staffing onsite employees is financially restrictive. Dean & DeWitt is a licensed contractor that has an in-house maintenance department that can handle most of a property's maintenance and repair needs quickly and efficiently while saving our clients’ money. There is no obligation to use our services, but if we believe we can save your property money compared to an outside vendor, we will. Each property we manage is assigned a management team consisting of a lead property manager, an assistant property manager, a maintenance coordinator, and technicians. In addition, we have a separate leasing department and accounting department to support the management teams.

Have been renting from Dean & DeWitt for 5 years and wouldn't be moving out unless I needed to go. Have had a very positive experience with them - always on top of maintenance requests, frequently kept-up apartment building. I want to specifically call out my property manager Sharon. She has been wonderful and so helpful as I've been leading up to the end of my lease, always answering my questions (with patience!). I've been renting apartments for a long time, and this is up there as one of the best property management companies I've had.

Renters review
Ever since this company took over, they decided to go up on the rent. I was given a date to move out in 30 days with no explanation. I’ve been living here for three years. Never missed a rent payment. They told me to move out, did not specify in the move-out letter that I have to pay rent and move out. I tried to contact them. They didn’t respond in a timely manner. The house was damaged from the hurricane. The owner informed me that I would have to be responsible for anything that was damaged from the hurricane after I told him what needed to be done and that there were rodents. That chewed on the AC duct. Work caused my light bill to skyrocket. I told them that the toilet kept running constantly. It took them forever to come and fix it. That also made my water bill skyrocket. Now they’re hitting me with an eviction. When I never miss a rent payment and I was moving out as they instructed me to do. Mind you, I am a disabled veteran with two kids. Rent is extremely high. For them not to want to fix anything in the house and I’ll be told that it would be my responsibility. I took good care of the house. I wouldn’t recommend renting from these guys. They were trying to kick me out from the very start of them taking over. I am a pillar in the Community. Forced to be a homeless veteran.

I was a former tenant and had a wonderful experience. Nicole and Alexis were amazing—knowledgeable, responsive, and genuinely helpful. I hope they’re still around! If I ever relocate, Dean and DeWitt would be my first choice for property management. Donnie was also very helpful. Highly recommend!

I am happy to adjust this rating in the future if things improve but as it stands, property management portion of this company has let us down repeatedly. We've been renting with this company for many years and the quality of service has sadly dropped drastically and the property managers / whoever handles maintenance requests changes frequently.
Do not expect your request to be handled without you pestering them. There is no followup from their side if they need to come back to make a repair, or need to reschedule. I am going to reach out to them again about an issue I've reported at least 3 times at this point. I wish there was more eagerness on the companies side to actually take care of their tenants but they are happy to leave problems alone if you don't reach back out to them. YOU are the property manager. YOU need to stay on top of the requests. YOU need to hold them accountable, and be the thorn to their side to get anything done. I wish it wasn't like that.
We have gotten excellent service in the past, and all of the maintenance/tech guys do an excellent job when they are here! All the credit in the world to those guys. But the managers, dispatchers/leadership is lousy and needs to step up and do their jobs. Maybe they are underpaid and overworked, I do not know. But that is not my problem as a long standing customer/tenant, we deserve more respect with how much we pay.

Day one of my lease, and the experience has been underwhelming to say the least.
Here are a few highlights of living with Dean & DeWitt since moving in on 1/8/26:
I was provided five separate lockbox codes. None worked. Access was ultimately achieved when a project manager personally delivered a key.
A hot water heater is present, but hot water is not.
It remains unclear how the flat-rate utility billing is calculated.
The mini-split HVAC system appears to blow humid, room-temperature air, which I assume is an innovative take on climate control.
A closet was included, though the promised rod and organization were apparently optional upgrades.
Communication has been the standout issue. My designated “point of contact” appears to be a person busier than the president, an overseas assistant, and a receptionist who serves as the sole gateway to anyone with decision-making authority. Interestingly, if you visit the office in person, the receptionist can message the appropriate staff internally and they suddenly become available. This feature does not appear to function via phone or voicemail.
On the bright side, they are extremely efficient at collecting rent. If rent collection is the primary responsibility of property management, they are performing at an elite level.
Hopefully this improves, but it’s certainly a memorable way to start a lease. For what it's worth, steven, my initial point of contact, was professional and competent.

Mumba was absolutely amazing. He was already helping my neighbors when he noticed I was having an issue getting debris out of my gutters. Without hesitation, he stepped in and helped take care of it. His attention to detail, willingness to help, and positive attitude really stood out. You can tell he genuinely cares about doing the job right and helping people however he can. Outstanding service — highly recommend

I was watching a friend’s house while they were away, and Mumba came by to handle a maintenance issue. He was very respectful of the home, showed up on time, and communicated clearly with both me and the homeowner. He took care of everything quickly and made sure the place was secure before leaving. It gave me real peace of mind knowing someone reliable was handling the work. I’d definitely recommend Mumba to anyone who needs dependable maintenance.

His work is thorough, his attitude is always positive, and you can tell he genuinely cares about the residents. Every interaction I’ve had with him has been professional and kind. Renters review
