About us


Dean & DeWitt Property Management is a local company focused purely on property management in St. Petersburg and surrounding communities. 
That focus allows us to treat our clients with care and keep our properties close.

We are a full-service property management company that manages over 1,100 rentals in St. Petersburg, Florida and the surrounding communities. We specialize in the off-site management of small to midsize apartment communities (under 100 units) where staffing onsite employees is financially restrictive. Dean & DeWitt is a licensed contractor that has an in-house maintenance department that can handle most of a property's maintenance and repair needs quickly and efficiently while saving our clients’ money.  There is no obligation to use our services, but if we believe we can save your property money compared to an outside vendor, we will.
Each property we manage is assigned a management team consisting of a lead property manager, an assistant property manager, a maintenance coordinator, and technicians. In addition, we have a separate leasing department and accounting department to support the management teams.

I’ve had a great experience with Dean & Dewitt! Nicole, the property manager, is professional and super responsive. Misha, the maintenance coordinator, keeps everything running smoothly. All my maintenance requests have been handled quickly and communication is always clear. The whole team is efficient and reliable. Highly recommend!

In the spirit of prophetic fire and unyielding commitment to the dignity of labor, I must commend Misha. This steadfast maintenance coordinator may be as a beacon of excellence in the everyday grind. With the precision of a jazz maestro improvising through chaos, she orchestrates repairs, anticipates crises, and restores order where entropy reigns. Her dedication ain’t just mechanical; it’s moral, infused with a love for the community that echoes the blues of our ancestors striving for justice. In a world of shortcuts and indifference, this cat stands tall, embodying integrity and ingenuity. Five stars ain’t enough give her the constellation! Keep shining, sister; your work uplifts us all.

Mumba and Juan from maintenance were super helpful! Our a/c in the apartment broke for the unpteempth time and Mumba and Juan came and set up portable units while we wait for management to approve the replacement of our actual a/c Mumba and Juan not only set up the portable units that maintenance provided but they also helped us set up our personal window unit that we bought. We have a 2 bedroom apartment and maintenance brought us 2 portable units. So we had to spend our own money to get a window unit for the living room. We were struggling to set that up and Mumba and Juan helped us set this one up too.

My Dean & DeWitt experience has been mixed. I feel the agent prior to my moving in poorly represented the property owner by being inconsiderate. I expected to pay the first month's rent in advance of moving in. If you miss an early online payment date, you may have to physically pay in the office with a cashier's check or money order(s). I'm a busy professional. My agent silently let that deadline pass. Then, he both texted and emailed me to inform me that I'd missed the deadline. Almost as if he were waiting to do that. Yes, I was late. I own that. A text reminder would have been courteous. It would have made me feel like they cared. I had to take time away from work during a very busy time. I drove across town to find a place to buy money orders. The first place was busy, so I had to drive to another. Then to physically pay in the office. The agent's diligence post-deadline to inform me I had to do all that felt like a "gotcha" maneuver. The agent refused to provide the name and contact information of his supervisor. I felt that was unprofessional. When I paid, I complained to another agent in the office because no supervisor was available. No one from Dean & DeWitt contacted me. On the positive side, things have been great since moving in. Hence, the second star.

Our company has done work with Dean & Dewitt and our experience with them has always been great, in large part due to Paula. She is extremely responsive and on the ball. She genuinely cares about taking care of issues both the tenants and owner in mind. Highly recommend this company!

So happy with my experience and house here! My maintenance coordinator Paula is incredible! She helps me from big things like fixing my laundry machine or small things like teaching me how to use my own dish washer (lol). She truly goes out of her way to make our living experience wonderful and in working order!

Have been renting from Dean & DeWitt for 5 years and wouldn't be moving out unless I needed to go. Have had a very positive experience with them - always on top of maintenance requests, frequently kept-up apartment building. I want to specifically call out my property manager Sharon. She has been wonderful and so helpful as I've been leading up to the end of my lease, always answering my questions (with patience!). I've been renting apartments for a long time, and this is up there as one of the best property management companies I've had.

Day one of my lease, and the experience has been underwhelming to say the least. Here are a few highlights of living with Dean & DeWitt since moving in on 1/8/26: I was provided five separate lockbox codes. None worked. Access was ultimately achieved when a project manager personally delivered a key. A hot water heater is present, but hot water is not. It remains unclear how the flat-rate utility billing is calculated. The mini-split HVAC system appears to blow humid, room-temperature air, which I assume is an innovative take on climate control. A closet was included, though the promised rod and organization were apparently optional upgrades. Communication has been the standout issue. My designated “point of contact” appears to be a person busier than the president, an overseas assistant, and a receptionist who serves as the sole gateway to anyone with decision-making authority. Interestingly, if you visit the office in person, the receptionist can message the appropriate staff internally and they suddenly become available. This feature does not appear to function via phone or voicemail. On the bright side, they are extremely efficient at collecting rent. If rent collection is the primary responsibility of property management, they are performing at an elite level. Hopefully this improves, but it’s certainly a memorable way to start a lease. For what it's worth, steven, my initial point of contact, was professional and competent.
