Arbors Management Inc does not manage single family section 8 properties or short term rentals.

We have been with Arbors Management for 1 year, they really try their best to satisfy their tenants. Be patient with them as they are the management team that passes the message onto the owner of the property, then its up to the owner to fulfill the request. I really enjoyed them being our management team. HUGE shoutout to Eric Fraser, he is awesome - great attitude and problem solver. Thank you Arbors Management team :D

Samantha is great. I am from Butler Arbors and I love when she comes to this office. She is always upbeat, happy and very pleasant with everyone. She is always upbeat and makes me feel very welcomed here. Wish she was here more... She is great 😃

Poor communication and poor management being a property management company. Sadie was not very timely in responding to messages, rude, and no one at the office returns calls. As a tenant, you have to do a maintenance request through an online portal, but this takes a significant amount of time to get anything fixed. We have not had heat in our downstairs bathroom for months and still have yet to get this fixed or a company to come out to look at it. There were no conflicts in schedules. We were told one company was going to contact us then never heard anything from that HVAC company. Then a second company was scheduled to come out and never showed up. We had to contact arbors management to tell them the company did not show. No one from this management company followed up with us to see. It seems like as long as you are paying rent, they do not care to get back to you… $2450 a month in rent and this is what it gets you. Plus they charge you a fee to pay the water and sewage online and also the rent through the portal. That’s an extra $30 a month when they could put all the bills together in your monthly rent payment and save you the money.

I was greatly impressed by the professionalism of Regional Manager, Katie Finnefrock. I reached out to Arbors to receive clarification on a rent increase and discrepancy. Falling on difficult financial times with a recent job change, I had many fears and concerns. Katie’s swift follow up and attention to providing clarity and transparency was appreciated. She layed out a detailed explanation of the rent change and provided options and a plan for assistance. Katie was sympathetic for any error or misunderstanding. Her kind follow through is hard to come by these days. She established back my trust in Arbors. Responsiveness and credibility are hallmarks of Katie’s service. Thank you!

If I could give this company no stars I would. They scammed us out of money stating we did not clean the house after we left charging us over $300 to supposedly clean the house. This was after they had construction workers in the home. They not only forced us out but did not notify us FIRST as per our lease that the workers were coming and had a huge dumpster in the driveway blocking us from parking there to get the mail. They also gave tours without notifying us. Just because we moved our items out (at their request because Arbors said they had someone to move in and wanted us out) does not mean you can break the terms of our lease. Calling as soon as they are open and getting an attorney. Everyone beware when dealing with this group.

Arbors was absolutely amazing to work with! We worked directly with Alexandra and she helped us throughout the entire application and moving process! We had an issue with our oven and she was quick to respond and help out! Every body we have connected with at Arbors has been friendly and helpful as they want their clients to have the best possible experience! Definitely will be using them in the future and referring friends planning to move to Pittsburgh to this company!

I've rented with Arbors for about a year now, and it has its pros and cons. Pros: The online portal is easy to navigate, and it allows you to make maintenance requests online. It also keeps a handy ledge of all of your payments/charges, and stores all associated paperwork for the home. They contract with quality workers for all maintenance as well. Cons: Maintenance requests take a while to be fulfilled (sometimes well over a month), and they aren't great about contacting everyone on the lease when something needs to be done. As a result, multiple calls have bounced off of my roommate's phone before anyone contacted me. Communication is a little murky, and it can be tough to understand who your agent is, or to feel like a valued leaseholder. If you get a new roommate, the standing leaseholder is required to re-apply and pay all the associated fees, which is very frustrating when you've been living in the apartment and paying rent for over a year already. The property we live in also has a lot of outdated fixtured, and the wiring in the kitchen can be faulty. Despite this, we experienced a rent increase. That said, these are fairly common complaints for renting anywhere. All in all, I wouldn't avoid Arbors in the future, but they're not the best company I've worked with as a renter.

As a renter the best part about Arbor Management is the online portal. It’s very easy to pay the rent and even easier to request maintenance when needed. So far the responses have been quick and maintenance issues have been rectified in a timely manner. However they could have done a better job making sure the home I’m renting was clean and up to par prior to my move in date per my request. Instead the cleaning was left to me and several maintenance request had to be made after moving in to make the home comfortable and safe. I’m pleased to say that every Maintenance request was fulfilled and my baby boy and I now live in a beautiful clean home. The neighborhood is safe with friendly neighbors and close to family.
