Futures Funding Inc. helps real estate investors fund fix-and-flips, rentals, and new construction with hard money and DSCR loans built for speed. We're a brokerage, not a single lender, which means one application gets your deal in front of multiple capital sources competing for your business. Whether you're flipping your first property or scaling a portfolio, we structure financing around the deal: purchase + rehab, cash-out refis, bridge-to-DSCR, and ground-up. Straight answers (if the deal doesn't work we will tell you, not string you along an shop), and fast closings.

We’ve worked with Ryan a few times now, and he’s been nothing short of amazing. As investors, it’s incredibly important to us that people follow through on what they say, and Ryan does exactly that.
Not only does he genuinely care about his clients, but he also works efficiently and has hit every timeline he’s set for us. These types of transactions can get stressful, but Ryan and his team have always taken great care of us throughout the process.

Dragged a transaction out for almost 2 months. Their "brokering" was placing it with a bigbox bank. No big deal until there were some issues and then the broker just acted like they couldn't do anything and had no solutions or even offered strategies on how to get it with a different bank so no idea how using this company was beneficial.
Maybe if you have a super straightforward deal this broker would be good but then why not go directly to the big shops yourself?

These guys are the best! I’ve worked with a bunch of different Hard money lenders and the customer service that Ryan, Morgan and the team give is outstanding. Ryan has helped me many times with many different loans and situations. They are really good at making the process as smooth and easy as possible.
