We felt very welcomed by Lynne and Dave at our rental home in Sarasota.
We stayed for 2 weeks in April 2026 and found the rental home to be exceptionally clean and organized. We plan to return again.

We have been working with Lynne and Dave for over 1.5 years and have been extremely pleased with their responsiveness, professionalism and communication. Additionally, their knowledge of the local community has been invaluable as well as their quick responses to any needed repairs/issues that have come up. My husband and I stayed a week near downtown Sarasota in a one bedroom condo. It was a very comfortable and well appointed. Very clean, comfortable and close to everything Sarasota has to offer. Great communication with the hosts. We will definitely use PMI Southwest Florida again. We highly recommend them!

We originally booked an air bnb for June 31 , 2025 - July 31 , 2025 while we waited for our new build to be completed - During the stay our air bnb switched management companies to pmi southwest Florida - which we were informed about but we told the previous management company that we were looking to extend the stay due to issues with the new build - so we booked till the end of September it was supposed to be completed sept 24 2025 but the build ended up being finished August 29, 2025 - I reached out explaining the situation but told I had to pay for the full month of September even though I made them aware August 22, 2025 - we aren’t stay for September as we will be moving into our actual home . I had a prior agreement through air bnb and the other management company that’s not being honor now - I’m still waiting on our short term lease agreement While here I’ve had to have the county come out for the mosquitos and a company to treat them - the landscapers here aren’t friendly when I kindly asked them to do the backyard which I did inform the new management company but it never got done I have pictures of the clean up I had to do on the backyard just so my dog could get out the porch door .
The offered to only charge me through sept 22-30 which I said no to because we have no agreement and they have yet to send me that said agreement when I booked making me aware of their policy .
Yesterday they charged my charged my card - a day before the scheduled payment date lol

I’ve lived at The Well for 18 months, two leases from August 2023 to May 2025. During my first lease, I lived in a 1 bed/1 bath on the 3rd floor. At signing, Todd promised the pool would be finished by 9/23. It’s now 5/25, and the pool still looks exactly how it did when I moved in. My partner occasionally stored his electric bike under the north stairwell and was threatened with fines. Now, I walk past two bikes in that same spot every day? There was one morning where the water was shut off without any notice. Management claimed it was only 20 min, but it lasted well over an hour. It’s not exactly ideal to be running late for work and suddenly realize you can’t brush your teeth or shower. Both units I moved into were visibly dirty. After driving 18 hrs, I had to clean everything myself before unpacking. I documented it, & yes, I was reimbursed, but it never should have happened. One unit didn’t even come with a full set of pots or pans. They were sent later but didn’t match any of the existing kitchenware.In my 2nd lease, I moved in with a friend. This time, the trash situation was out of control. Trash bags, food wrappers, vapes, and even blunt wraps were scattered across every lawn and around the dumpsters. I submitted several concerns, nothing changed. Within days of my last trash report, I had roaches in my unit. As a complete clean freak, that was a nightmare. The exterminator casually told me he’s always in the building because the third floor is infested. Meanwhile, the tennis academy next door began building an indoor facility directly in front of The Well. Construction workers filled our parking spots, lounged in the yards, and blocked exits with trucks. It became a daily ordeal trying to get in and out of the complex. At the same time, The Well hired two painters who showed up randomly and set cones wherever they pleased. My car was repeatedly covered in white paint, no matter where I parked. I asked the property manager for the paint company’s info so I could invoice them. I was ignored. I followed up, more excuses. “It was Todd's company,” “trash pickup isn’t answering”, always something. Oddly, no other cars had paint on them, and I was the only one who complained. You can draw your own conclusions. The property manager, who used to live on-site, later claimed she didn’t know the property was going downhill because “no one was telling her”, even though I submitted concern after concern. My inbox proves otherwise. Let’s not forget how uncomfortable it got being stared down by construction workers every time I got home, or watching residents crawl through their first-floor windows because locked doors were being ignored. In early 2025, the north stairwell exit was sealed off, and residents were forced to enter from the south side. Key fobs had to be reassigned or you'd lose access altogether. Rumors flew that the 3rd floor had been bought out by the tennis academy. They also blocked indoor access to the mailroom, forcing us to go outside and walk back in the building just to get a package. Lobby access was also shut down, despite my lease saying I had full rights to all first-floor common areas. That was never addressed. Hurricane season hit, and though I was on the second floor, water still got in. Baseboards were removed in October and weren’t replaced until mid-February. Two promised appointments came and went with no show; the third came with less than 24 hours’ notice. The original removal job was so bad, the company destroyed the walls and previous baseboards due to sloppy management concern. And if there's a tennis tournament? Good luck parking. Residents pay thousands a month and end up parking in the grass, if they can find a space at all. The Well used to have potential. Chris and Bella were great during my first lease, helpful and communicative. But once Ryntal took over and SVB took priority, everything changed. Residents became an afterthought. I’ve been counting down the days until move-out. Honestly, I’d say more (with examples) if I hadn’t hit the word count.
