Update 9/2/2025: Still haven’t heard anything from RPM after they switched up their story Update / Review #2 (8/29/25): RPM’s Public Response & My Receipts RPM finally responded — funny how this is the fastest I’ve ever heard from them, and only because it was a public Google review. I guess this is how they prefer to handle business: ignoring calls, ignoring emails, but rushing to reply where potential renters can see. Fine. If this is the platform they want to communicate on, then we’ll do this publicly. I have no qualms about that Here’s what their reply leaves out (and what my attachments prove): – Phone Logs: I had to call multiple times on 8/15 just to get through. My call log (attached) even shows where I called their parent company, Neighborly, because no one at RPM would answer. When I finally did reach FELICIA MANASCO, she told me directly the $385 “landscaping” charge was for trimming shrubs and removing a soccer goal. Now RPM’s Google response suddenly claims it was for shrubs and “boxes” left behind. Which is it? Why keep changing the story? THIS IS WHY YOU ARE LEGALLY REQUIRED TO GIVE ME INVOICES. SO YOU CAN'T SCAM ME LIKE YOU'RE ATTEMPTING TO. – Emails: My follow-up emails on 8/15, immediately after my phone call, detailed what FELICIA MANASCO and I went over in our call, and I formally disputed the remaining charges with evidence. I asked for confirmation they were received, and they went unanswered. Until 8/27/25, when we received an email from HEATHER GUNN, attempting to have RPM wash their hands of the entire situation, and telling us that essentially we have to deal with the property owner now. I'm okay. You were the agent FOR the property owner. You don't get to wipe your hands clean and walk away. – Move-In Condition: Nails were already in the walls when we moved in. Their own instructions said not to patch. Yet they continue to hold that charge. Again — photos prove this. – Fake Reviews: Notice how they completely sidestepped my point about HEATHER GUNN, one of their employees, leaving positive reviews to boost RPM’s rating. That silence speaks volumes. She has since removed her review. And I'd bet that isn't the first time they've padded their reviews. What type of property management company has people busting down their doors to give them a 5 star review. Look at any of the others in the area and you'll see that RPM is an outlier. Not that a property management company CAN'T have good reviews, but there's no way 1200 people TRULY believe this place deserves 5 stars. – Attorney General Complaint: Since RPM refuses to resolve this directly, I’ve now filed a formal complaint with the North Carolina Attorney General’s office. Confirmation attached. RPM wants to make it sound like they “thoroughly and fairly” reviewed everything. The truth is, their story keeps changing depending on who they’re talking to, they refuse to provide real documentation, and they only respond when their reputation is on the line. If you’re considering renting from them, understand this: when it comes to move-out, they will nickel and dime you with made-up charges, ignore your attempts to resolve things, and only speak up when they’re trying to save face publicly. #ScammedByRPM #NotSoRealPropertyManagement #DontGetScammed2025 #RPMExposed

Real Property Management of The Triad has been nothing short of amazing! From the very first interaction, their professionalism and responsiveness stood out. I had an excellent experience with Real Property Management of the Triad (Greensboro) during my recent long-distance move. Their communication was outstanding every step of the way, which made a stressful transition so much easier. Gen, the leasing agent I worked with, was especially helpful—he was incredibly patient, clear, and responsive, walking me through the entire process and answering all of my questions thoroughly. The application process was straightforward, and I was able to complete everything online from applying to signing the lease with no issues, even from out of state. I truly appreciated their willingness to work with my timeline and circumstances. Highly recommend them to anyone looking for professional, efficient, and thoughtful property management!

Working with Real Property Management of The Triad has been a truly smooth and positive experience for me! The team's not only professional and knowledgeable, but also incredibly accommodating and easy to work with. Their communication has been clear and timely. They always approached everything with a helpful and respectful attitude, answering questions, resolving concerns, or just offering guidance. OWNERS BEWARE. To be fair, we have had RPM for 10 + years. The first 8 we felt our house was being looked after as we live out of town. The house is an older home. We expect issues. We had to do several large ticket renovations this spring. When we arrived , what we found, left us stunned. Our contractor said the leak in the kitchen was obvious, if someone had just looked. The holes in the gutters caused wall leaks, the back yard was a jungle, and there were rodent holes in the overhangs. See pics. What we DON'T understand is what happened to the inspections 1-2 x per year ? Did they really do thorough inspections? Doesn't appear as such. Not pictured are the vine coming thru the dishwasher. Customer service from Amber is terrible. Rod tries but is not timely and returning calls or emails. He was helpful with getting quote from roofing vendors and a few others. Communication is terrible if there is a problem. Example they KNEW my contractor was arriving to start and there was not key. I started calling and emailing RPM first thing in the morning and it took until THE NEXT DAY - to get anyone. My contractor had to sleep in a hotel ( costing extra $$, regardless of the lost time trying to get Amber or Rod. I eventually made the decision to have him break into the house and change the locks and make keys, just to get to work. Nice, right ?? So - after a month of renovations, terrible communication and a home left with damage from manager neglect, we are leaving RPM for the Triad.

Donnie was professional, knowledgeable, and thorough. He took the time to explain everything he found, both big and small, and made sure I understood what needed attention and what was typical for a home of this age. What really stood out was how detail-oriented and honest he was. Donnie didn’t rush the process—he inspected every corner and answered all my questions with patience and clarity. His report was well-organized, easy to understand, and included helpful photos. If you’re looking for a home inspector you can trust, I highly recommend Donnie. He truly cares about his clients and goes above and beyond to give you peace of mind during such an important decision.

We are so happy with the assistance Real Property Management provided to us. Darwin was especially helpful and very quick to respond. They were highly professional and answered all of our questions quickly. Their process was incredibly smooth from start to finish, they offer a very user-friendly renters' portal, and we have absolutely no complaints! I have worked with multiple rental companies previously and this was by far the best experience I have had. They were quick to work with us on any issues we had and were flexible in navigating the process to get our application approved and move forward with lease signing. We are very grateful to have had such an easy and awesome experience with them! We'd recommend them to anyone house-hunting!
