About us
SE Fleming CPA exists for REALTORS® and real estate investors who are great at what they do, and responsible for far more than most people realize. Running a real estate enterprise isn't just about delivering excellent work. It's about managing people, systems, cash flow, growth pressure, and tax consequences, often at the same time, and often without clear answers when decisions need to be made. We work with owners who feel that weight. Not because something is "wrong," but because the business side of their work deserves the same level of clarity, discipline, and forward thinking as the work itself. And we get it — our founders are recovering REALTORS® themselves. Both worked as agents and brokers in California, Nevada, and Mississippi between 1997 and 2015 before permanently shifting careers, so we know what it is to live commission check to commission check, or from property acquisition to disposition. And we know what it takes out of you. We carried those commission checks ourselves. In our broker years, one of us worked as the real estate investment analyst, scrutinizing the deals of the people managing doors and flipping houses — close enough to the operators to know exactly how the money moves, without ever pretending we were the principals on the deal. So we read your business from inside the cycle, where the question is never what last year cost you, but what the decision in front of you will cost if you get it wrong. That vantage isn't a service we bolted on. It came from years we actually spent in the field, before any of this was a CPA practice. For an agent or broker, that means we already know what an uneven income year does to the decisions you're tempted to make inside it — when to hold, when to reinvest, when a strong quarter is about to become a tax event instead of a line item. We've made those calls with our own checks on the line. For the investor, we bring a CFO's command of the numbers that decide whether your capital compounds or stalls, coupled with deep knowledge about the principles, laws, and mechanics of the real estate industry. We read deals the way you underwrite them — cap rate, DSCR, cash-on-cash, the IRR and equity multiple you're holding it to — then we work the side where money is actually kept or lost: cost segregation and bonus depreciation timed to the years that matter, passive-activity losses and material participation lined up before they become a wall, depreciation recapture and basis mapped long before the disposition, the 1031 exchange set up before the clock even starts. On a cash-out refinance, a GP/LP waterfall, a promote — we're reading the tax and structure while the deal is still in the model, not after it closes. Either way, the point is never a cleaner return. It's the portfolio that keeps compounding, the enterprise that stops depending on you being in the room, the life the numbers were supposed to be building toward. When you have financial leadership that can read your world in your own language, the business stops being something you survive one cycle at a time and starts becoming what you always meant it to be.
