Anyone doing well in this city that has time to help find properties? Would include some sort of agreement upon finding properties that would actually turn a profit.

I would connect with agents that work with investors and wholesalers. Also attend local meet ups.

    Miami can be a tough market right now, especially if the numbers are getting squeezed. Sometimes the best move is expanding the search instead of forcing a deal in one area. A lot of investors are comparing higher-priced markets with Midwest opportunities, where there can be more room for cash flow and value-add strategies. The key is finding someone who understands the numbers, knows the neighborhoods, and can help uncover deals that actually make sense.

    Drew, one thing worth doing alongside the agent route: pull tax delinquent and absentee-owner records straight from Miami-Dade's property appraiser site by hand before you pay anyone for a data feed. Those owners are already motivated and most agents aren't marketing to them, so you're not bidding against retail buyers on price. It's slower than a polished lead list but costs nothing to test whether the strategy fits before you scale it up.
