My wife's an agent too and I'm own a mortgage company as well as being real estate investors. I've always contended that "close-a-bility" is a more important factor that price. She's currently dealing with a situation where the buyer of one of her listings turned in a contract that said "conventional" financing. The lender did not qualify the buyer as they had stated, they missed the closing date, and we can't get answers from anyone. Getting a warm fuzzy from the lender and buyer's agent that they truly have qualified credit, assets, and income prior to contract acceptance is something we like to get. In this case, the lender wasn't truthful about the due diligence they performed.
