Hey everyone, 

I'm actively looking for cash flowing apartment buildings, 20 units +- 10 units

anyone have any recommendations on where the best place to look?

    Hey @Kody Smith. I assume you're looking for something turnkey? How much of a down payment are you willing/able to make?

      Turnkey is an option, but not the only option... i could be in Atlanta for a bit of time to get things more established / remodeled.

      down payment can be between 400-700k depending on the deal obviously

       @Kody Smith Is this something that would interest you: 400 PATINA PLACE, MABLETON, GA 30126? This might be at the high end of the range of your down payment. I don't know the Atlanta market that well, but I suspect if you find anything under $200k/unit, it may require significant rehab.

    Kody, 

    I'd recommend reaching out to some of the brokers to get on their lists when looking for a deal in Atlanta. It will significantly help with deal flow. You could also partner with someone on the ground that has a deal or deal flow, unless you want outright ownership.
