Off Market Properties

I can't seem to find any properties that are catching my eye on websites, apps, etc. Does anyone know of anyone who is selling off-market rental properties (2-4 units) in the Lawrenceville, Pittsburgh area?

@Michael Weleski have you tried walking/driving for dollars, pulling lists of 2-4 unit owners and cold calling/mailing them and following up, craigslist/FB marketplace, local facebook groups, wholesalers? Lawrenceville is a competitive neighborhood at this point so going to be tough to find a good deal there on or off market. At least by cash flow standards. More of an equity market there unless you are doing STR to increase income.
