My brokerage utilizes a listing model that is much less than the 3-3.5% that is customarily charged here in GA. We have two low cost options:
Option A: $500 up front fee + .6% of the sale price + $100 lockbox rental fee.
Option B: $1000 paid from closing proceeds + .6% of the sale price + $100 lockbox rental fee..
For a $200,000 home, a typical listing agreement would use the following fee structure: $200,000 x .03 = $6,000
If you list a $200,000 home with me, you would only pay $2,300 max, which would save you thousands.
Also, if you are a fix and flip investor who does more than 3 deals per year, I will list your properties for FREE after the third listing, if I represent you on the buyer side of your deals! That's right, absolutely FREE!
