A real text (below) that I just received from a client. 

He was all in to this Detroit SFH for $82,000 and it appraised at $122,000.

We initially estimated at $95,000 ARV and $1,200/month in rent. It's now rented at $1,250/mo and he'll be pulling off a full BRRRR.
