Recommendations for Debt Collector / Attorney - past due rent

Posted

Last year I successfully evicted my tenant (for unpaid rent) who was leasing my single-family home on a 1-year lease.  She still owes me about $50k now in past due rent, penalties, and repair costs.  She is unresponsive of course.  Last I understand she wasn't working and had no income, but that was 8mo ago.

I'm considering hiring either a debt collector or attorney to collect.  Since I'm not sure if she's working I would hate to spend a big chunk of money on an attorney to only add on to the uncollected amount.  If I go with a DC, then at least I don't have to outlay more cash.

I wish I could cheaply determine if she is working or has income. If I knew she was working then maybe go with an attorney and garnish wages.

So I'm looking for:

1) Advise on DC vs attorney route

2) Recommendations on DC and attorneys.

Properly is in San Jose, CA (Santa Clara County).
